Laundry may be a chore we all face, but it doesn't have to feel like one. Clean and serene is the theme for this laundry center. Located in a busy part of the house next to the back door and combined with coat and shoe storage into a mud room, it still offers a sense of peace and calm by providing a place for everything and preventing chaos from taking over. It's easier to keep the room looking tidy when you have a good organizational system like this one. Shelves and cabinets above the side-by-side front loading washer and dryer provide convenient storage for detergent, dryer sheets, fabric softener and other laundry aids. A shelf with a basket is a great place to temporarily store all the little items that were left in pockets and shouldn't go in the wash. The small hanging rod in the corner takes care of the delicate drip dry items that can't go in the dryer, while the small sink with storage cabinets is large enough for hand wash and things you want to quickly rinse out like swim suits. It's also a great place to stop and wash dirty hands before continuing into the rest of the house. A garbage can is hidden in the cabinet beneath the sink. The lower shelves with baskets next to the sink can store either folded clothing that has yet to be put away, or a basket or dirty laundry waiting to go into the wash. The oil rubbed bronze finish on the cabinet handles and faucet ties in with blue, beige, dark brown and white color scheme present throughout the first floor of the home and is a strong accent against the white. This picture is another example of Xeriscape landscaping and gardening. This photo shows how we used two different types of river rock to add interest and contrast. Curving designs are always a good choice in landscaping. They mimic nature and gently lead the eye along the entire landscape. The brick edging we installed also helps with this visual aspect. The large rocks serve two purposes. Firstly, they create a dramatic impact. Secondly, they give the landscape a three-dimensional quality. This helps to prevent the landscape from appearing ‘flat.’ The plants of varying heights and widths also help to achieve this.

The client wanted a better flow throughout their landscape, as well as introduce straight lines to a space to modernize the irregular shaped pool. Their upper deck was where they did a majority of their entertaining so ensuring this space was large enough for both dining and lounge was the starting point of the design. Introducing privacy from the many on looking neighbours, without completely blocking it off from the rest of their own yard was important. Laser cut privacy screens added this filtered privacy. A round hot tub was added to the back corner of the property, which otherwise seemed like wasted space. Highlighted by the privacy panels in the same pattern used on the deck to create some consistency. Trees were both maintained and added where needs along the property to add greenery and privacy. The entire space now feels open within the backyard, but private from neighbours.

Adjustable purse dividers are perfect for keeping everything in order. Doors could always be added to an area like this to prevent dust.

Power washed entire building to clean all surfaces of loose dirt, dust, grime and contaminants Sanded to remove all loose paint Removed loose window putty and glazed windows with new material Trenched the entire perimeter to protect from water penetrating the building. Sprayed chemical solution to kill mold, mildew and prevent musty odors. Opened up stucco cracks, refilled and blended the texture to match existing stucco.
