This is a simple addition to the back deck to create an outdoor kitchen and outdoor dining area. JUMA architects were contacted for the interior design of a shell-state apartment on the coast. The structural construction, the plastering, the floor screed and the technical fittings (heating ducts, plumbing, electricity and ventilation) of the apartment had already been realised. It soon became apparent, however, that the assignment could not be limited to the interior decoration only, as the placement of kitchen, bathroom and dressing room in the existing plan turned out to be entirely impractical. More extensive renovation work was needed to meet the needs of the customer. The structure of the unit was therefore slightly adjusted to make the bathroom and dressing larger and more functional. Also, the living room was dominated by a huge radiator that drew all the attention. To solve this problem, new pipes were laid to accommodate an integrated heating element in the sideboard. Gas pipes were fitted in the kitchen for the gas cooker which JUMA included in the design as a real eye-catcher. The sinks, in contrast, were given a more discreet placement. Light oak parquet was selected for the floors throughout the apartment. The natural appearance of the wood gives all the rooms a warm feel. The built-in furniture was custom made and is finished in black satin lacquer to contrast the light-coloured wood. The dominant colour palette is deliberately kept very simple and neutral and is complemented with light grey tones and colour accents. The colour choice was in fact inspired by a beautiful picture of the coast. The freestanding furniture and overall decorations were also selected or designed by JUMA architects. The arrangement of the seating area is very playful and atypical. JUMA did not want to put in a couch that would divide the space in two. The composition is meant to create a very open ambiance. I think that many carpenters today consider nails and screws to be what holds a structure together. As a result, I think that many structures today are held together by little more than nails and screws. I often see knee braces bolted to the side of a post for a pergola when they should be positioned between the post and beam to take the load directly. Fasteners should not be load-bearing! They should be used to pin a piece of lumber into a position that allows it to shoulder the load directly. Nails and screws are fast. When used appropriately, they can keep costs down by reducing the time it takes to build something. But they are not the answer to everything. Joist hangars do little to stop a deck from pulling away from a house, just as nailing from the side is not a replacement for putting a post directly under a beam. On more than one occasion I've solved a challenging framing problem by employing lap-joints. I've used lap-jointed framing to build curves without having to bend wood, and in the example shown I've used them simply to avoid having to look at an unsightly beam underneath a raised section of deck. I cut notches half way through my beam where the joists will go, then I cut a corresponding notch into each joist that allows it to fit into the notch in the beam. This allows the joists to cantilever 'through' the beam, which gives me a number of advantages. Using this technique, I can build deck frames tight to the ground without having to rim the structure with joist-hangared beams. I can also use the cantilever to sculpt the edge of the deck into nearly any shape. As the lumber is locked in from every direction, it is also a far stronger joint than a joist-hangared butt-end, as it resists pulling away, and it is stronger than joist-on-beam because it does not allow for any twisting or 'flopping' of the joists. The beam and joist are locked together, and they each replace the missing pieces of one another, so there is no strength lost in either member. -Tyler Collins, Operations Manager

Large West Chester PA Master bath remodel. The clients wanted more storage, his and hers vanities, and no tub. A linen closet, plenty of drawers, and additional cabinetry storage were designed to solve that problem. Fieldstone cabinetry in the Moss Green painted finish really looks sharp. The floor was tiled in large 4’x4’ tiles for a clean look with minimal grout lines. The wainscoting and shower tile were also simple large tiles in a natural tone that tie in nicely with the beautiful granite countertops and shower wall caps. New trims, louvered toilet room and pocket entry door were added and stained to match the original trim throughout the home. ( Perfect match by our finisher ) Frameless glass shower surround, new lighted vanity mirrors, and additional recessed ceiling lights finish out the new look. With help from my design-savvy client, I was able to create a stylish yet practical solution to her functional problems in the existing kitchen. The space was dark, cramped, and disorganized. While making dinner, she ran back and forth through a two-way door to communicate with her children in the family room. Backpacks and homework spilled into the kitchen and lights were on regardless of the time of day. To solve these issues, we opened up the wall between the family room to improve communication and bring in more natural light. A mud room was defined by adding walls near the back door. We raised the ceiling to the original height and the new opening was trimmed to match all existing openings for a seamless design. Making dinner has a whole new outlook with a custom island that faces the family room and the warm southern sunlight. We finished it off embracing current trends with grey cabinets, marble counters with backsplash, brushed brass hardware and open shelving.

This small kitchen was updated by refacing the cabinets with two tone colors that gave enough contrast to bring the kitchen from an outdated space to a beautiful inviting space. To solve the storage problem, we installed a new pantry. The bead-board backing on the peninsula gave an added interest to the space. The upper cabinets were done in a mist color, while the lower cabinets were done in a midnight color. To finish the new look, we installed an Aria quartz countertop and an igloo ceramic subway tile backsplash. Now this kitchen is ready to be shared with their family and friends.

The dining room resides where the previous duplex had the kitchen. While the space is compact in width, using the built in, banquette seating solved the potential problem of traffic flow. The face of the banquette bench has both electrical and USB outlets so that this space can easily double as an office for a day or a study area for the kids.
