BAAHOUSE was lucky enough to work with clients that wanted a small 2nd dwelling on their property but appreciated design and quality. The BAAHOUSE design that the clients were interested in was the California Red design (Named after a sheep). The house was 60sqm in size with open plan living. It incorporated 2 bedrooms, 1 bathroom and a large open planned kitchen/ lounged areas that flowed out onto large decks surrounding the house which the clients could enjoy during the summer Sydney months Outside sees dark cladding and hardwood detailing blend into the native Australian garden and tie in with the existing home on the property. Hardwood decks extend living areas afforded by large sliding doors. Batten screens offer privacy between both decks and neighbours. High level screening and awnings deflect the suns rays while letting in light to the home. Continuing inside, high raked ceilings enhance the sense of space, with louvre windows that allow for excellent cross ventilation and heat control. Matt finishes provide a soft look to the material palette of light ply, fixtures and fittings, hardwood floors and timber detailing. This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction. With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included: •A geologic review • Percolation test (for septic) • Water well probability analysis • Grading analysis • Biologic review • Site survey and topographic mapping • Earthquake zone and archeological clearances With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. This is our first time decorating a house. Starting from knowing nothing at all to now having the hard decoration completed, we have experienced every emotion along the way—anxiety, doubt, tiredness, hesitation, joy, satisfaction, and touch. We learned and explored on our own, and bit by bit, we finished decorating our home. We’ve accumulated so much experience in this process, and now we want to share it, hoping it can be of a little help to all of you who are doing your own home decoration. Preparations in Advance 1、Clarify your own ideas: Whether you are looking online, talking to designers, or copying ideas from friends' homes, you should have a clear vision of what your home should look like before designing—such as the style, color scheme, and elements to be used... It is crucial to avoid wanting to install everything that looks good in others' homes in your own. This way, you can clearly put forward your requirements during the design and decoration process, and also avoid frequent revisions to the plan, which may lead to unnecessary rework. 2、Understand your own needs: You need to first figure out the needs of your family, such as how many people live in the house permanently, how many rooms are needed, everyone's living habits, and daily preferences... A home is always for living in, so functionality is always the most important. It is best to list these needs and give priority to meeting them during the design and decoration. This way, you won't find out after decoration that many necessary things are missing, while a bunch of installed things are useless. 3、Determine your budget: There are ways to decorate with more money, and also ways to do it with less. No matter how much money you have, the decorated house can be both beautiful and practical. Therefore, it is essential to decide exactly how much you want to spend on decoration. In every link, such as designing the plan, making a budget table, selecting materials, and construction, you should act in accordance with your own budget. 4、Understand the advantages and disadvantages of your house: There is no perfect house in the world, and every house has its pros and cons. Your design plan should avoid its shortcomings and amplify its advantages. I once wrote an article about the drawbacks of my house ("My house is not perfect, but I still want to find ways to save it"), so we figured out solutions to these problems during the decoration. 5、Learn as much decoration knowledge as possible in advance: Although you can pick up this knowledge in the subsequent decoration process, it is better to learn more beforehand. This will make you much more calm when facing problems. 6、Know your strengths: Before decoration, you must be clear about what you are good at and what you are not. If you are good at design, do the design yourself; if you are skilled at bargaining, go buy building materials on your own; if you have strong hands-on ability, you can even do the decoration and repairs yourself... During the decoration process, you should focus on what you are good at, and leave what you are not good at to others.

The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

The goal for this 1939 Tudor-style story-and-a-half home was to create a kitchen that offered the conveniences, storage, and performance of a modern workspace while preserving the warmth, craftsmanship, and vintage charm that made the home special. The client, an avid home cook, wanted the room to feel as though it had always belonged to the house, with thoughtful upgrades that respected the original architecture rather than competing with it. Just as important, she needed a more efficient layout with enough storage for small appliances, so everyday cooking would no longer require carrying items up from the lower level. Several existing conditions shaped the design approach. The kitchen retained original, amber-stained birch woodwork that the client wished to keep, and the compact footprint was interrupted by six doorways and two windows, none of which were to be moved, altered, or replaced. A previous flooring update had left the door casings undercut too short, creating visible gaps where the casing met the floor. The existing vintage 40-inch range also lacked proper ventilation, yet the client wished to accommodate a refrigerator, dishwasher, cooktop, double ovens, built-in microwave, and effective venting above the cooktop into the new kitchen layout. To honor the original millwork, beaded inset-style cherry cabinetry was selected in a soft, hand-rubbed finish that will deepen over time and develop a natural patina. Charcoal-gray soapstone countertops complement the cabinetry while reinforcing the historic character of the home with an organic, timeworn texture. The former breakfast nook was transformed into a butler’s pantry, adding valuable base cabinet storage and expanded work surfaces for frequently used small appliances. Also in the butler’s pantry, a single upper cabinet was paired with open shelves to give an open, airy feeling while adding character and practical storage. A classic single-bowl apron-front workstation sink contributes both period-appropriate character and practical prep and cleanup function. Because the home’s openings were such a defining feature, the design worked within the existing architecture instead of altering it. Custom plinth blocks were created for each doorway to extend the original casing gracefully down to the new natural red oak flooring, resolving the earlier construction issue while adding a detail that feels authentic to the age of the house. Despite the number of door and window openings, the new layout provides a significantly more functional, built-in kitchen with an improved work triangle for serious cooking. Appliance placement was carefully planned to deliver the requested performance without overwhelming the small room. Three cooking functions (double ovens & microwave) were consolidated into one location with a GE Café double oven featuring Advantium Technology, while the client’s compact 31-inch refrigerator was reused to preserve space. A sleek 30-inch induction cooktop provides efficient cooking, and a Vent-A-Hood ARS ductless vent hood supplies needed ventilation without requiring a duct run to the exterior. The finish palette balances richness, texture, and historical sensitivity. A deeply textured navy backsplash tile adds depth and dramatic shadow play against the soapstone, while wallpaper in the back entry echoes the tile’s geometric pattern to visually connect the adjoining spaces. Oil-rubbed bronze cabinet hardware and light fixtures enhance the warmth of the cherry cabinetry and complete the antique-inspired feel. Lighting was layered to make the compact kitchen brighter, more useful, and more inviting. Vintage-style semi-flush ceiling fixtures establish the overall tone, while dimmable puck lights highlight select areas and undercabinet task lighting keeps work surfaces well illuminated. The completed kitchen now feels both highly functional and deeply rooted in the home’s history. Rich cherry cabinetry, velvety soapstone, natural red oak flooring, navy tile, bronze accents, and carefully preserved birch trim work together to create a warm, cohesive space that celebrates timeless craftsmanship. This studio represents one of the full-scale contemporary renovations of a mini-complex of mid-century studio apartments designed by renowned Architect Eugene Sternberg and located in downtown Steamboat Springs, CO. Both Units have a direct southern exposure and views of Emerald Mountain. This view was celebrated by bringing the kitchens around the corner and into the open studio floor plan. The Units were super insulated and remodeled with high quality, more contemporary materials that were surplus from other larger homes built locally.

The floating vanity, framed with natural stone and featuring under-cabinet lighting, creates a soft, ambient glow, adding to the airy and weightless aesthetic. A sculptural freestanding tub serves as the room’s centerpiece, reinforcing the spa-like atmosphere. Thoughtfully integrated built-in shelving ensures functionality without disrupting the clean, streamlined design, while custom glass sconces add warmth and a touch of timeless elegance. The result is a sanctuary of relaxation and contemporary refinement, where every detail is meticulously curated for both beauty and practicality. Bringing visions to life. ✨ This stunning project began with the plans of the renowned architect Philip Hazan, and I had the honor of turning those plans into reality by managing the project and handling the interior design. It started with guiding the clients through selecting the perfect stone, materials, color palette, plumbing fixtures, and other essential elements. I worked closely to tweak the cabinetry and millwork designs to reflect their unique style while ensuring functionality. For this ensuite transformation, I began by meticulously planning the execution—creating a detailed budget, timeline, and schedule—and selecting the best skilled teams to deliver an upscale result. From complete demolition to rebuilding from the skeleton, I was on-site every single day, ensuring every design detail was executed to perfection.

This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction. With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included: •A geologic review • Percolation test (for septic) • Water well probability analysis • Grading analysis • Biologic review • Site survey and topographic mapping • Earthquake zone and archeological clearances With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. After client reviews and approval the full architectural and construction blueprints were finished. We had the complete ready-to-submit-for-permit documents in less than 10 weeks; this included structural engineering, energy calculations and Green Building ratings. We were all impressed by his professionalism throughout the design and building process.
