"You only do this once in a lifetime.” That’s what this homeowner told our team about their historic brownstone renovation in downtown Jersey City, and we took it to heart. This project was more than just a renovation; it was also an act of great creativity and care. After all, when you do something once in a lifetime, you want to do it right. We were fortunate to work with a homeowner with a clear, precise vision. Prior to hiring us, the homeowner partnered with an architect to design the space. As such, we handled the project management and practical implementation of the plans. (We also ensured that the work met the requirements of the Jersey City Historic Preservation Board.) This extensive remodel included demolition and rebuilding of a one-story addition in preparation for the installation of a new, modern kitchen. After replacing the original load-bearing brick wall with a steel header, we also leveled the floors and added new engineered hardwood flooring with hydronic radiant underfloor heating for chilly winter days. A completely redone lighting and electrical plan included LED recessed light fixtures, recessed speakers, and motorized transom windows … perfect for letting in some fresh air to compliment the gorgeous natural light streaming in from the skylights. The finished space juxtaposes sleek, ultramodern European appliances, finishes, cabinetry, and fixtures with original, historic woodwork. We completed a new, modern powder room installation and also installed historic door casings, baseboard mouldings, and plaster mouldings. The homeowner was thrilled with the end result, celebrating every carefully-chosen detail. Here are some practical tips for creating a beautiful, comfortable and thoughtful living room design. The living room in the house is the place where, as the name suggests, receives guests. However, the owners themselves relax here, spending time in front of the TV or a book, with drinks, pleasant conversation and other activities. Therefore, the living room should be the most comfortable place in your home. The place of the sofa in the design of the living room The sofa does not need to be placed in a draft. This means that it should not be on an imaginary line from window to door - if you drew a floor plan, it will just be easy to trace. 1. The sofa in front of the TV, diagonally from the door, is a great location. As if inviting you to sit down :) 2. Sofa near the door. A good solution if you often have overnight guests. 3. Corner sofa in the living room. Best placed in the farthest corner from the door. This will make the room look more spacious. Correct opening of the door in the living room. Inward or outward? Open inward or outward? There is no clear rule here, because everything depends on the layout and on the furniture placed. The main thing is that the door leaf opens freely and does not interfere with entering and exiting the room. Also, the door should not interfere with free access to the closet or dressing room. Fireplace. Here we are talking about electric fireplaces. Some of them come with a humidifier and heated, so 3-in-1 models can be very helpful. For this project, the goals were straight forward - a low energy, low maintenance home that would allow the "60 something couple” time and money to enjoy all their interests. Accessibility was also important since this is likely their last home. In the end the style is minimalist, but the raw, natural materials add texture that give the home a warm, inviting feeling. The home has R-67.5 walls, R-90 in the attic, is extremely air tight (0.4 ACH) and is oriented to work with the sun throughout the year. As a result, operating costs of the home are minimal. The HVAC systems were chosen to work efficiently, but not to be complicated. They were designed to perform to the highest standards, but be simple enough for the owners to understand and manage. The owners spend a lot of time camping and traveling and wanted the home to capture the same feeling of freedom that the outdoors offers. The spaces are practical, easy to keep clean and designed to create a free flowing space that opens up to nature beyond the large triple glazed Passive House windows. Built-in cubbies and shelving help keep everything organized and there is no wasted space in the house - Enough space for yoga, visiting family, relaxing, sculling boats and two home offices. The most frequent comment of visitors is how relaxed they feel. This is a result of the unique connection to nature, the abundance of natural materials, great air quality, and the play of light throughout the house. The exterior of the house is simple, but a striking reflection of the local farming environment. The materials are low maintenance, as is the landscaping. The client wanted to remodel their bathroom to make better use of the space. They wanted a larger shower and for the overall layout to be practical and aesthetically pleasing. To achieve this we covered up a window to allow for a large tile shower and added a new pocket door to the water closet. The new design includes an open tile shower featuring beautiful tile with a built-in niche and bench and a Delta brushed nickel handheld shower in addition to the main shower faucet. There is a large Bertch Bath double sink vanity with Cambria Quartz countertop. It also features Mohawk LVP flooring in a wood look which helps to warm up the space and makes for a nice foundation for the other painted surfaces. We love the end result!
