A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

This custom deck build and outdoor living space transformation in Bolton, Massachusetts showcases the full process of turning an outdated backyard into a functional, modern, and inviting extension of the home. The project began with the removal of an aging, weathered deck that no longer met the homeowner’s needs in terms of safety, appearance, and usability. Our team carefully demolished the existing structure, cleared the area, and prepared the site for a completely new build designed with durability and long-term performance in mind.
Using high-quality pressure-treated lumber, we constructed a solid and well-engineered framing system, ensuring proper support, alignment, and structural integrity. Every detail during the framing stage was executed with precision, from the spacing of joists to the installation of secure footings, creating a foundation built to withstand New England weather conditions. This construction progress photo showcases the installation of the concrete footings and foundation that support the new adjustable dock landing and waterfront stair system. Careful site preparation and structural concrete work ensure a stable, long-lasting base capable of withstanding changing water levels and the demanding conditions of a lakeside environment. This critical phase provides the strength and durability needed for the completed Fortress steel stair system and composite dock access.

This Pool Waterfall and patio Sneak Peek video highlights the pool and patio area of a large complete outdoor living and landscape installation. This project is still currently in progress as you’ll be able to tell from the video. The installation features a natural stone pool deck, broken flagstone paths, entrance patio at pool house, and natural stone waterfall at pool. Pool deck, patio, and paths are constructed using full color irregular PA flagstone. Joints in flagstone patio were filled with Unilock ‘EZPro’ joint material. Spaces between stones in path will have lawn installed. Pool Waterfall is constructed using Semco ‘Weathered Limestone’with stone outcroppings and boulders placed in areas surrounding waterfall and back side of pool for more natural appearance.
Also included in this project is the installation of the low voltage LED landscape lighting system. The Coastal Source system with vintage brass finish included path lights, uplights, and niche lights. Flagstone walkways and steps were installed in multiple areas around the home. landing and step risers were finished with matching stucco. Other paths around the house are bordered with gray Belgium block cobble stone, lined with 3/8″ decorative pebble, with stone base and separation material beneath. An additional Broken flagstone patio area in back of home
was also installed. Two belgium block driveway bands as well as linear belgium block driveway curbing along the flower bed edges at the driveway were installed in the front of the home. Landscape beds, plants and trees, and mulch were installed through out the property along with two large underground water retention basins. This project was installed in Lancaster, PA.

Custom built-in aquarium installation shown during the construction and setup phase prior to final aquascaping and livestock integration.
This stage of the project captures the aquarium immediately following installation and system startup while surrounding finish work and final reef layout were still in progress. Projects like this require careful coordination between aquarium fabrication, waterproofing, cabinetry integration, plumbing systems, lighting placement, and overall construction sequencing.
Documenting the installation process is an important part of large custom aquarium projects, helping coordinate contractors, fabricators, and trades throughout the build process.
