San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close- knit family.
San Marino based clients were interested in developing a property that had been in their family for generations. This was an exciting proposition as it was one of the last surviving bayside double lots on the scenic Coronado peninsula in San Diego. They desired a holiday home that would be a gathering place for their large, close-knit family. Facing the Back Bay, overlooking downtown and the Bay Bridge, this property presented us with a unique opportunity to design a vacation home with a dual personality. One side faces a bustling harbor with a constant parade of yachts, cargo vessels and military ships while the other opens onto a deep, quiet contemplative garden. The home’s shingle-style influence carries on the historical Coronado tradition of clapboard and Craftsman bungalows built in the shadow of the great Hotel Del Coronado which was erected at the turn of the last century. In order to create an informal feel to the residence, we devised a concept that eliminated the need for a “front door”. Instead, one walks through the garden and enters the “Great Hall” through either one of two French doors flanking a walk-in stone fireplace. Both two-story bedroom wings bookend this central wood beam vaulted room which serves as the “heart of the home”, and opens to both views. Three sets of stairs are discretely tucked away inside the bedroom wings.
In lieu of a formal dining room, the family convenes and dines around a beautiful table and banquette set into a circular window bay off the kitchen which overlooks the lights of the city beyond the harbor. Working with noted interior designer Betty Ann Marshall, we designed a unique kitchen that was inspired by the colors and textures of a fossil the couple found on a honeymoon trip to the quarries of Montana. We set that ancient fossil into a matte glass backsplash behind the professional cook’s stove. A warm library with walnut paneling and a bayed window seat affords a refuge for the family to read or play board games. The couple’s fine craft and folk art collection is on prominent display throughout the house and helps to set an intimate and whimsical tone.
Another architectural feature devoted to family is the play room lit by a dramatic cupola which beacons the older grandchildren and their friends. Below the play room is a four car garage that allows the patriarch space to refurbish an antique fire truck, a mahogany launch boat and several vintage cars. Their jet skis and kayaks are housed in another garage designed for that purpose. Lattice covered skylights that allow dappled sunlight to bathe the loggia affords a comfortable refuge to watch the kids swim and gaze out upon the rushing water, the Coronado Bay Bridge and the romantic downtown San Diego skyline.

Instead of choosing a conventional entertainment system, Franklin designed integrated shelving in his gathering area. By utilizing the flip-side of his dining room storage, he has created a system that effectively serves many purposes without interrupting the flow of the main floor.

Our client was looking for a light, bright basement in her 1940's home. She wanted a space to retreat on hot summer days as well as a multi-purpose space for working out, guests to sleep and watch movies with friends. The basement had never been finished and was previously a dark and dingy space to do laundry or to store items.
The contractor cut out much of the existing slab to lower the basement by 5" in the entertainment area so that it felt more comfortable. We wanted to make sure that light from the small window and ceiling lighting would travel throughout the space via frosted glass doors, open stairway, light toned floors and enameled wood work.

Like most of our projects, we can't gush about this reno—a new kitchen and mudroom, ensuite closet and pantry—without gushing about the people who live there. The best projects, we always say, are the ones in which client, contractor and design team are all present throughout, conception to completion, each bringing their particular expertise to the table and forming a cohesive, trustworthy team that is mutually invested in a smooth and successful process. They listen to each other, give the benefit of the doubt to each other, do what they say they'll do. This project exemplified that kind of team, and it shows in the results.
Most obvious is the opening up of the kitchen to the dining room, decompartmentalizing somewhat a century-old bungalow that was originally quite purposefully compartmentalized. As a result, the kitchen had to become a place one wanted to see clear through from the front door. Inset cabinets and carefully selected details make the functional heart of the house equal in elegance to the more "public" gathering spaces, with their craftsman depth and detail. An old back porch was converted to interior space, creating a mudroom and a much-needed ensuite walk-in closet. A new, larger deck went on: Phase One of an extensive design for outdoor living, that we all hope will be realized over the next few years. Finally, a duplicative back stairwell was repurposed into a walk-in pantry.
Modernizing often means opening spaces up for more casual living and entertaining, and/or making better use of dead space. In this re-conceptualized old house, we did all of that, creating a back-of-the-house that is now bright and cheerful and new, while carefully incorporating meaningful vintage and personal elements.
The best result of all: the clients are thrilled. And everyone who went in to the project came out of it friends.

The Louvered Roof Pergola with Folding Doors and Outdoor Kitchen project aims to create an exquisite outdoor living space that seamlessly blends functionality, aesthetics, and versatility. By incorporating a louvered roof system, folding doors, and an outdoor kitchen, this project offers the perfect setting for relaxation, entertainment, and culinary experiences.
The centerpiece of this project is the louvered roof pergola. The louvered roof consists of adjustable slats that can be opened or closed, allowing for precise control over sunlight, shade, and ventilation. This feature enables occupants to adapt to changing weather conditions and preferences, providing a comfortable environment throughout the year.
The pergola's folding doors provide a seamless transition between indoor and outdoor spaces. These doors can be fully opened to extend the living area or closed to create a more intimate setting. The doors are designed to maximize natural light and offer unobstructed views of the surrounding landscape, while also providing privacy and security when needed.
The outdoor kitchen complements the pergola, offering a convenient and functional space for cooking and dining. Equipped with high-quality appliances, ample counter space, and storage options, the kitchen enables the preparation of gourmet meals in an outdoor setting. It can include features such as a grill, sink, refrigerator, and seating area, creating an inviting space for socializing and culinary delights.
Benefits and Uses:
The Louvered Roof Pergola with Folding Doors and Outdoor Kitchen project provides numerous benefits and uses, including:
Outdoor Entertainment: The pergola and outdoor kitchen create an ideal space for hosting gatherings, parties, and barbecues. The versatile design allows for flexible seating arrangements and the integration of audiovisual equipment for an immersive entertainment experience.
Relaxation and Recreation: The outdoor living area offers a tranquil retreat for relaxation, reading, or enjoying the beauty of nature. The adjustable louvered roof provides control over sunlight and shade, ensuring comfort and protection from the elements.
Al Fresco Dining: The outdoor kitchen encourages al fresco dining experiences, enabling homeowners to enjoy meals in the fresh air and picturesque surroundings. The well-equipped kitchen facilitates effortless food preparation and enhances the overall dining experience.
Increased Property Value: The addition of a louvered roof pergola with folding doors and an outdoor kitchen enhances the aesthetic appeal and functionality of the property. This can increase the value of the home and attract potential buyers in the future.
Sustainability Considerations:
Incorporating sustainable elements into the project is crucial. The louvered roof system can be designed to capture rainwater for irrigation purposes, reducing water consumption. The use of energy-efficient appliances and LED lighting in the outdoor kitchen minimizes energy consumption. Additionally, the choice of eco-friendly materials and landscaping practices ensures a sustainable and environmentally conscious design.
Project Timeline and Budget:
The project timeline will depend on the size and complexity of the outdoor living space. A professional design and construction team will be required to ensure the successful implementation of the project. The budget will vary based on the desired features, materials, and appliances, and should be established after careful consideration of all elements involved.
In conclusion, the Louvered Roof Pergola with Folding Doors and Outdoor Kitchen project presents an opportunity to transform an ordinary outdoor space into a luxurious and functional oasis. By incorporating a louvered roof system, folding doors, and a well-equipped outdoor kitchen, this project offers a versatile and aesthetically pleasing environment for entertainment, relaxation, and culinary experiences.

The outdoor sundeck leads off of the indoor living room and is centered between the outdoor dining and outdoor living room. The 3 distinct spaces all serve a unique purpose and flow together and from inside to outside. String lights hung over this sundeck bring a fun and festive air to the back deck.
