The layout of this colonial-style house lacked the open, coastal feel the homeowners wanted for their summer retreat. Siemasko + Verbridge worked with the homeowners to understand their goals and priorities: gourmet kitchen; open first floor with casual, connected lounging and entertaining spaces; an out-of-the-way area for laundry and a powder room; a home office; and overall, give the home a lighter and more “airy” feel. SV’s design team reprogrammed the first floor to successfully achieve these goals. SV relocated the kitchen to what had been an underutilized family room and moved the dining room to the location of the existing kitchen. This shift allowed for better alignment with the existing living spaces and improved flow through the rooms. The existing powder room and laundry closet, which opened directly into the dining room, were moved and are now tucked in a lower traffic area that connects the garage entrance to the kitchen. A new entry closet and home office were incorporated into the front of the house to define a well-proportioned entry space with a view of the new kitchen. By making use of the existing cathedral ceilings, adding windows in key locations, removing very few walls, and introducing a lighter color palette with contemporary materials, this summer cottage now exudes the light and airiness this home was meant to have. © Dan Cutrona Photography

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. Whether you realized the shortcomings of your space or simply wanted to combat boredom, a well-designed and functional home was no longer a want, it became a need. Tina found herself wanting more from her Old Irving Park home and reached out to The Kitchen Studio about adding function to her kitchen to make the most of the available real estate. At the end of the day, there is nothing better than returning home to a bright and happy space you love. And this kitchen wasn’t that for Tina. Dark and dated, with a palette from the past and features that didn’t make the most of the available square footage, this remodel required vision and a fresh approach to the space. Lead designer, Stephanie Cole’s main design goal was better flow, while adding greater functionality with organized storage, accessible open shelving, and an overall sense of cohesion with the adjoining family room. The original kitchen featured a large pizza oven, which was rarely used, yet its footprint limited storage space. The nearby pantry had become a catch-all, lacking the organization needed in the home. The initial plan was to keep the pizza oven, but eventually Tina realized she preferred the design possibilities that came from removing this cumbersome feature, with the goal of adding function throughout the upgraded and elevated space. Eliminating the pantry added square footage and length to the kitchen for greater function and more storage. This redesigned space reflects how she lives and uses her home, as well as her love for entertaining. The kitchen features a classic, clean, and timeless palette. White cabinetry, with brass and bronze finishes, contrasts with rich wood flooring, and lets the large, deep blue island in Woodland’s custom color Harbor – a neutral, yet statement color – draw your eye. The kitchen was the main priority. In addition to updating and elevating this space, Tina wanted to maximize what her home had to offer. From moving the location of the patio door and eliminating a window to removing an existing closet in the mudroom and the cluttered pantry, the kitchen footprint grew. Once the floorplan was set, it was time to bring cohesion to her home, creating connection between the kitchen and surrounding spaces. The color palette carries into the mudroom, where we added beautiful new cabinetry, practical bench seating, and accessible hooks, perfect for guests and everyday living. The nearby bar continues the aesthetic, with stunning Carrara marble subway tile, hints of brass and bronze, and a design that further captures the vibe of the kitchen. Every home has its unique design challenges. But with a fresh perspective and a bit of creativity, there is always a way to give the client exactly what they want [and need]. In this particular kitchen, the existing soffits and high slanted ceilings added a layer of complexity to the lighting layout and upper perimeter cabinets. While a space needs to look good, it also needs to function well. This meant making the most of the height of the room and accounting for the varied ceiling features, while also giving Tina everything she wanted and more. Pendants and task lighting paired with an abundance of natural light amplify the bright aesthetic. The cabinetry layout and design compliments the soffits with subtle profile details that bring everything together. The tile selections add visual interest, drawing the eye to the focal area above the range. Glass-doored cabinets further customize the space and give the illusion of even more height within the room. While her family may be grown and out of the house, Tina was focused on adding function without sacrificing a stunning aesthetic and dreamy finishes that make the kitchen the gathering place of any home. It was time to love her kitchen again, and if you’re wondering what she loves most, it’s the niche with glass door cabinetry and open shelving for display paired with the marble mosaic backsplash over the range and complimenting hood. Each of these features is a stunning point of interest within the kitchen – both brag-worthy additions to a perimeter layout that previously felt limited and lacking.
