Tucked into the hillsides of Marin, the environment played a predominant role in defining the contemporary yet exotic style of this home. In the master bedroom, a fireplace adds a cozy design element, while an inconspicuous home theater system can be elegantly tucked away when not in use. In the master bathroom, pebbled stone tile adorn the walls of the double shower that overlooks the hillsides of Marin. A guest bathroom was designed to compliment the eclectic aesthetic of the home. While in the center of the residence, a spiral acrylic staircase climbs 3 floors acting as a consistent element, tying together the varied yet complementary styles.

Lincoln Lighthill Architect employed several discrete updates that collectively transform this existing row house. At the heart of the home, a section of floor was removed at the top level to open up the existing stair and allow light from a new skylight to penetrate deep into the home. The stair itself received a new maple guardrail and planter, with a Fiddle-leaf fig tree growing up through the opening towards the skylight. On the top living level, an awkwardly located entrance to a full bathroom directly off the main stair was moved around the corner and out of the way by removing a little used tub from the bathroom, as well as an outdated heater in the back corner. This created a more discrete entrance to the existing, now half-bath, and opened up a space for a wall of pantry cabinets with built-in refrigerator, and an office nook at the rear of the house with a huge new awning window to let in light and air. Downstairs, the two existing bathrooms were reconfigured and recreated as dedicated master and kids baths. The kids bath uses yellow and white hexagonal Heath tile to create a pixelated celebration of color. The master bath, hidden behind a flush wall of walnut cabinetry, utilizes another Heath tile color to create a calming retreat. Throughout the home, walnut thin-ply cabinetry creates a strong contrast to the existing maple flooring, while the exposed blond edges of the material tie the two together. Rounded edges on integral pulls and door edges create pinstripe detailing that adds richness and a sense of playfulness to the design. A warm, livable family home in Seattle’s Wedgwood neighborhood, thoughtfully designed to blend timeless charm with modern function, layered textures, and personality-filled, family-friendly details. This charming laundry room features whimsical bunny-print art, wallpaper, ample built-in storage, custom cabinetry, and brass hardware, combining playful style with everyday function.

“Greensboro’s Grandest House” was recently selected as the 2013 ShowHouse presented by the Junior League of Greensboro and national media sponsor Traditional Home. Among the local and national design talent featured in this special fundraising event was design duo Patti Allen and Stephanie James of Furnitureland South, who transformed the estate’s patio into a classic, colorful and cozy space. Built in the early 1920s, the Adamsleigh estate is more than 15,000 square feet and covers 13.5 acres that include pools, a lake, tennis courts, a stone gazebo and a five-car garage. The 30×60 patio presented a special design challenge – the space was in disrepair and sat unevenly on a downward slope. Rising to the challenge, Patti and Stephanie partnered with Outer Space Landscapes to change the elevation of the patio in order to draw attention to the focal point and inspiration of the project: a beautiful canopy sofa by Century Furniture. The addition of 6 tons of landscaping material included Pennsylvania blue stone, pebbles, sand, cherry trees, azaleas and geraniums all blooming in the colors of the latest Sunbrella fabrics featured in the outdoor furnishings: crisp, sandy white, fuchsia and tangerine. Patti and Stephanie wanted to showcase clean and classic outdoor style with an edge of color and unexpected elements. Playful ottomans by Baker float in the space for multiple functions, adding an extra pop of color to the sophisticated setting which includes a dining table by Oscar de la Renta, organic spot tables from Phillips Collection, and daybeds and seating from Century Furniture. Combining their passion for interior spaces with signature designs, Allen and James Designs gave this outdoor space the comfort, color and style it deserved. Having two young boys presents its own challenges, and when you have two of their best friends constantly visiting, you end up with four super active action heroes. This family wanted to dedicate a space for the boys to hangout. We took an ordinary basement and converted it into a playground heaven. A basketball hoop, climbing ropes, swinging chairs, rock climbing wall, and climbing bars, provide ample opportunity for the boys to let their energy out, and the built-in window seat is the perfect spot to catch a break. Tall built-in wardrobes and drawers beneath the window seat to provide plenty of storage for all the toys. You can guess where all the neighborhood kids come to hangout now ☺

A cozy, inviting play alcove was designed as a dedicated retreat for children, visually defined by rich navy-blue walls that create a sense of intimacy within the larger open plan. Comfortable video game lounge chairs encourage gathering and downtime, while the custom window seat incorporates built-in drawers for concealed toy storage and everyday organization. Soft natural light filters through custom gauzy Roman shades, adding warmth, texture, and a relaxed atmosphere to the family-friendly space.

The laundry room may be one of the most functional spaces in the house, but that didn’t stop us from treating it like a design opportunity. In fact, we believe the most used spaces deserve the most love—and this one delivers. A showstopping patterned tile from Haus Tile anchors the room with playful sophistication, echoing the circular motifs found throughout the home. Above, deep green Tedd Wood cabinetry offers ample storage, finished with oversized Atlas Dot knobs in brass that feel as chic as they are substantial. We incorporated thoughtful additions like a hanging rod from Signature Hardware for air-drying clothes, a long quartz work surface in Cambria Inverness Gold for folding and sorting, and an ultra-durable Blanco Silgranit sink paired with a Kingston Brass wall-mounted faucet to keep things clean and stylish. Above, glass ribbed lights from West Elm add just the right amount of sparkle.

Keeping all interior furnishing at a low profile so that your eye stays focused on the crystal blue Pacific. Adding natural furs and playful colors to the homes neutral palate kept the space warm and cozy. Plants and trees helped complete the space and allowed “life” to flow inside and out. For the exterior furnishings we chose natural teak and neutral colors, but added pops of orange to contrast against the bright blue skyline. This multipurpose room is a game room, a pool room, a family room, a built in bar, and a in door out door space. Please place to entertain and have a cocktail at the same time. This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Designed to inspire imagination, movement, and independence, this custom boys’ bedroom transforms everyday functionality into an adventurous and highly personalized retreat. Every inch of the room was thoughtfully designed to maximize play, storage, and comfort while maintaining a clean and cohesive aesthetic that can evolve with the child over time. The custom built-in bed structure acts as the centerpiece of the room, combining sleeping, climbing, lounging, and storage into one integrated design. Inspired by the feeling of a treehouse or indoor fort, the elevated rope hammock introduces a playful architectural feature that encourages creativity, reading, and imaginative play while adding visual excitement overhead. Integrated climbing bars and bold red accent details bring energy and personality to the otherwise warm and natural material palette. Custom birch millwork throughout the room provides extensive built-in storage for books, toys, and collectibles while helping the space remain organized and functional for daily life. Deep storage drawers were seamlessly incorporated below the bed platform to maximize usable space without adding visual clutter. A built-in desk and shelving area near the window creates a dedicated zone for homework, reading, and creative projects while still allowing natural light and views to remain a central feature within the room. The overall design balances fun and sophistication by pairing playful elements with clean lines, warm wood tones, layered textures, and thoughtfully integrated functionality — creating a bedroom that feels adventurous, calming, and built to grow alongside its young owner.

Our client has two very active cats so to keep them off the counters and table; we created a cat walk out of reclaimed barn boards. On one wall they go up and down and they can go up and over the cabinets in the kitchen. It keeps them content when she is out for long hours and it also gives them somewhere to go up.
