Here’s a quick example of an interesting tiled shower cubicle at a property in Edinburgh that was well overdue for a refresh, including deep cleaning and recolouring do the grout lines that had become stained and mouldy. This is a problem that the majority of property owners experience due to the simple fact that shower cubicles come into contact with damaging acid-based shampoos and soaps on a daily basis.
The short-term solution for this is to wash the shower cubicle down with water after each use, however busy people do not always remember to do so! The prognosis is bad discolouration, mould growth and staining if the problem if proper care isn’t taken. In this case, the problem had worsened to the point that the property owner decided to contact Tile a Doctor to provide a thorough refresh of the tiles.
Our process for refreshing shower cubicles in a similar state to this one is simple, but highly effective. I started by mixing a strong solution of our high alkaline cleaner, known as Tile Doctor Pro Clean (diluted to an appropriate level with water), before applying it directly to the tile and grout.
Next, I worked it in using specialised handheld grout brushes , with the alkaline in the Pro Clean neutralising the acidic staining and mould growth had leaving the area clean and fresh. Pro Clean is suitable for use on all kinds of natural stone, and on both verticals and horizontal surfaces. Once satisfied the grout had been cleaned to the best of my abilities, I quickly dried the entire area using a heat gun.
To restore the appearance of the installation back to it’s optimal appearance I chose to recolour the grout lines with our Light Grey grout colourant, which matched in very nicely. This is just one of ten different colours of grout colourant we offer. The colourant was left to dry for a short period before I cleaned off any excess. The final stage of the refresh involved stripping off the old discoloured silicone from around the bath and replacing it with fresh silicone.
The customer was very impressed by the speed and efficiency of the refresh. With the work completed to a high standard in just a few hours, she now has one less problem to worry about – and a very smart looking shower cubicle! Another satisfied customer.

We were lucky to be contacted by a client who designed their own dream home directly abutting a stunning nature preserve. When the homeowners were considering making some adjustments to their property, maintaining the connection between the home and its natural surroundings was of the utmost importance.
The couple wanted to create a space where they could drink in the beauty of the preserve. But what spurred the project was the need to make functional improvements. There was erosion on a hill sloping away from the house that needed to be addressed. Poor drainage saw rainwater was threatening the driveway and deck access on the side of the house.
As careful thinkers, they came into this project brimming with creative ideas for how to transform the space into something functional and worthy of its surroundings. They called us to help tie the project together and execute it.
Initial ideas were for a 3 or 4 season porch that would provide unmatched views of the surroundings, but with the functional aspects of the project, the dream porch was out of budget and still did not address the eroding hillside.
Not to worry the team at Lotus was able to take inspiration from the couples’ ideas, and together, we developed a stunning space truly worthy of the nature preserve around it.
PRACTICAL SOLUTIONS
In landscaping, the importance of water management cannot be overstated. Our first job in the landscape design process was to improve the drainage for the site. Improved drainage protects not just the landscaping, but the home itself. In fact, estimates indicate that water problems are responsible for 85% of home repair expenses in the US annually. To ensure the drainage problems were fixed permanently, Lotus constructed a retaining wall to protect the foundation of the house.
Once we fixed the broken drainage, we moved on to the slope at the side of the house. The hillside was badly eroding, making it another area of concern for the homeowners. Almost immediately, our team of experts saw the eroding hillside not as a problem, but as an opportunity. We fixed some grading issues and then planted the slope with native plants. These served a number of different functions:
Native plants tied the home and its landscape to the nature preserve. The Ann Arbor area features a diverse and beautiful array of plant life and this was something the Lotus team and the homeowners were excited to celebrate.
The plants’ root structure protects the integrity of the hillside. Plant roots act as anchors, gripping the earth and making the soil much more resistant to erosion. Native plants are especially good for this because they evolved alongside the native soil.
Plants on the hillside provided privacy from the neighbors. Look, we love our neighbors. But sometimes, in those quiet moments life affords us all too infrequently, it is nice to have a bit of peace and quiet. While a fence could do the job just as well, a fence isn’t suited to every environment. When your backyard is a nature preserve, you want to feel as connected to the land as possible. Tall native plants add to the feeling of connectedness in a way a fence simply can’t.
BEAUTIFUL RESULTS
The couple had a deck and a walkout patio, but these spaces felt disconnected. Many of the solutions they put forward were attempts to address this separation. Working with our designers, we created a beautiful, tiered walkway that connected the deck and the walkout using modern bluestone from Rock Bottom Stone Supply, right here in Michigan. We added lighting features that would increase the feeling of connectivity between these spaces.
We set out to create a space that would hover between the patio and the deck. This space would make our homeowners feel connected to the nature preserve around them while allowing them to feel creative and comfortable.
To start, we made benches, stairs, and a built-in table. From there we finished with a cedar pergola that would give them shade in the summer months. We ended up making the pergola curved so it would relax into the space and provide a bit of the wow factor. We connected the deck and the walkout and paid homage to the slope and the preserve by installing still more native plants.
All in all, the space completely rejuvenated the couple’s yard. It proved an elegant solution to a number of practical problems and served as a connection between the house and the stunning property onto which the house was built.

This request came from a client who lives in the Newcastle district of Jesmond who was unhappy with the appearance of their Textured Porcelain floor tiles. The problem was that the Porcelain Tiles were grouted in whilst the underfloor heating was switched on. This resulted in the grout drying out quicker than expected and the tiler struggled to get the excess grout off the tiles. To rectify the problem, the tiler tried to get the dried grout off with acid, but it didn’t work, and the floor was left looking dark and dull. Unable to rectify the problem the client was left with a disappointing pale floor and had searched around the internet for a solution.
Normally grout smears like these (aka Grout Haze) can be removed with an acidic product and Tile Doctor sell Grout Clean-up specially for this purpose. However, some grouts contain acid resistant polymers which need to broken down first. Fortunately, we have a solution for everything tile related and the system we use does not affect the main grout lines only the excess grout. I called in to do a site visit and having surveyed the problem I was confident it could resolved, I gave them a price for the work and agreed a date to return to do the job.
My first task was to spray the tiles with Tile Doctor Remove and Go, this was left to soak into the tile for around ten minutes before being scrubbed in. Remove and Go is a coatings remover that is safe to use on tile and grout; normally we use it to remove old sealers but in this case I applied it to break down the polymers. To work the product into the tile I use a buffing machine fitted with a black scrubbing pad, the mechanical advantage this gives makes the job a lot quicker. Then the slurry generated is rinsed off with water and removed with a wet vacuum. The floor was then left to dry for 30 minutes.
We were then able to remove the excess grout which was done by applying Tile Doctor Grout Clean-Up which I mentioned earlier. The process was the same, i.e. using the buffing machine and a wet vacuum to scrub the floor and extract the soil. The floor was rinsed with water to remove any trace of the products used and dried as much as possible using the wet vacuum. The underfloor heating really helped at this point to dry out the floor.
Once the floor was fully dry including the grout lines a single thin coat of Tile Doctor Colour Grow sealer was applied. The tiles were textured porcelain, so the dirt gets trapped into the textured surface if it is not sealed. We usually find one coat of Tile Doctor Colour Grow is more than enough for this, anything that hadn’t soaked in after three to five minutes was then polished off with clean dry cloths.
The client was very happy with the floor and pleased that the excess grout had been cleaned up and the floor looked as it should. Before leaving I recommended the use a pH Neutral tile cleaner for general cleaning such as Tile Doctor Neutral Tile Cleaner. There is no point sealing the tiles only to have it stripped off later with the use of a bleach based cleaner.

As a manager of a building or property, you quickly learn the art of mediation. Anytime you are working on HVAC projects throughout your building, there are strategies you can put into place to keep things running smooth.
Communicate with occupants
Communication is key to any good relationship, and as a property manager, this rule is a great place to start. If you will be working with the HVAC equipment, block out the timeframe for work to be done, and understand the potential consequences of the process. Then communicate this process with every point of contact you have throughout the building. The more detail you can provide, the less surprises you’ll have throughout the process. You can also work with your building’s occupants before the process begins, finding out if there are better timeframes than others.
Establish a realistic schedule
As a property manager, its easy to provide your expectations for the HVAC project at hand, and request that the proposal be written in such a way that work is completed on your timeframe. Unfortunately, many contractors want your business and will agree to anything upfront in order to win the bid, knowing full well the work will take longer than specified. Instead of projecting your timeframes into the proposal process, ask for HVAC project bids to establish realistic schedules of how long the process will take, and what areas of your property will be most effected throughout the schedule. This will help you avoid crises between you and the contractor, and you and your tenants.
Plan for the whole system
If one small piece of your HVAC system is weak, its easy to fix that one small piece. But how will that impact your overall system? Will it cause weak spots in different parts of the building – maybe a corner office will have reduced air flow, and therefore be colder in the winter and warmer in the summer? When retrofitting new pieces with older existing systems, its easy to reduce the efficiency of your entire system. Before agreeing to certain repairs, make sure you understand how it will impact your entire system overall. An easy way of handling this problem is by working with the same HVAC contractor again and again, He will understand your system’s potential, and know when to make repairs, and when to replace.
Have points of contact available for immediate assistance
In many cases, problems arise because connections can’t be made. Can the HVAC contractor get a hold or you or another person that can make decisions at a moments notice if a problem arises? Do you have access to decision makers throughout the building that may be impacted by this change? Many projects have been put on hold simply because a person in authority can’t be found to give the go-ahead to move forward. If you have access to these people during the time of the project, you’ll be able to complete the project in record time.
Test
Finally, if you can test things in stages, or test when the potential for problems is the smallest, you reduce the chances of bigger emergency issues falling into your lap. If you’ll be installing a new terminal unit, can you make the switch on a Saturday morning when the building is largely unoccupied? If you’re replacing a large system, can you replace and test in phases so the entire project isn’t released at once?

Earlier this summer I was called out to this job in the garden of a house in the city of Ely to inspect a freshly laid porcelain tiled patio with grout haze issues. The builder who had installed the patio hadn’t removed all the grout from the textured surface of the tile before it had dried. This was probably due to the hot weather which reduces drying times and has caught many tilers out. Multiple repeat visits by the builder trying followed who spent countless hours trying to remove the grout haze, unfortunately due to the textured surface of the tile he was unable to remove it and the patio was left looking awful.
Like the builder we are increasingly finding modern grouts, which although more durable, are very difficult to remove. Fortunately belonging to the Tile Doctor network, I had already been made aware of this problem and was able to offer a solution.
I arranged to pay the property a visit to demonstrate a potential solution and quote for resolving the issues. Even though the grout haze was indeed difficult to remove it wasn’t impossible if you know how. The demonstration came out well and relieved that they had finally found a solution to the problem booked me in to get the work carried out.
On my return I started with the application of a strong dilution of Tile Doctor Grout Clean-Up. This product is ideal for removing grout haze or smears as they often referred to; however, being acidic we don’t recommend it for use on every surface so if your using it yourself do check the label first. I left it to soak in for ten minutes before being agitated with a black scrubbing pad fitted to a rotary buffer
The weather was good, so it wasn’t a problem working outside and once all the grout smears were removed, I finished off by giving the whole patio a high-pressure rinse. I use a van mounted rinse/extraction system for this that applies warm water at high pressure onto the patio to dislodge dirt and then extracts the waste into a separate tank in the vehicle. It was an expensive investment but makes light work of jobs like this.
It took around four to five cleans to complete the job, by the late afternoon the grout haze was gone, and the porcelain patio looked completely transformed. It was quite a warm day, so the patio soon dried allowing my client to use it later that day. I should mention that this variety of Porcelain tiles were not the micro porous type and therefore did not need to be sealed.
Relieved the problem was finally resolved and happy with the result my client left the following feedback:

This beautiful property is located in the hills above of Montecito with 360 degree of views onto the Channel Islands and the surrounding mountains. Inspired by the Japanese landscape design principal of the borrowed landscape the gardens on this property serves as a kind of picture frame from which to view the natural beauty of its surroundings.
This 15-year-old costume-built home was crafted with all the style and workmanship ship found in Villa or Château in the Mediterranean. Unfortunately, the garden design was not as well thought out as the house was. Most of this property receives baking sun, drying winds and is in an extremely high fire danger area. Do to these factors many of the plants on the property were unsuitable for their location. The original planting scheme was also lifeless and colorless. Poor landscape maintenance had left many of the plants on the property sick and dying.
We came in to revive this landscape, breathing new life into it.
Creating a drought tolerant and fire wise landscape was of utmost importance to these clients. Staying true to the more formal landscape styles found in Southern Europe we also want to create an opportunity to design seamlessly blend with its natural surroundings. We did that by incorporating a lot of California native plants. This vast property also contains an avocado orchard and a vineyard. By adding California native plants the property is inviting in native birds and insects that help keep pollinate the orchard and vineyard and keep pest problems at bay. Because these clients enjoy harvesting from their land we added elements of edible landscaping to this project. We filled pottery and planter beds with fruit trees, culinary and medicinal herbs as well as flowers that can be used in cut flower arrangements. Lastly, we went through carefully pruning diseased plants, treating pest problems an improving the soil. Now the landscape is not only more beautiful it is more protected against fire, is more water wise and integrate into its surrounds with a wholistic approach.
