This luxury outdoor living project was designed to extend the home's living space while creating beautiful areas for relaxing, entertaining, and spending time with family and friends.
Working in collaboration with Werbrich Custom Outdoor Living, every detail was thoughtfully planned—from the outdoor furniture layout and traffic flow to color palettes, performance fabrics, accessories, and finishing touches. Professional outdoor furniture space planning ensured each seating area was properly scaled and positioned to maximize comfort, function, and the overall outdoor experience.
The furnishings were carefully selected from premium outdoor brands known for exceptional craftsmanship, comfort, and long-term durability, creating an outdoor space designed to be enjoyed for years to come.
As an Interior Designer in Cincinnati, Ohio, I specialize in luxury outdoor living design, outdoor furniture planning, color palettes, material selections, and collaboration with Werbrich Custom Outdoor Living throughout the Cincinnati Tri-State area.

Guest room/office: Here, all that was needed were new custom closet doors, and small scale pull out sofa to convert to a guest bed. Space was extremely tight but the proper scale furniture makes it work.

Embarking on a garage remodeling project is a transformative endeavor that can significantly enhance both the functionality and aesthetics of the space.
By investing in tailored storage solutions such as cabinets, wall-mounted organizers, and overhead racks, one can efficiently declutter the area and create a more organized storage system. Flooring upgrades, such as epoxy coatings or durable tiles, not only improve the garage's appearance but also provide a resilient surface.
Adding custom workbenches or tool storage solutions contributes to a more efficient and user-friendly workspace. Additionally, incorporating proper lighting and ventilation ensures a well-lit and comfortable environment.
A remodeled garage not only increases property value but also opens up possibilities for alternative uses, such as a home gym, workshop, or hobby space, making it a worthwhile investment for both practicality and lifestyle improvement.

The client had a finished basement space that was not functioning for the entire family. He spent a lot of time in his gym, which was not large enough to accommodate all his equipment and did not offer adequate space for aerobic activities. To appeal to the client's entertaining habits, a bar, gaming area, and proper theater screen needed to be added. There were some ceiling and lolly column restraints that would play a significant role in the layout of our new design, but the Gramophone Team was able to create a space in which every detail appeared to be there from the beginning. Rustic wood columns and rafters, weathered brick, and an exposed metal support beam all add to this design effect becoming real.

New windows, floors, powder room and basement:
We gave the home new windows, new hardwood floors, and paint throughout. We created a new main floor powder room and a new finished basement containing a living area, three-piece bathroom and new bedroom with egress (tilt and turn) windows.
Flipped around and redesigned kitchen:
We created a new kitchen. The footprint of the kitchen stayed the same, but we flipped it around and redesigned it. Now it has a walk-in pantry area and more floorspace going in and out, which optimized the flow of traffic. We replaced the old non-functioning mudroom with a new one.
Disappearing balcony and drafty door:
To create a new space using a balcony in a bedroom, we extended the second storey out to line up with the first floor, and this increased the square footage. In that room we turned a drafty door into a window.
We reinstated the rear deck, using as many of the original pieces as we could:
There was a leaking roof problem because the original roof pitches were causing ice damming. We designed a new roof to prevent that in the future.
New windows, stucco, and the challenge of asbestos:
Another challenge was installing new windows in the original stucco finish, which contained asbestos. We waterproofed those properly, future proofing them from leaks.
We solved the situation by installing a 5-inch trim around the perimeter of the window. Specialists cut the asbestos back (we had to set up a containment perimeter around each window), and then we placed windows that are five inches wider than the window frames. We used special flashing tapes and sealed them all up behind the stucco.

WHY CHIARA ROSE SOFA PROTECTOR IS DURABLE?
The most common problem with traditional sofa covers is that after a short time of use the stitches come apart. The edges of Chiara Rose Sofa Cover are manufactured with ultrasonic laser cut technology. This technology prevents the edges from unraveling. What’s more, the 220 gsm polyester knitted fabric is the most long lasting fabric used in furniture protectors. While being durable, this fabric gives a warm sense
of touch and pleasure to sit upon.
WHY CHIARA ROSE IS THE BEST ANTI-SLIP SOFA PROTECTOR?
We always use the most contemporary technology to develop our products. That’s why we decided to use the patented plastic drop design on the back side of our covers to create the anti slip effect. These plastic drops firmly grip the upholstery of furniture so that the cover doesn’t slip off the seat easily. Even after your kids and pets jump on the sofa, Chiara Rose Sofa Cover holds on to your furniture. A quick adjustment is all it takes to get it back to look smooth. Chiara Rose Sofa Cover is the only sofa protector that uses this new technology.
WHY IT IS EASY TO USE CHIARA ROSE SOFA PROTECTORS?
No zippers, no elastic straps, no metal hooks!!! The anti-slip drops will take care of everything! , As shown on the image, just lay Chiara Rose Sofa Cover on your sofa, and tuck it between the cushion and the arms of the sofa. That’s all you need to do to put it on.
Chiara Rose Sofa Protector doesn’t allow everyday dirt, pet hair and food spills reach your sofa. The pattern of the fabric prevents accumulation of dirt on it. You can easily take off this dirt. In order to get best results, use a vacuum cleaner or shake your cover off before machine wash.
Chiara Rose Sofa Protector is easy care. It can be machine washed on max. 30°C or 85°F water temperature. Don’t use bleacher. Machine dryer can be used on low heat setting. To avoid wrinkles, use gentle cycle on washing machine and hang from a line while drying. If necessary, iron at low temperature.

Franklin County's Heavy Timber Specialists | Best of Houzz 2020!

Nestled in the heart of Dallas, our clients enjoy a 4-acre estate where they have developed the property for a "park" and "garden" like feel with lots of privacy and sound barrier from the neighbors and busy street along the front. They travel a lot for work and want to be able to come home and enjoy their own backyard oasis that is properly maintained and cared for. They also have 4 grandchildren who live on part of the property and roam around everywhere, so having lots of manicured lawn space to drive their toys around on, explore, etc. is important too.
We service the property one day per week, since they retain a full-time porter. However, he is stretched thin as doesn't tend to much of the landscaping as needed as he's typically working on other side projects for the client. In order to complete our maintenance work within 5 hours on our service day, we work diligently with the client and the client’ assistant to constantly communicate issues we see and/or need to have resolved. Thankfully our client is very quick to respond and allows us an abundance of freedom to make necessary improvements when deemed necessary.
Additionally, last minute work functions and/or parties are often hosted at their house. We often times have to respond quickly with an extra service visit, service date change, seasonal color change, bed mulching, etc. to help get it ready for their company.
We value the trust and communication we have with this client and look forward to working with them for years to come!

At Driveways by Design, safety and functionality are paramount to us. Peace of mind that your vehicle will enter and exit in a forward position, eliminating unwanted turns, blind spots, or backing out onto busy streets, all are priceless. When designing a driveway, it’s not just about the proper materials, the latest trends, style, colors, but it is also about the impact on the household, environment, and infrastructure. Nowadays many factors affect the daily life of south floridians, i.e. the heat island effect, some cities no longer allow circular driveways (zoning codes have become very restrictive about the amount that can be paved in order to mitigate the heat island effect,) construction happening all over our city, poor transportation systems, a turntable can truly enhance our daily experience, making it easier to exit our homes, no more agglomerations of traffic, or concrete trucks backing out, and no more worries about children or pets running unexpectedly behind the car. Designed by Shosh vant Verlaat and installed/maintained by Driveways by Design, the Car Turntable is ideal for residential and commercial applications, and will maximize the use of space, improve driver's visibility, as well as add value to your property.

TrueMark provides specialized home solutions that enhance everyday living. In this project, we replaced an outdated or non-functional fixture with a high-efficiency ceiling fan.
Beyond the physical mounting, we ensured the unit was properly balanced for silent operation and securely anchored to the ceiling box for safety. This installation not only improves the room's air circulation but also adds a refreshed aesthetic to the space. Whether it's a precision door retrofit or an essential fixture upgrade, Jake ensures every detail is handled with professional care.

Builder-grade, tired and outdated fixtures paired with peeling wallpaper and missing tiles served as the impetus behind this homeowners desire to remodel. Careful thought and consideration went into the selection of each bath product as the client wanted a clean design with a contemporary flair. The homeowners enlisted Renovisions to take on the task and transform their bathroom into the beautiful, zen-like bathing space they envisioned. Each step of the remodeling process was completed carefully to ensure a proper facelift.
Beautiful, natural pebble tiles accented by a border of 12”x12” tan colored marble tiles set the overall feel of this new space. The vanity, a medium stained cherry wood contemporary styled wall-hung cabinet, and the ice stone countertop compliment the gorgeous blue-green hues of the mosaic wall tile. The chrome finished wall-hung faucet has the perfect design choice for the narrow yet sleek vanity.
The tub/shower side walls boast stylish 6”x12” marble tiles installed in a horizontal pattern while the blue/green mosaic tiles on the back wall create a dramatic focal point in the otherwise neutral color palate. Desired amenities such as a deeper soaking tub, a custom tiled shampoo cubby, a hand-held shower head and slide bar and a decorative safety grab bar provided both the functionality and style the homeowners sought after.
Upon completion, this full bath exudes a sophisticated and heavenly atmosphere to provide a truly “do-it-yourself” spa experience.

The Timothy Hyde House, c. 1729, dear to the homeowners for its historic details, but long-lacking the family oriented spaces and living areas essential for today’s extended family lifestyle. Unwilling to compromise an ounce of character, this growing family longed for more practical amenities like a visitor’s private retreat with bedroom, living room and bath, garage parking, a proper master bedroom layout with full bath and walk-in closet, in addition to a new kitchen that would function as the heart of the home. Ultimately the total square footage was doubled and the entire flow of the home was reworked keeping all of the character details intact. The kitchen is the hub, serving up its center island topped off with reclaimed white oak once belonging to a barn built in the 1880’s; jet mist leather granite tops off the remainder of the kitchen. Custom cable lighting was the ingenious solution for the complicated preservation of the original exposed beams and posts in the kitchen. The barn door was custom crafted from original timbers. Many cups of coffee will be enjoyed at the cozy, sun-filled dining nook overlooking the family room and new adjacent deck. The rear, separate entry mudroom with step-up laundry was a long awaited luxury over the previous basement facilities. Moving upstairs, a centrally located bathroom was removed to create a wheelhouse style landing/passage hall, now home to a quiet workspace, featuring original wide plank floors and tailor-made sconces. Baths were added and upgraded including soapstone tops, marble, a glorious soaker tub in the generous master bath, all giving the home a taste of luxury. Bathing in sunlight rests the master suite starring the original beams, cathedral ceilings, and well-suited chandelier. Throughout the home strategically designed built-ins provide a plethora of storage and organization. This 280 year-old Colonial shines on brighter than ever. We are proud to have been part of its long history.

This 1,500 sq. ft. rambler in Palo Alto needed some modern functional updates to accommodate the family’s changing needs. A smart homework station was added to one corner of the kitchen, which included built-in shelves, plugs-a-plenty, a desk area with ample workspace and new windows to let in much needed natural light. The same color and style of cabinetry were used to ensure a seamless flow from the kitchen to the study station.
A bedroom was added using gorgeous floor to ceiling built-ins for clothes, linens and other personal items. Standout features in this home include a stunning 18 x 18 Travertine and Marble tile floor laid out in a checkerboard pattern and a beautiful metal rod and ball stair case finished in a dark antique color.
To accommodate space for the homeowners’ piano, we took advantage of a 20’ foot ceiling in the entryway. We built a new second floor platform that created additional square footage within the existing footprint and carved out a special niche for the family’s prized musical instrument. This properly designed space was given the right setting to sound and appear sensational—the melodies heard throughout the home.
By modifying the footprint on the second floor, we were suddenly faced with the challenge of how to repurpose the existing rod and ball stair railing. To accommodate the additional square footage, we needed more railing than was there; and the material was no longer available to order. As a creative solution, we designed a railing system that reused all but twelve inches of the old railing and installed wide posts to make up for the shortfall in railing materials. The result was spectacular!

This Solana Beach bathroom was completely transformed from an outdated tub and shower into a modern, functional walk-in shower designed for everyday comfort and lasting durability.
The project began with a full demolition, followed by plumbing updates, electrical improvements, waterproofing, cement board installation, and a custom mortar shower pan. Every step was completed with a focus on long-term performance before the finish materials were installed.
The new shower features large-format Calacatta-look porcelain tile, a custom recessed niche with matte black trim, matte black plumbing fixtures, frameless sliding glass doors, and a hexagon porcelain mosaic shower floor. Outside the shower, we installed a new double vanity with a quartz countertop, undermount sinks, updated mirrors, modern lighting, luxury vinyl plank flooring, fresh paint, and new accessories to complete the space.
To help the homeowner visualize the project before construction, we first created 3D renderings and then brought that vision to life through careful planning and craftsmanship.
At MA Properties Construction, we believe beautiful bathrooms begin with proper preparation. That's why every remodel is built with quality waterproofing, attention to detail, and materials selected for long-term performance.
If you're considering a bathroom remodel in Solana Beach, Del Mar, Encinitas, or anywhere in North County San Diego, we'd be happy to help you transform your space.

Unlike many similar houses of the era, this 1870s Shingle Style house was built without a cap on the turret. Because neighboring houses of a similar style did have a cap, its owners asked if we could construct something period-appropriate. In addition, asphalt shingles were replaced with faux slate, which is indistinguishable from natural slate but far more long-lasting. Historically correct wood-turned spandrels were introduced to a railing and the exterior was painted in period-appropriate colors. The turret's original curved bay windows, which no longer operated properly, were restored and made functional again. Photo by Shelly Harrison.
