Originally built in the early twentieth century, this Orchard Lake cottage was purchased almost 10 years ago by a wonderful couple—empty nesters with an appreciation for stunning views, modern amenities and quality craftsmanship. They hired MainStreet Design Build to design and remodel their home to fit their needs exactly. Upon initial inspection, it was apparent that the original home had been modified over the years, sustaining multiple room additions. Consequently, this mid-size cottage home had little character or cohesiveness. Even more concerning, after conducting a thorough inspection, it became apparent that the structure was inadequate to sustain major modifications. As a result, a plan was formulated to take the existing structure down to its original floor deck. The clients’ needs that fueled the design plan included: -Preserving and capitalizing on the lake view -A large, welcoming entry from the street -A warm, inviting space for entertaining guests and family -A large, open kitchen with room for multiple cooks -Built-ins for the homeowner’s book collection -An in-law suite for the couple’s aging parents The space was redesigned with the clients needs in mind. Building a completely new structure gave us the opportunity to create a large, welcoming main entrance. The dining and kitchen areas are now open and spacious for large family gatherings. A custom Grabill kitchen was designed with professional grade Wolf and Thermador appliances for an enjoyable cooking and dining experience. The homeowners loved the Grabill cabinetry so much that they decided to use it throughout the home in the powder room, (2) guest suite bathrooms and the laundry room, complete with dog wash. Most breathtaking; however, might be the luxury master bathroom which included extensive use of marble, a 2-person Maax whirlpool tub, an oversized walk-in-shower with steam and bench seating for two, and gorgeous custom-built inset cherry cabinetry. The new wide plank oak flooring continues throughout the entire first and second floors with a lovely open staircase lit by a chandelier, skylights and flush in-wall step lighting. Plenty of custom built-ins were added on walls and seating areas to accommodate the client’s sizeable book collection. Fitting right in to the gorgeous lakefront lot, the home’s exterior is reminiscent of East Coast “beachy” shingle-style that includes an attached, oversized garage with Mahogany carriage style garage doors that leads directly into a mud room and first floor laundry. These Orchard Lake property homeowners love their new home, with a combined first and second floor living space totaling 4,429 sq. ft. To further add to the amenities of this home, MainStreet Design Build is currently under design contract for another major lower-level / basement renovation in the fall of 2017. It was also important for the white IKEA kitchen to have plenty of storage. “This is a dining room/kitchen combination room, so we wanted to make sure there was ample room for both dining and cooking activities,” he says. Therefore, featured throughout the kitchen in both the upper and base cabinetry is IKEA VEDDINGE cabinetry in white along with IKEA MAXIMERA drawers and IKEA UTRUSTA door fronts. Combined with the stainless steel appliances, this creates a light yet warm feel; especially when set against the IKEA KASKER countertops in custom light gray with sleek concrete effect. From a functional standpoint, there is enormous storage potential throughout. There is storage above the refrigerator and along the upper perimeter to the electric range and accompanying range hood, and then on the opposite side as well. There is even a small, three-drawer base cabinet on the opposite side of the stainless steel refrigerator. One standout element of the space is a clever IKEA “hack” using IKEA cabinetry retrofitted to conceal a washer-dryer combo set. Justin notes this was originally the biggest obstacle of the kitchen design. He explains: “We thought a washer/dryer was essential to the space, but we were really struggling with where exactly to put it and how to conceal it so that you weren’t staring at your laundry while eating breakfast.” In addition, the type of cabinet needed was not a cabinet that IKEA standardly offers, so IKD came up with an IKEA hack that was both functional and stylish. Specifically, the 80”(H) IKEA VEDDINGE cabinetry allows the washer-dryer to seamlessly blend into the layout; which maximizes the kitchen space. Justin concludes: “We chose IKEA because IKEA’s price point is unbeatable for the quality. We liked that IKEA offered versatility and ease and we really liked that there is a whole industry of professionals that only deal with IKEA products. So they know precisely how to design for IKEA cabinets and build IKEA cabinets, etc.” Having experienced the IKEA design and installation process, Justin shares some advice with other IKEA customers. “I would recommend that folks not try to do everything themselves, such as design, demo, shop and build. Designing a kitchen is a lot of work. If you can afford it: seek assistance,” he says. “We would also recommend using experienced installers who know IKEA cabinets in and out and can help with the details of your kitchen that make it look polished and complete. They also save time.” To that end, since it was a rental their timeline for the IKEA kitchen to be completed was very tight. “Our IKEA kitchen wasn’t a project we wanted stretched over six months. We wanted the whole project finished in several weeks [and we accomplished it],” he concludes.

This master bedroom and attached bath was in need of a makeover. So often, the master is the last space that homeowners update. My clients wanted a restful space that was elegant and relaxing, with a warm and neutral color palette. An shimmery wallpaper was used as a feature on one wall, with the luxurious bed making a statement. Two different nightstands flank the bed, and a vintage mirror leans quietly in the corner. The linen headboard is surrounded in distressed wood, and the chandelier is understated elegance. There is now also plenty of storage in the room, where there had been none. Designed for entertaining, the unit contains an open contemporary kitchen with an 18 ft. long island, professional golf simulator / theatre, and plenty of space for poker tables and arcade games. All utilitarian functions of the residence -- bathroom, powder room, laundry, and closet -- are all contained behind a curved steel wall that clearly defines the public and private spaces.

Chris and Sofia of Arlington Heights knew when they purchased their home that they would finish the basement. They needed a space for the kids to hang out, for family and friends to stay, and to have a better space for hosting holidays and parties. The dark unfinished space went mostly unused for three years, but once their kids reached the ideal age for use of a well-built basement, they moved ahead with their plan. “The old basement was dark and cold, and the kids came down and played, but they didn’t like it. The new space is like a whole other house, so we have this space for family game nights and for watching games or Super Bowl parties,” Chris said. The couple found Advance Design Studio through a friend who had their entire home renovated by the remodeling company. The coordinating stonework on the fireplace flows throughout the basement, and a burnt orange accent wall brings color and warmth to otherwise ordinary basement space. The Elite Merlot media buffet compliments the kitchen as well as provides storage and a unique functional display option, giving this part of the basement a sophisticated, yet functional feel. The full bath is complete with a unique furniture style cherry DuraSupreme vanity and matching custom designed mirror. The weathered look to the cabinets and mirror give the bathroom some earthy texture as does the stone floor in the walk-in shower. Soft blue makes the space a spa-like mini retreat, and the handsome wall to wall tile and granite speak luxury at every corner. Advance Design added clever custom storage spaces to take advantage of otherwise wasted corners. They built a custom mudroom for the kids to house their sports equipment and a handy built in bench area with basket pull outs for a custom home gym. “They were able to custom fit this second mudroom with the lockers and the bench, they were able to custom build that, so the kids could store all of their equipment down here for the sports that they are in,” Chris said. They Got The Amazing Space They Had Envisioned for Years! The basement Chris and Sofia had envisioned had come to life in a few short months of planning, design and construction, just a perfect fit in the summer months. Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. This master bedroom and attached bath was in need of a makeover. So often, the master is the last space that homeowners update. My clients wanted a restful space that was elegant and relaxing, with a warm and neutral color palette. An shimmery wallpaper was used as a feature on one wall, with the luxurious bed making a statement. Two different nightstands flank the bed, and a vintage mirror leans quietly in the corner. The linen headboard is surrounded in distressed wood, and the chandelier is understated elegance. There is now also plenty of storage in the room, where there had been none.
