The three-level Mediterranean revival home started as a 1930s summer cottage that expanded downward and upward over time. We used a clean, crisp white wall plaster with bronze hardware throughout the interiors to give the house continuity. A neutral color palette and minimalist furnishings create a sense of calm restraint. Subtle and nuanced textures and variations in tints add visual interest. The stair risers from the living room to the primary suite are hand-painted terra cotta tile in gray and off-white. We used the same tile resource in the kitchen for the island's toe kick.

A great way to brighten up a bedroom is with painted nightstands. In this case, we wanted to maintain a calming environment with neutral wall colors and bedding. Light hardwood floors flow from room to room on the first level. Oil-rubbed bronze light fixtures add a sense of eclectic elegance to the farmhouse setting. Welcome to the essential refined mountain rustic home: warm, homey, and sturdy. The house’s structure is genuine heavy timber framing, skillfully constructed with mortise and tenon joinery. Distressed beams and posts have been reclaimed from old American barns to enjoy a second life as they define varied, inviting spaces. Traditional carpentry is at its best in the great room’s exquisitely crafted wood trusses. Rugged Lodge is a retreat that’s hard to return from.

H2D transformed this Mercer Island home into a light filled place to enjoy family, friends and the outdoors. The waterfront home had sweeping views of the lake which were obstructed with the original chopped up floor plan. The goal for the renovation was to open up the main floor to create a great room feel between the sitting room, kitchen, dining and living spaces. A new kitchen was designed for the space with warm toned VG fir shaker style cabinets, reclaimed beamed ceiling, expansive island, and large accordion doors out to the deck. The kitchen and dining room are oriented to take advantage of the waterfront views. Other newly remodeled spaces on the main floor include: entry, mudroom, laundry, pantry, and powder. The remodel of the second floor consisted of combining the existing rooms to create a dedicated master suite with bedroom, large spa-like bathroom, and walk in closet.

Tucked neatly into an existing bay of the barn, the open kitchen is a comfortable hub of the home. Rather than create a solid division between the kitchen and the children's TV area, Franklin finished only the lower portion of the post-and-beam supports.
The ladder is one of the original features of the barn that Franklin could not imagine ever removing. Cleverly integrated into the support post, its original function allowed workers to climb above large haystacks and pick and toss hay down a chute to the feeding area below. Franklin's children, 10 and 14, also enjoy this aspect of their home. "The kids and their friends run, slide, climb up the ladder and have a ton of fun," he explains, "It’s a barn! It is a place to share with friends and family."
