St. Andrews Project — Primary Bedroom & Architectural Fireplace
This St. Andrews primary bedroom is designed as a serene architectural retreat, balancing softness and warmth with the refined contemporary language established throughout the home. Rather than relying on decorative excess, the room derives its character from proportion, material continuity, natural light, and carefully integrated architectural details.
The fireplace wall acts as a sculptural divider and focal point within the open bedroom suite. Framed in a softly veined stone, the fireplace introduces a natural, organic pattern against the otherwise restrained white interior. Its placement allows the architectural feature to define the sleeping area while maintaining visual connection to the adjoining spaces, creating a sense of openness without sacrificing intimacy.
The vertical fluted treatment surrounding the fireplace adds texture and subtle rhythm to the wall plane. Schroeder Design/Build created seven different layout options and our clients selected an “L” shaped design that required removing a bearing wall. This allowed us to open up the kitchen area and create a laundry area that was formerly an under stair closet. The new kitchen features loads of counter space for working and cabinets and drawers for storage. Appliances were placed to maximize flow and prevent traffic jams. A well-planned layered light plan offers overhead, task and accent lighting throughout. The peninsula seating area allows the kids to sit and do homework or socialize while mom’s preparing meals.
This kitchen remodel includes many special touches that make it perfectly suited for this family.

This project consists of the initial site work including, excavating and re-grading the property to improve drainage and access.
Our construction division was tasked with replacing some of the exterior siding and installing a new deck on the home. To provide more value to the client we installed waterproof taping on the top of all our joists to help prevent moisture from entering. We leave the bottom and side open so it can breathe. This prevents moisture from falling directly into the inevitable splits (specifically at the top of the joist where it will take direct rain and water infiltration) that occur in PT lumber. This wasn’t our idea, and we aren’t taking credit for it, it’s just a best practice we follow to provide more value to the client. Yes, using steel joists is a superior solution but steel is often outside of the budget.

I’m often asked if you should seal a tile before grouting and the answer is a definite yes, and this Encaustic Cement tiled bathroom floor installation in Stockport is a great example as to why. The tiles had not been sealed before grouting and then, once the tiler went to grout the newly installed tiles with a grey grout, the colour ran into the tiles, staining them and leaving them looking grubby and dirty. Had the tiles been sealed it would of made the process of removing the grout from the surface of the tile much easier.
If you haven’t come across them before Encaustic cement tiles are often hand painted and are available in a range of beautifully artistic patterns, so it was a real shame that these tiles were allowed to be spoilt by an avoidable mistake. As you can imagine, the property owner was keen to have the tiles professionally restored, and she contacted me to get the job done. I took some photographs but I’m not sure that they do justice to the problem.
Rather than use a liquid cleaning product, I opted to use diamond encrusted handheld burnishing pads to remove the grout stains. Our burnishing system comprises four pads of varying grits. I started with the Coarse grit burnishing pads applying to the tiles it with a small amount of water as lubricant to grind down the grubby marks. Following this I worked my way through the system, applying Medium, Fine and Very Fine pads to gradually restore the appearance of the floor. Once the burnishing process has been completed I rinsed the tiles and then accelerated the drying process using a heat gun to prepare them to be sealed.
Removing any excess moisture before sealing is essential as even a small amount can cloud the sealer and prevent it from properly protecting the tiles from dirt and stains. Once satisfied that the floor was dry, I proceeded to seal it using Tile Doctor Colour Grow. As an impregnating sealer Colour Grow penetrates deep into the pores of the stone to fill them and thus prevent dirt from becoming ingrained. Colour Grow’s colour intensifying properties also really accentuated the patterns of the Encaustic Cement tiles.
Now that these fantastic tiles have been properly sealed it will be far easier for the customer to keep them clean in future. Needless to say, she was very happy with the result. We recommend topping up your sealer on a regular basis to ensure problems like those which occurred here do not damage the appearance of your tiles.

This is a project that we worked on in a gorgeous home located in Carmel, Indiana. The style is a mix of transitional, Restoration Hardware and glamour. The interior design of the home flows from each room providing a style connection within the spaces. This is accomplished with the use of similar color palette and furniture style. The homeowner has a knack of interior design and decorated the home. We worked with her with the window fashions, upholstery and pillows.
The client wanted a blackout window covering solution for the guest bedroom. The draperies have blackout liner and open and close with the ease of a traversing rod. We layered the cornice over the draperies to help prevent light leakage. We also have returns on the draperies to prevent light from escaping. As you can see, the light is blocked and provides a perfect sleeping environment for guests.

As you may know, Superior Chimney writes a lot of articles to educate the Chicagoland area on chimneys and how to identify problems. Every once in a while, it is good to go back and review the basics. That’s what we’re going to do. We’re going to discuss what are the components of a chimney. Let’s get started.
What are the Components of a Fireplace?
We’re going to get started on the actual chimney itself. Most chimneys are built of brick and some are constructed of a wood framed chase with siding on it to match the rest of the home. The traditional masonry fireplace chimneys include (from the inside out) a firebox, where the firewood burns and gas starter are located. Going up is the throat, smoke chamber and then chimney flue. These are the components of a masonry chimney where the exhaust/air travels through - From the firebox and out through the top of the chimney. You can most often ‘see’ your chimney from the ground, you will notice the bricks and on top of that will be the chimney crown (cement slab) which keeps the elements away from the brick chimney. On top of the chimney crown is the chimney cap. This is what keeps animals & debris from entering the chimney flue… raccoons, squirrels, birds, bats, etc… down the flue, and into the firebox.
Now that we know what components that a chimney has, let’s focus on a couple of key areas.
Fireplace Dampers
All chimneys are fitted with a fireplace damper. A fireplace damper is a metal plate that opens and closes, allowing smoke from the fireplace to move up and out of the home. If you have a fire and the fireplace damper is closed, or restrictive, the smoke will back up into your home. The smoke needs a place to go. When the fireplace is not in use, the damper should remain closed in order to keep the cold air out of your home and warm air from escaping your home. Just because you have a fireplace does not mean that you have to deal with cold drafts in the room the fireplace is in.
Chimney Flues
As we all know, heat rises. The heat from the fireplace is going to rise taking with it the smoke, and other gases. This process is known as drafting. It is important to have good drafting as it prevents the smoke or gases from staying in your home and harming your family.
Chimney Flue Liners
Flue liners are important to the chimney; they are your firewall. It works to prevent overheating of any combustibles next to the chimney. And, it helps so the chimney construction doesn’t corrode from the byproducts of burning wood, or creosote. There are a few types of flue liners, such as fire clay tiles, heat resistant concrete, and stainless steel.
