The owner of this historic and landmarked town-home renovation in Hudson Square, originally built in 1826, hired Gallery Kitchen and Bath to fully gut-renovate this 3-unit row-home. The scope of work included a full-scale renovation of the owners unit, including the renovation of the kitchen, one 4-piece master ensuite bathroom, one 3-piece bathroom with a walk-in steam shower, and a beautiful powder room. Additional work in the owners unit also included flooring, electrical upgrade, major plumbing work, new HVAC system, restoration of a fireplace, installation of a fully integrated smart home system and landmarked approved windows. CELLAR RENOVATION IN NYC LANDMARKED TOWN-HOME Rounding out the owners unit we renovated the cellar, which was converted into an entertainment space and featured a custom glass curtain wall, along with a custom staircase with an exposed brick wall. During the demolition phase of the cellar, our team discovered 56 wine jugs filled with wine from the prohibition era, leading us to name this project the prohibition house. For the two tenant units, Gallery Kitchen and Bath undertook the renovation of 2 kitchens, 4 bathrooms, new hardwood flooring throughout, along with detailed carpentry work in the entire home. WHY GALLERY KITCHEN AND BATH After interviewing multiple contractors, our client decided on Gallery Kitchen and Bath primarily because of our turnkey design, selection, and build process. In a renovation of this magnitude it is crucial to have a centralized full service contractor under one roof to handle all of the aspects and simultaneous moving parts of the project. Decentralizing the entire process by having multiple unaffiliated vendors handle various parts of the process can easily become chaotic, time consuming, and costly. Because Gallery Kitchen and Bath undertook the entire process, from the design of the entire space to the selection and procurement of all finishes and fixtures, down to the procurement of all permits and LPC filings, it made a seemingly chaotic project a’lot more manageable. PHASE 1: DESIGN, SELECTION, PROCUREMENT Our client wanted the renovation to incorporate a fully modern design into his Hudson Square town-house. Being that this is a landmarked property, the exterior facade had to be restored and kept with the original aesthetic, the interior of the home however was a whole different story. In keeping up with the modern aesthetic, our designers went to work to design a custom kitchen that included fully custom flat panel base cabinets in a white high gloss finish and an absolute matte black appliance/pantry wall. The kitchen design also included a white quartz countertop and backsplash with a waterfall edge island. To bring warmth to the modern kitchen, our designers incorporated a rifted and quartered select oak wood floor in a herringbone pattern, and custom blended stain with matte polyurethane finish. For continuity, the wood floor was also extended throughout the entire owners unit. In the ensuite bathroom we created a “wet area” which houses a standalone soaking tub as well as a beautiful rainfall shower, completely leveled with the rest of the floor in the bathroom. Some highlights within this space include a tiled square drain, large niche cutouts with a carrera marble accents. Once again, to bring warmth to this modern bathroom, our designers incorporated a floating rustic oak vanity and carrera marble mosaic floor tile. Last on the list on the owners unit floor was the cellar, which our client wanted to utilize as an entertainment space for his friends and family. During the design phase, we incorporated an open concept layout, wedding the indoor and outdoor space with a custom glass curtain wall. The design also included custom walnut built-ins that serve as a custom wet bar and storage piece. With the design approved and selections made our office liaisons moved to procure all of the material selections and finishes. PHASE 2: DEMO Because this home is almost two centuries old, we had to take extra precaution during the interior demolition phase of the project. One specific area that we had to pay special attention to was the existing brick. Over time the mortar in old brick homes deteriorates and turns into dust – for this reason it was extremely important that a thorough and ongoing inspection of the exteriors and interior walls took place during the demolition of the space. After 14 30-yard debris containers and 56 wine filled jugs from the prohibition era later , the demolition of this historic Hudson Square town-home came to an end. If you are wondering whether we tried the wine? After notifying the owner we agreed to open one of the jugs and try them together – nothing but vinegar. PHASE 3: BUILD One of the challenges in a renovation project of this scope is nailing down the logistics and delivery of fixtures and finish material. Adding to this challenge was a narrow entry door that required us to use a boom truck in order to deliver some of the larger materials on site. To ensure a succinct time schedule, we boomed all of the materials through the 3rd floor for the entire project and worked our renovation work from top floor to cellar. This technique also insured that any unexpected water issues during the renovation process would not damage a finished floor. With all roughing and framing complete, the Gallery KBNY team proceeded to execute on the design plan. THE REVEAL From what was once a dilapidated town-home with nothing but potential, to a glamorous and luxurious modern interior space – the prohibition house was complete. This gut renovation updates a 1,200 SF Classic 5 in an historic prewar building overlooking Gramercy Park. The design is organized around a spine of ribbed white oak proceeding from entry hall to living spaces with southwest views over the park. Concealed doors throughout the apartment provide access to storage, and a hidden door in the ribbed wall leads to the master suite. Fran Parente

This client asked for help to upgrade her bedroom. She said her "safe" decorating style left something to be desired and she didn't know how to wake it up. The furniture was to remain however the room had great architectural lines to accent. I selected two colors that helped define the lines in the architecture. The bedding was added and we proceeded to move forward on the window treatments. The fabric is a rich cotton blend with a slight shimmer in the leaf pattern. With such short window walls I felt valances drew the eye down (shown in the before images) so they were not added to the new draperies. There is a custom cornice on the small window by the dressing area that coordinates with the draperies. The bench was reupholstered and a new centerpiece was added for the top of the television. The client is soo pleased with the changes.

Before we redesigned the basement of this charming but compact 1950's North Vancouver home, this space was an unfinished utility room that housed nothing more than an outdated furnace and hot water tank. Since space was at a premium we recommended replacing the furnace with a high efficiency model and converting the hot water tank to an on-demand system, both of which could be housed in the adjacent crawl space. That left room for a generous laundry room conveniently located at the back entrance of the house where family members returning from a mountain bike ride can undress, drop muddy clothes into the washing machine and proceed to shower in the bathroom just across the hall. And since you’re typically stuck with your interior design decisions for years, styles that don’t quite fit can tend to grate on you. Interiors that give one person comfort may unleash chaos in someone else. This goes beyond favorite colors or hot trends, right to the heart of interior design, where you find questions of composition, balance, repetition, space and more. The goal is to find that unique combination of design elements that gives you comfort, support and balance. In one home, that perfect balance was struck through the use of symmetry. A pair of comfortable swivel chairs sit beneath matching indigo patterned paintings. Matching bookcases below the paintings contain similar, but not identical, arrangements of books, vases and bowls. Woods and bronzes help warm up the simple white bookcase shelving. Two matching poufs in front of the fireplace provide additional seating. The sofa is accented with a pair of pillows with a blue pattern that echoes the artwork. The effect of the symmetry is to achieve order and simplicity, which I promote at every opportunity. After all, your home interiors should be the setting or the backdrop of your life—not center stage. Antique bronze and blue are complementary colors. Together, they offer a rich palette of richness and depth, which brings out the beauty of wood and stone. In the home office, a unique, whitewash-stained wooden desk rests on metal, Sawhorse-inspired legs for a warm, rustic look. The black leather chair features a contemporary silhouette with an antique brass frame. An adjustable desk lamp has bronze accents. The bookcase combines a sleek, black metal frame with concrete shelves, for another unusual pairing. It’s kept uncluttered for an orderly, peaceful look. Items on the shelves include a bronze-accented lamp and a pair of high gloss-finished wooden bookends. The elegant artwork behind the desk is a simple midnight-blue and bronze with mottled white. Deep blues are again picked up in the rug, which adds a stately vibe with a modern pattern and satisfying texture. Within the framework of symmetry, the living room repeats the blue-and-bronze color scheme. A large midcentury brass clock above the fireplace keeps the natural stone visible, rather than hidden behind a painting or television, while its straight lines and color create a beautiful contrast. The sofa is a soft, neutral blue. The pattern on the round brass side table features echoes the darker blue-patterned rug, as well as the rug in the office, tying the rooms together. Indigo blue books adjacent to bronze vases on the shelves repeat the color scheme. The soapstone-topped coffee table echoes the shape of the fireplace. A pair of tall, matching floor lamps with long wooden bases, brass pulls and simple linen shades combine both the colors and symmetry found throughout the home.

Plenty of shelving above for all those books and knickknacks you want to see, as well as lots of lower cabinet space for all those things you want to keep out of sight. Note the mesh doors on the lower cabinets in the entertainment center so the audio and video components can be seen and operated with the doors closed. As well, the crown molding and baseboard continue across the front and sides of the cabinetry as they proceed around the circumference of the room. One of the top factors that can influence the value of a property is the Master Bathroom. During the complete makeover on this project, we proceeded with the complete demolition of the existing master bathroom, including floors, vanity, plumbing, lighting fixtures, toitel and tub. In collaboration with the prestigious designer, Roberto Lugo, the D9 team worked on the layout for the Master Bathroom. With the plan of optimizing the space, we gave ample room to the vanity and the shower to allow them to include all the requested features from the homeowner. To create an inspiring and elegant atmosphere the combination of selected colors, textures and materials played a key role. The Master Bathroom was given elegance by the unique look of the gray toned Marble countertops, combined with the sophistication and detailed finish of the bathroom cabinets, and the neutral gray paint used to finish the raised-cabinets. The shower enclosure presents a double shower with two Marble benches and four shower fixtures with hinged door.

New flooring into master bedroom Now this was a fun project! We had the privilege of stopping out to perform a consultation for this client’s bathroom, and what a project it was! The existing bathroom provided plenty of room for a renovation, but the home owner was a little unsure of exactly what they wanted. They presented us with a wish list, and asked for our advice on how to fit everything into their dream master bathroom. The key factor for the hole project centered around the shower. Number one priority was a spacious, luxurious shower of their dreams. We worked hand in hand with them to provide the perfect layout, which included moving the toilet across the bathroom to make room. The old layout included a shower room that housed the toilet. To provide the biggest possible space, we converted the WHOLE room into one large shower. While the shower size was adequate for the typical home owner, it simply was not what our client wanted. We replace the window with glass block and moved the toilet out of the room. Then we proceeded to install 2 separate shower faucets with diverter valves and slide bar mounted hand-held shower wands The tile our client selected paired perfectly, and provided an eye-popping tiled shower enclosure. The closet was originally sectioned off into 2 rooms with an entrance from not only the bedroom, but also the bathroom. We eliminated this separating to allow a better flow and more storage options. The tub was completed deleted to make room for a longer, more elegant vanity to take its place. Our client liked the idea of continuing water proof vinyl plank flooring from the bathroom through their master bedroom as well. We enjoy all of the projects that we are blessed to participate in. However, there are some that just stand apart from the field. We thoroughly enjoyed bringing this client’s dream to reality, and look forward to them enjoying their dream master bathroom for years to come.
