Modern Townhouse Furnishing: Sustainable Style for Indoor & Outdoor Living For this modern new-build townhouse, we curated and placed furniture to enhance both style and functionality. Indoors, each piece was thoughtfully selected to complement the home’s contemporary design while prioritizing healthy, sustainable materials. The outdoor spaces, including the porch and rooftop patio, were outfitted with durable, long-lasting furnishings designed to withstand Arizona’s unique climate. Located in the heart of Manhattan’s Lower East Side, the building was erected on a shallow commercial lot between two 120 year old masonry buildings and a new residential rental building. 330 Grand Street is a mix of 725 SF 1BRs and 1050 SF 2BR apartments. It also contains a 1100 SF two story duplex as well as private and public rooftop space, large private balconies for most units and two large private terraces for the ground floor units. 330 Grand Street was originally designed and approved at the NYC DOB as a prefabricated modular building. During the pandemic, as shipping costs skyrocketed putting the project at risk, we suggested redesigning the building as a reinforced cast-in-place concrete structure. Concrete was readily available and prices had not been affected by the demand increase that many other materials suffered in the pandemic. We took this opportunity to raise floor to ceiling heights, enlarge high performance windows and redistribute the buildings MEPFS and Structural Systems to create very open floor plans. The challenge was to create a luxurious sensorial living experience with very limited means. In a city with very high construction costs, low cost residential buildings in the area are usually devoid of good quality, design and character. Our approach was to aim high for the end user, prioritizing natural light, open space with long visual perspectives, high ceilings and as always, rejecting the use of predefined building templates. Our biggest challenge was to ensure that the small spaces feel as clean cut, large and bright as possible. Several unique design decisions were made to ensure low cost and high quality; Floor plans were laid out so that spaces were wide open and free of clutter from mechanical or structural interruptions. Therefore all infrastructure was placed in lateral demising walls, which in turn act as the unit’s storage and kitchen. The apartments feel wide open, are super quiet and have more storage space than any other comparable apartment in the city. To solve the problem of the site’s shallow commercial lot which is typically prone to dark interior spaces we focused our attention on the building’s envelope. Instead of the usual small punched window openings, oversized high performance windows were designed to ensure that light penetrated as far as possible into the units. In the smaller 1BR units, the full 50’ depth of the lot is perceived by partitioning spaces with sliding pocket doors that can be retracted to allow deep visual perspectives, making the sight lines in the space feel longer, larger, more ample than normal. In addition to the full height glazing, each unit above the 2nd floor receives a 7 foot covered balcony, adding 120 to 240 sf to each apartment, something unusual in New York City buildings. The space is large enough for a full size dining table, when the weather permits being outside. We also worked hard to ensure modularity. For example, all kitchen units are all identical throughout the building. The idea of modularity and the economy of the repetitive unit is exercised to the maximum through the building. Hardware, appliances, flooring, wall coverings and material finishes are all carefully selected to feel bespoke, high quality and unique. Our team was approached by a lovely client in early January 2022 to undertake a full home renovation project. The scope of the project initially included updating the interior of the home, with a focus on the kitchen, flooring, all the bathrooms, and the basement. We also took on the task of painting the entire interior of the house, giving it a fresh and updated look. As the project progressed, the client expressed interest in updating the exterior of the home as well. We worked with them to design and build a new deck that provided a functional and stylish space for outdoor entertaining. We also tackled the landscaping of the front and backyard of the property, creating a cohesive and inviting look that complemented the updated interior design. Throughout the project, we worked closely with the client to ensure that their vision was realized, taking care to incorporate their input and preferences into every aspect of the design. We also prioritized functionality and durability, selecting materials and finishes that would stand the test of time and provide lasting value for the homeowner. Despite the scale of the project, we were able to complete it in just four months, from day one to last one. Replaced the uppers and prioritized windows connected to key parts of the backyard and having open shelvings with walnut and brass details. Custom dark cabinets made locally. Scandi-crafted Home Interiors in Dynasty Court Tucked away atop of the Victoria Peak behind Hong Kong's unrelenting hustle and bustle, the residences found along Old Peak Road have been known to offer an oasis just within reach of the city. Set at the western point of Hong Kong Island, this panoramic neighbourhood boasts beautiful views over the town, hiking trails galore, and some of the city's priciest homes. Given its regarded status, it's of little surprise that those who live atop of The Peak chose to renovate rather than relocate as the years go by. Having worked with Clifton, ten years prior, the homeowner of the Dynasty Court Residence believed it to be time for his 1,794sq.ft three-bedroom apartment to be given a complete and total facelift. Built back in the '90s, the residence had been updated once before through Clifton's services, but with a new chapter of retirement drawing nearer, the desire for a modern touch presented itself once again – this time with inspiration from Scandinavian interiors. Given the instructions to keep the prior design of architectural and office feel but update everything, CLDW took on the role of refurbisher to their repeat client, this time however with a more curved and coloured approach than the boxey one before it. With the brief of out with the old, in with the new underway, Clifton and his team set out to deploy a modern feel to the apartment with updates to everything from the floors, walls, doors and even the appliances – prioritizing functionality and simplicity. As the kitchen had been left out of the past retouch, this time around with retirement underway in was more important to give the couple a contemporary space to explore their culinary skills. Rounded chairs and tables complement the more square-like feel of the room, with washed grey tiles and soft tan cabinets. Meanwhile, the living room and dining room were under the instructions to be void of paintings and wall decorations – with the exception of the past CD changer – as the focal point of the rooms was to remain the spectacular view which looks down upon Hong Kong's Central district all the way to the Kowloon harbourside. Again, curvey furniture can be seen among the interiors, with rounded sofas, chairs and even the coffee table. The furniture – much like the interiors – remains minimalist, as the homeowners require little to no storage space, a rare thing indeed for Hong Kong. Inside the master bedroom, the updated lighting remains concealed within the walls as another finely executed play on curves from Clifton, which ensures minimalism. Over to the guest bedroom/study, more brown tones can be seen for an Earthy feel for guests, and the Mrs of the house to do her exercises.
