What is an ADU: Accessory Dwelling Units: An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better. ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU. IMPORTANT: There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households. CONTACT These home owners initially contacted their Designer to identify the reason that the floor in their upstairs bedroom suffered from a noticeable slant. The floor problem actually impacted a small bathroom and adjoining study also. Early on, the decision was made to re-design the footprint for the 3 rooms in conjunction with repairing the uneven floor. The approach was to gut all three spaces of walls and floors and start from scratch. The new spaces were designed with the clients needs for accessibility in mind. DESIGN The design effort included identifying the products to be used throughout the spaces. This included everything from the flooring to the wall paint. Kohler plumbing fixtures and Adelphi cabinetry were decided on first. A radiant heat grid was included for the bathroom floor. Lighting, paint and tile soon followed. Wood flooring was installed throughout the adjoining spaces. The master bedroom was redesigned to allow for entry from the study or the master bath via pocket doors. The study was given an access to the master bath also. The hardwood flooring ties the bedroom and study together and gives each room a very spacious feel. The original master bedroom was changed to incorporate a large walk-in closet that features custom storage throughout. The study that also doubles as the IT center for the home was updated with custom book cases and cabinetry from Adelphi Cabinets. When discussing the reapportioning of the entire space for the individual rooms the bathroom was given priority. The previous small bathroom did not include a window for natural light. The new design corrected that in a big way by incorporating an existing bedroom window into the new space. The decision was made early on to allow for the inclusion of a large shower with full granite walls and custom plate glass surround. The shower system includes both fixed and hand held shower heads. A thermostatic control system was included to eliminate scalding. A large bench seat of matching granite allows for relaxing while getting squeaky clean. A separate air massage tub from Kohler centered under the new windows allows for a relaxed moment while being caressed by all those tiny bubbles. His and her side by side vanity sinks allows for efficient use of the space. The Caxton sinks and coordinated toilet were selected to match the color of the tub and do so beautifully! CONSTRUCTION We started the project not knowing what we were going to find. The slanting floor upstairs was not evident in the ceiling of the first floor Once the demolition had been completed it was evident that the floor joists were at the heart of the problem. The home had been framed with floor joists that had been strung together to increase their length. Over time and with the house settling, the strung together joists started to droop from their connection point. This was concealed on the first floor by a large HVAC duct running through the garage. This was corrected by the addition of two laminated beams in the ceiling of the first floor (luckily in the garage) that re-supported the offending joists. THE END The project was a huge success in terms of problem solving and designing with budget and time frame in mind. The overall impact of the new space is impressive both visually and from a practicality point of view. The new master suite with upscale bathroom and study adds significant value to the home and the home owners quality of life!

I was recently asked to this property in Wimbledon in to see if there was anything we could do to resolve the problem with a recently laid Black Limestone tiled floor. The builders that had laid the Limestone did not cover or clean the tiles prior to sealing with an impregnating seal thereby trapping in all the dirt from the building works. They then grouted the tiles but didn’t clean the grout off the surface before putting on another two coats of sealer all of which resulted in a very poor finish. Naturally the customer was not happy so called them back to rectify the problem and so they came back and tried to strip the sealer off with cloths and a chemical stripper. Then without rinsing the stone to remove the chemicals they added another two coats of sealer; in desperation the lady gave up with them and called me in. To resolve I tried all the sealant strippers available to me but couldn’t budge the mess effectively. The only other option available was to diamond grind the surface so I discussed this with the customer and she agreed to this and left me to carry on. Initially I started with a coarse 400 grit diamond pad but even that wasn’t having much effect so in the end I had to cut back the surface using a 100 grit pad moving up to 200 grit, then 400 before finally stopping at 800. To lubricate the process you need to use a little water and then rinse away the resultant soil after each pad. If this was a polished stone surface I would have continued with finer and finer grits to restore the surface polish however these tiles were rough limestone and I needed to leave it as near to how it should be. Once all the Limestone had been stripped back the stone turned an uninviting grey colour, so to bring it back to black I applied two coats of Tile Doctor Stone Oil which enhanced the colour. I left the floor overnight to allow the Stone Oil to dry out and then returned to seal the Limestone using two coats of Tile Doctor Colour Grow which is an impregnating sealer that enhances the colour in the stone and will protect it from staining going forward. When the customer saw the final result she was overwhelmed and said she felt like crying with relief, because the floor now looked how she had imagined it to be. It was a great feeling for me to know that I had solved the problems for her.

Joe came to us having reached out to a few different "contractors" in the area and desperate to get his fiancé's spare room back to her. He told me that everyone he spoke to so far really didn't seem to know what they were doing (I hear this all the time for this type of ask, they don't). NO Problem Solutions was able to squeeze this in-between a few different bigger jobs we were working on and keep their project moving along ... NO Problem! It was a pleasure doing business with Joe and we really appreciated it how grateful he was that we could restore the integrity of his 2nd Floor Ceiling / 3rd Floor Floor joists with the speed and grace we did! Pictured here is the full joist we got in next to the sistered joist. You can see the crack in the full on on the first picture with Josh in it, and the one we had to sister with a piece of plywood (smh) on the original cob repair. For the record, DON'T repair joists with plywood! And DON'T hire a cobenter ... you'll always wind up paying more in the long run! Sister repair omitted (damaged joist to the left of the duct)

This "perfect-sized" laundry room is just off the mudroom and can be closed off from the rest of the house. The large window makes the space feel large and open. A custom designed wall of shelving and specialty cabinets accommodates everything necessary for day-to-day laundry needs.
