Ideal for extensive entertaining and comfortable everyday living, we designed an open floor plan that offered easy flow between the living room, bar, dining space and kitchen. Multiple horizontal and vertical offsets created visual interest on all four elevations while custom-built light fixtures produced sleek task lighting in work areas without sacrificing style. To create additional texture and character, we utilized transitional architecture by uses massing, materials, and lines found in the Hill Country in new ways with architectural limestone blocks, rough chopped Texas limestone, and stucco with metal reveals. Particular consideration was given to the views visible from bedrooms as well as always achieving cross-lighting to capture as much natural light as possible, as seen in the master bath where both windows in the wet room light the space throughout the day. We also featured aluminum clad wood window package, an anodized aluminum window wall in the living room, and a custom design steel and glass entry door.

“Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town.
Challenges:
“Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning.
The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style.
Solution:
Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt.
The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. We couldn’t be happier with the result and are genuinely honored to have been part of the talented team on such a cornerstone residence in the Alys Beach townscape.

Shelburne Cinder Wood Plank Porcelain Tile | This Shelburne Cinder Wood Plank Porcelain Tile is 8in. x 48in. with a matte finish.
This tile has inkjet print quality, which produces a high definition image that thoroughly covers the tile and results in a natural, authentic look.
PEI measures a tile's durability and ability to withstand foot traffic, on a scale of 1-5. This tile, rated at 4 PEI, can withstand moderate to heavy traffic and is suitable for all residential and medium commercial floor and wall applications.

This Historical Home was built in the Columbia Country Club in 1925 and was ready for a new, modern kitchen which kept the traditional feel of the home. A previous sunroom addition created a dining room, but the original kitchen layout kept the two rooms divided. The kitchen was a small and cramped c-shape with a narrow door leading into the dining area.
The kitchen and dining room were completely opened up, creating a long, galley style, open layout which maximized the space and created a very good flow. Dimensions In Wood worked in conjuction with the client’s architect and contractor to complete this renovation.
Custom cabinets were built to use every square inch of the floorplan, with the cabinets extending all the way to the ceiling for the most storage possible. Our woodworkers even created a step stool, staining it to match the kitchen for reaching these high cabinets. The family already had a kitchen table and chairs they were happy with, so we refurbished them to match the kitchen’s new stain and paint color.
Crown molding top the cabinet boxes and extends across the ceiling where they create a coffered ceiling, highlighting the beautiful light fixtures centered on a wood medallion.
Columns were custom built to provide separation between the different sections of the kitchen, while also providing structural support.
Our master craftsmen kept the original 1925 glass cabinet doors, fitted them with modern hardware, repainted and incorporated them into new cabinet boxes. TASK LED Lighting was added to this china cabinet, highlighting the family’s decorative dishes.
Appliance Garage
On one side of the kitchen we built an appliance garage with doors that slide back into the cabinet, integrated power outlets and door activated lighting. Beside this is a small Galley Workstation for beverage and bar service which has the Galley Bar Kit perfect for sliced limes and more.
Baking Cabinet with Pocket Doors
On the opposite side, a baking cabinet was built to house a mixer and all the supplies needed for creating confections. Automatic LED lights, triggered by opening the door, create a perfect baker’s workstation. Both pocket doors slide back inside the cabinet for maximum workspace, then close to hide everything, leaving a clean, minimal kitchen devoid of clutter.
Super deep, custom drawers feature custom dividers beneath the baking cabinet. Then beneath the appliance garage another deep drawer has custom crafted produce boxes per the customer’s request.
Central to the kitchen is a walnut accent island with a granite countertop and a Stainless Steel Galley Workstation and an overhang for seating. Matching bar stools slide out of the way, under the overhang, when not in use. A color matched outlet cover hides power for the island whenever appliances are needed during preparation.
The Galley Workstation has several useful attachments like a cutting board, drying rack, colander holder, and more. Integrated into the stone countertops are a drinking water spigot, a soap dispenser, garbage disposal button and the pull out, sprayer integrated faucet.
Directly across from the conveniently positioned stainless steel sink is a Bertazzoni Italia stove with 5 burner cooktop. A custom mosaic tile backsplash makes a beautiful focal point. Then, on opposite sides of the stove, columns conceal Rev-a-Shelf pull out towers which are great for storing small items, spices, and more. All outlets on the stone covered walls also sport dual USB outlets for charging mobile devices.
Stainless Steel Whirlpool appliances throughout keep a consistent and clean look. The oven has a matching microwave above it which also works as a convection oven. Dual Whirlpool dishwashers can handle all the family’s dirty dishes.
The flooring has black, marble tile inlays surrounded by ceramic tile, which are period correct for the age of this home, while still being modern, durable and easy to clean.
Finally, just off the kitchen we also remodeled their bar and snack alcove. A small liquor cabinet, with a refrigerator and wine fridge sits opposite a snack bar and wine glass cabinets. Crown molding, granite countertops and cabinets were all customized to match this space with the rest of the stunning kitchen.

In the Montlake neighborhood, this 1926 home’s original kitchen featured a mix of outdated elements, including the original 1920s cabinets and laminate countertops from the 1990s, giving the space a disjointed appearance. The goal of the remodel was to create a more cohesive, functional kitchen that blended seamlessly with the rest of the home’s historical charm.
One of the key highlights of the project was the installation of custom glass cabinets, designed to match the existing leaded windows in the home. Additionally, an archway was constructed, thoughtfully integrating design elements and flow from the dining room entry way to create a unified look throughout.
During the renovation process, we encountered a challenge with matching the original top nail wood flooring, which was no longer being produced. Working with the client, we milled down 5-inch planks to closely match the desired look. While the exact match was no longer possible, the solution preserved the intended aesthetic of the space.
Overall, the remodel resulted in a more functional timeless kitchen that reflects both the historical charm and the homeowner’s vision for the space.

A TINY LOT, A LARGE PROGRAM, RESTRICTIVE ZONING REGULATIONS AND AN INVOLVED NEIGHBORHOOD INTEREST GROUP WERE THE CONSTANT AND UNRELENTING PRESSURES THAT CREATED THIS HOUSE — AND THE RESULT IS BETTER OFF FOR IT.
THE SCALLOPED SHINGLES ARE A COMMON ELEMENT ACROSS THE NEIGHBORHOOD, BUT ARE OFTEN RESERVED FOR DETAIL AREAS UNDER EAVES, AS THE MATERIAL WAS VERY EXPENSIVE ONE HUNDRED YEARS AGO. WE TOOK THAT HIGHLY-SPECIALIZED, VERY EXCLUSIVE MATERIAL AND APPLIED IT AS A BROAD, MASS-PRODUCED TEXTURE ACROSS THE ENTIRE RESIDENCE — TAKING SOMETHING FROM HIGHLIGHT TO BACKGROUND TEXTURE. THE SILHOUETTE DIRECTLY ECHOES THE ITALIANATE HOMES IN THE LARGER NEIGHBORHOOD — BUT WE STRIPPED THE TYPICAL ORNATE, DECORATED FAÇADE BACK TO UTTER MINIMALISM. WE ENLARGED THE TYPICAL WINDOW SIZE TO EXAGGERATE THE RIGID SYMMETRY OF THE STYLE, AND BROUGHT THEM TO THE FLOOR AND THE CEILING TO PROVIDE AS MUCH LIGHT AS POSSIBLE — AND THEN RECESSED THEM DEEP INTO THE FAÇADE TO MIMIC THE HEAVY BRICK AND STONE LINTELS OF THE PAST.
THE HOUSE IS BLACK — THE ONLY COLOR IT COULD BE. IF WE’D PAINTED IT UP LIKE ITS VICTORIAN SISTERS, IT WOULD’VE COMPETED FOR ATTENTION. BLACK CAUSES THE HOUSE TO SIMULTANEOUSLY DISAPPEAR AND STAND OUT — IT IS IMPOSSIBLE TO IGNORE WHILE YOU’RE WALKING PAST, BUT A FEW BLOCKS AWAY IT BECOMES IMPOSSIBLE TO DISCERN AGAINST THE BACKGROUND.
TWO BEDROOMS WITH EN-SUITE BATHS, FLOOR-TO-CEILING WINDOWS, AN AIRY AND OPEN STAIRCASE AND A MASSIVE GLASS ROOF DOOR MAKE THE SHADOW HOUSE IMPOSSIBLY LIGHT AND OPEN — YET IT’S ONLY 1,400 SQUARE FEET ON A 30’ X 50’ LOT.

We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.”
Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.”
For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. They were familiar with Advance’s step by step design process that epitomizes the “Common Sense Remodeling” philosophy applied in every project Advance creates. After once again experiencing the careful budgeting analysis, the pointed design meetings, and the clear documentation that leads up the a thoroughly managed installation, Janet’s simple summary of their experience is this; “The word I would use to describe the process is – collaboration!”
Working closely with Advance Design kitchen designer Michelle Lecinski, together they were able to develop a new master bath design that not only worked with their investment goal, but also made sense for their lifestyle. “Oh Michelle, my designer! I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together.
When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole.
Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. Even after all of these years, I wouldn’t change a thing.”

I was contacted by a professional couple who were despairing over the state of their Victorian tiled hallway floor which was dull and uninviting. The property was in Newport which is on the south east side of Wales around twelve miles east of the bustling city of Cardiff.
I went over to visit the property which was a beautiful Victorian period terrace house nestled amongst other properties of a similar age properties. The couple wanted their Victorian hallway floor to be brought back to life, so I demonstrated the cleaning process I intended to use on a small part of the floor. Immediately it had the desired effect and the floor looked much cleaner. I could see that there were no structural issues with the floor and the test clean proved it was just ingrained dirt that was the problem. The clients were happy with the result of the demonstration and subsequent quote, so we arranged a suitable date to come back and complete the work.
When I arrived, I started by protecting the skirting boards with tape and then set about giving the Victorian tiles a deep clean. I applied a combination of Tile Doctor Pro-Clean and Remove and Go leaving it to dwell for a short time to allow the products to soak into the pores of the tiles and start breaking down the ingrained dirt. After about ten minutes I scrubbed the floor with black scrubbing pad attached to a rotary floor buffer which released the years of grime and dirt. The floor was then rinsed with water and the soil removed using a wet vacuum. I repeated the process to ensure the floor was as clean as possible.
A further inspection of the Victorian tiles revealed a few stubborn marks which were dealt with using handheld diamond burnishing blocks. These are also handy for getting into the corners of the floor which were difficult to reach with the rotary machine. The floor was then left overnight to dry out.
The following day I returned, and I checked the floor was dry using a moisture meter to ensure it was dry. Once I was happy, I started to seal the floor with Tile Doctor Seal & Go which is a water-based sealer that works well on Victorian tiles. Several coats were applied building up layers to produce a stunning satin finish.
Once I had finished the floor was looking so much cleaner and brighter and the addition of the sealer will protect the floor from dirt and keep it looking good for some time to come. My clients were over the moon with the floor!
For aftercare I recommend Tile Doctor Neutral Tile Cleaner, which unlike the stronger products you find in supermarkets is ideal for cleaning sealed floors and will ensure the sealer stays in good condition.
