Our client asked for a more functional and visually pleasing backdrop to his outdoor patio space. The result incorporates lighting, fresh paint, and touches of aged wood trim, to give an old-world European feel. The feature of the design solves a problem our client did not realize he had. A broken and leaking downspout led to deterioration of the home’s stucco finish. To solve this problem and route the water away from the outdoor entertaining space, we constructed a large scupper which also serves as a gateway/arbor. Rainwater harvesting and use of thermally modified wood add points for sustainability.

2011 CAPITAL COTY AWARD HONORABLE MENTION AWARD WINNER Built circa 1980, a young couple with three children originally purchased this home for their growing family. After four years of karate, soccer, piano and other activities, however, the home was becoming too small to meet their needs. Problems started upon entering the front foyer. A 25-foot long dark hallway separated the family room and the kitchen, ending in a tiny powder room stuck in the middle of the layout. The kitchen was especially isolated, a cramped L-shaped design with a box bay breakfast bump out that was literally falling apart. The new design started with the core of the problem—the maze and separation created by the long hallways. First, the 25’ load bearing wall separating the foyer from family room was totally taken out and replaced with a long supporting beam. A French door replaced a small door and window leading to a screen porch . This action allowed lots of light to get into family and foyer. Then, the powder room was removed and the partition wall between the kitchen and family room was taken down. This created a large open concept design and greatly increased the size of the kitchen. The box bay was demolished and replaced with new walls and a large window. The plumbing for main sink and dishwasher got relocated into this box bay allowing a total transformation of the space. Now there are cabinets and counters on all sides. The doorway to the dining room was reconfigured to allow a butler area on its left. While the right side was occupied with new 36” gas range top with a decorative wood hood above it. The refrigerator, microwave/oven and pantries—the space’s tall elements—occupy one wall.. A large Island with a prep sink and beverage center for the kids occupies the center of the layout. Capable of seating up to four, family and friends can now keep the cook company. A large built-in desk area lets the kids do their homework so the parents can supervise while they prepare meals. Light cabinetry with a touch of caramel glazing and exotic granite countertops by our designers contributed to this kitchen’s elegant design. The contrasting distressed island’s darker finish matches the dinette set and other furnishings. New hardwood floors were installed throughout the first floor for a seamless look, while recess, pendant and task lighting make the space even brighter. Importantly, there’s plenty of space for parents and kids to hang out together. The kitchen is truly the heart of their home.

The owners of this Edwardian property in Finchley had purchased it a couple of years prior and since then had slowly been renovating it to restore its original character. The project was almost complete and now attention had turned to the tiled floor. The tiles were in quite a state and I was asked to work our Tile Doctor magic and bring it back to its original condition. When they moved in the hallway had been covered with carpet which gave the tiles underneath some protection. Unfortunately, however the carpet has been secured with carpet grippers that had been glued to the tiles around the edges. There were also paint splashes on the surface that would need dealing with. On top of that the floor had a few missing tiles that had been back filled by cement to provide a level base for the carpet, the client wanted like them replaced if possible. After surveying the floor, I explained what could be done and ever completed a small test clean to demonstrate how the tiles would look once deep cleaned. I was confident on being able to source very similar reclaimed tiles so replacing the missing should not be a problem. The client was very happy with the initial test result and my quotation so booked me in to restore the floor. On my return I started by applying Tile Doctor Remove and Go to soften up the glue which allowed it to be carefully peeled off the tiles with scrappers. Once all the carpet adhesive was gone, I worked a strong dilution of Tile Doctor Remove and Go into the tiles using a black pad to work the cleaning solution deeper into the tiles. A wet vacuum was used to remove the slurry created, and I followed this by giving the tiles an extra clean using a 200-grit diamond burnishing pad lubricated with water. The last step in the cleaning process was to give the floor an acid rinse using Tile Doctor Grout Clean-up, I did this for several reasons, first it removes old grout smears from the surface of the tile and second it neutralised any efflorescent salts lying dormant in the floor. This can be quite a problem for old floors which don’t have the benefit of a protective damp proof membrane under the floor. The floor was given a final rinse with water which was again extracted with a wet vacuum. I then set about lifting all the loose tiles (approximately ten) and carefully removing the concrete infills. I had previously managed to source replacements for these holes from original features. Unfortunately, they didn’t sell the correct sized octagon tiles, so I had bought 150mm square tiles and then needed to cut them on site to get the right size. After cutting and fixing the tiles I fixed them in place and regrouted the rest of the floor. I then left the floor to dry out overnight and returned in the morning. Before applying a sealer, I took several moisture readings with the damp meter to make sure the tiles were dry enough to take the sealer. I was able to confirm the floor was dry, so went ahead and applied three coats of Tile Doctor Colour Grow sealant. Colour Grow is an impregnating sealer that is fully breathable sealer which is important when it comes to old floors like these that don’t have a damp proof membrane installed. My client was very happy with the renovated floor and for aftercare I left them with a bottle of Tile Doctor Neutral Tile Cleaner and gave advice on how best to clean the floor going forward. We did that by incorporating a lot of California native plants. This vast property also contains an avocado orchard and a vineyard. By adding California native plants the property is inviting in native birds and insects that help keep pollinate the orchard and vineyard and keep pest problems at bay. Because these clients enjoy harvesting from their land we added elements of edible landscaping to this project. We filled pottery and planter beds with fruit trees, culinary and medicinal herbs as well as flowers that can be used in cut flower arrangements. Lastly, we went through carefully pruning diseased plants, treating pest problems an improving the soil. Now the landscape is not only more beautiful it is more protected against fire, is more water wise and integrate into its surrounds with a wholistic approach.

A local cleaning contractor called us in to work on the Terracotta tiled floors at a council building in Amersham. The Terracotta had not been deep cleaned and resealed for about ten years and the sealer had worn off leaving the tile vulnerable to dirt becoming ingrained in the pores of the tile. The grout had also suffered the same fate and had almost gone black in many areas. This is a common problem with Terracotta which is quite porous and once those pores become ingrained with dirt the tile becomes difficult to clean effectively. The solution is to seal the tile however sealers wear off over time and this was basically the problem. After discussing the issues we agreed on a plan of action to deep clean the Terracotta tile and grout and then re-seal to protect it. Due to the busy nature of the building we agreed to do the work between Christmas and New Year when we knew the building would be empty. We started by applying a strong dilution of Tile Doctor Oxy-Gel which is a strong tile cleaning product that being in a gel form ensures it sits on the tile for longer, giving it a longer effective dwell time so it can really eat into and loose the dirt. After approximately twenty minutes the gel was scrubbed into the tile with a black scrubbing pad fitted to a rotary machine. This broke down most of the dirt and removed any remaining sealer. Once the whole floor had been treated in this manner it was rinsed thoroughly with water which was then extracted using a wet vacuum. With the soiled cleaning solution removed I could see the next step would be to spot clean stubborn staining and clean the grout. For this task I used a strong dilution of Tile Doctor Pro-Clean scrubbing it in by hand using stiff brushes and aided with a hand-held steamer to help treat the stubborn staining. Once done the floor was given a final rinse and then as much moisture as possible removed with the wet vacuum. We then left the floor to dry off completely and came back a couple of days later to seal the Terracotta tile. I mentioned earlier that Terracotta is porous; in fact it’s probably the most porous material I deal with, so to fully seal the floor I had to apply eight coats of Tile Doctor Seal and Go which will provide complete and long lasting protection against staining and dirt. Seal and Go also adds an appealing satin sheen to the tile and the new seal will make it much easier to clean in future. The floor tile and grout now look much healthier and I’m sure the council will be very impressed when they go back to work after the holidays.
