The uneven back yard was graded into ¬upper and lower levels with an industrial style, concrete wall. Linear pavers lead the garden stroller from place to place alongside a rain garden filled with swaying grasses that spans the side yard and culminates at a gracefully arching pomegranate tree, A bubbling boulder water feature murmurs soothing sounds. A large steel and willow-roof pergola creates a shady space to dine in and chaise lounges and chairs bask in the surrounding shade. The transformation was completed with a bold and biodiverse selection of low water, climate appropriate plants that make the space come alive. branches laden with impossibly red blossoms and fruit.

The client requested a kitchen that would not only provide a great space to cook and enjoy family meals but one that would fit in with her unique design sense. An avid collector of contemporary art, she wanted something unexpected in her 100-year-old home in both color and finishes but still providing a great layout with improved lighting, storage, and superior cooking abilities. The existing kitchen was in a closed off space trapped between the family room and the living. If you were in the kitchen, you were isolated from the rest of the house. Making the kitchen an integrated part of the home was a paramount request.
Step one, remove the wall separating the kitchen from the other rooms in the home which allowed the new kitchen to become an integrated space instead of an isolation room for the cook. Next, we relocated the pantry access which was in the family room to the kitchen integrating a poorly used recess which had become a catch all area which did not provide any usable space for storage or working area. To add valuable function in the kitchen we began by capturing unused "cubbies", adding a walk-in pantry from the kitchen, increasing the storage lost to un-needed drop ceilings and bring light and design to the space with a new large awning window, improved lighting, and combining interesting finishes and colors to reflect the artistic attitude of the client.
A bathroom located above the kitchen had been leaking into the plaster ceiling for several years. That along with knob and tube wiring, rotted beams and a brick wall from the back of the fireplace in the adjacent living room all needed to be brought to code. The walls, ceiling and floors in this 100+ year old home were completely out of level and the room’s foot print could not be increased.
The choice of a Sub-Zero wolf product is a standard in my kitchen designs. The quality of the product, its manufacturing and commitment to food preservation is the reason I specify Sub Zero Wolf. For the cook top, the integrated line of the contemporary cooktop and the signature red knobs against the navy blue of the cabinets added to the design vibe of the kitchen. The cooking performance and the large continuous grate on the cooktop makes it an obvious choice for a cook looking for a great cook top with professional results in a more streamlined profile. We selected a Sharp microwave drawer for the island, an XO wine refrigerator, Bosch dishwasher and Kitchen Aid double convection wall ovens to round out the appliance package.
A recess created by the fireplace was outfitted with a cabinet which now holds small appliances within easy reach of my very petite client. Natural maple accents were used inside all the wall cabinets and repeated on the front of the hood and for the sliding door appliance cabinet and the floating shelves. This allows a brighter interior for the painted cabinets instead of the traditional same interior as exterior finish choice. The was an amazing transformation from the old to the new.
The final touches are the honey bronze hardware from Top Knobs, Mitzi pendants from Hudson Valley Lighting group,
a fabulous faucet from Brizo. To eliminate the old freestanding bottled water cooler, we specified a matching water filter faucet.

Gunite Pool Contractor- Company- West Islip-Long Island - NY
This Gunite pool was built by Gappsi in West Islip NY. The pool size is 18x38 and Pool depth is 6 ft which makes this Gunite swimming pool a non-diving pool. With stadium stairs in the shallow area of the pool and swim out benches on each side of the deep end. This pool also has an automated safety cover which allows the pool area to be open to the rest of the yard. Fencing around the pool is not required thus making the pool patio more accessible and functional. The plumbing for this Gunite pool was done using 2 inches wide 40 schedule PVC pipes; this allows water to flow and filter at a faster rate. The pool plaster finish consists of black envil quartsscape, unlike Marbledust, is a much harder material which makes the finish of this pool last 2 or 3 times longer with the proper maintenance. A 6 inch porcelain tile bend was installed to the top perimeter of the pool wall. The tile line is used to counter water marks that occur on the walls; the tiles are also weather chemicals resistant. The pool water is leveled to the center of the tiles so halt of the tiles will always be exposed to the elements.
The coping and patio was paved using flamed 2 inch bluestone tread and patio using random sized flagging with 1/2 inch cement joint in between. The pool equipment was a combination of Jandy and Hayward pump, filter and heater, to keep the water sanitized. A salt clarion generator and an ozone system were installed and the combination of these two will keep water free of alleges and impurities which makes this pool a maintenance and chemical free Gunite swimming pool.

The homeowners desired an outdoor space that felt more rustic than their refined interior spaces, but still related architecturally to their house. Cement plaster support arbor columns provide enough of visual tie to the existing house exterior. Oversized wood beams and rafter members provide a unique outdoor atmosphere. Structural bolts and hardware were minimized for a cleaner appearance. Structural connections and supports were engineered to meet California's stringent earthquake standards.

All finishes needed to be refreshed. Low-maintenance and green finishes were used on three floors. Existing furniture was reused, repurposed, reupholstered and refinished as required.

The sink base features two full extension rollouts that handle trash and recyclables in the front and have divided storage for cleaning supplies in the back. No more getting on your hands and knees to access this cabinet. Idea found in Fine Homebuilding magazine. Small tilt drawer holds sponges.
The raised panel, French blue cabinets are finished with a dark brown glazing. These are full overlay doors and drawers, constructed with high precision to maintain a 1/8” gap between every side of a door and drawer.

Modern bathroom where walls are adorned with large, pristine white tiles, creating an atmosphere of cleanliness and freshness. On the left side, a dark gray towel hangs neatly from a sleek metallic bar, providing a subtle contrast against the white backdrop.
Moving to the floor, we find small, multicolored terrazzo tiles that add texture and visual interest. These tiles create a playful yet sophisticated vibe, making the shower space feel inviting.
The star of the show is the shower fixture on the right. It boasts a sleek design, with an adjustable handheld showerhead attached to a metallic hose. Practicality meets style here. Above the fixture, a narrow shelf holds two dark-colored bottles—likely containing luxurious bath products.
The back wall features a frosted glass door, allowing natural light to filter in while maintaining privacy. The ceiling hosts an exhaust fan, ensuring proper ventilation.
