This was a project that involved liberating an existing small, dark, cramped kitchen in this 1940's saltbox style duplex. The single sided galley kitchen was small, difficult to cook in, and walled-off from the dining room and the living room.
Every element of the kitchen had to function properly and efficiently, in as little space as possible. The new U-shaped kitchen and open floor plans give added usability to the small space while adding storage and counter work space. Custom turned wood columns and the accented archway create a threshold moment offering views from the living room into the remodeled dining room and kitchen.

This Bothell, Washington patio cover project was designed to seamlessly integrate with the home’s existing architecture while creating a comfortable outdoor living space for year-round enjoyment. The structure features 2x6 wall studs, a centered rafter layout, and a 4/12 roof pitch to match the existing roofline, ensuring a cohesive look and proper drainage.
An exposed GLB beam adds structural strength and a clean architectural detail, while the tight-knot cedar soffit brings warmth and natural character to the finished space.
To enhance functionality, the cover includes four recessed can lights, wiring for a future ceiling fan, and ceiling outlets for future Sonos or Bose speakers. Gutters and downspouts were tied into the existing system to maintain consistent water management and a polished exterior appearance.
The space was also prepared for future motorized screens, which will be measured and installed later. The homeowners selected SunTex 97 Dark Bronze screen fabric with a Bronze housing, providing shade, privacy, and a sleek finish that complements the home’s exterior. The completed patio cover now provides a durable, stylish extension of the home’s outdoor living area.

The Control Room is a compact, golden-ratio mix suite engineered for accuracy, featuring a finely tuned treatment plan and a Barefoot monitor system. The Live Room gains surprising scale from its 16’ ceiling, delivering sonic depth and natural ambience ideal for full-band tracking, ensemble sessions, or detailed acoustic work. Expansive glass and natural light shape the visual character of the studio while maintaining controlled isolation and proper acoustic performance.
This space was built to function as a dual-purpose creative hub for music recording and video production. The open layout supports multi-camera film shoots, quick-turn content capture, and flexible session flow. Engineers, producers, and artists can walk in, sit down, and work immediately thanks to intuitive wiring paths, plug-and-play audio infrastructure, and a layout designed for seamless movement between rooms.
Graybox has become a go-to destination for both recording and visual content, hosting sessions and video work for Capitol Records, Meinl Cymbals, The Dove Awards, Gibson, and many others. The result is a studio that feels as inspiring as it sounds—purpose-built, timeless, and engineered for long-term creative use.

This home office work station was off to a good start with proper drawers and storage units, but was very spread out and not well organized. We were able to work with the client to create a system that worked for him, and compact the work station making it easier to manage and more functional.

This exterior upgrade in Coquitlam included the installation of a custom-built cedar gate designed to improve both privacy and functionality for the backyard access. The gate was constructed using durable cedar lumber and reinforced framing to ensure long-term performance while maintaining a natural look that blends with the surrounding landscaping.
The installation was integrated with the existing fencing and concrete driveway area, creating a clean and secure transition between the backyard and garage space. Proper alignment, heavy-duty hinges, and precise carpentry ensured smooth operation and a professional finish.
This improvement was part of a larger backyard renovation project focused on upgrading the outdoor living environment through structural improvements, landscaping enhancements, and durable outdoor construction.

This image highlights the open concept layout created during a full house renovation at a residence in the Kerrisdale neighbourhood of Vancouver, completed by Arani Construction Inc. A major structural modification was carried out to transform the original compartmentalized layout into a bright, connected living space.
To achieve this open concept kitchen design, the existing wall separating the kitchen from the living and dining areas was completely removed. Structural beams were installed to properly support the load of the structure while allowing the space to remain open and visually connected.
The renovation introduced a large quartz island with an integrated gas cooktop that now serves as the central workspace for the kitchen. Deep storage drawers are integrated into the island cabinetry, while a ceiling-mounted stainless steel ventilation hood provides effective airflow above the cooking area.
With the structural wall removed, natural light from surrounding windows now flows freely between the kitchen, dining, and living areas. This structural upgrade significantly improved the functionality, circulation, and openness of the main floor within this Kerrisdale Vancouver home renovation.

This master bathroom was in need of some refreshing! The townhome was built in 1995 in Apple Valley, MN and had not been updated since. The homeowners were not interested in a full remodel, but something that would brighten up the space, give them more storage, and help them to sell in a few years. We achieved this by installing a new vanity with a tower cabinet on top for added storage. The lower cabinet has extra drawers below the sink cabinets for toilet paper, extra toiletries, and towels. We decided on using 2 tones for the cabinet to keep the room light, but still give some contrast to the rest of the space. The tower cabinet has a lift up door with an outlet for the items used everyday like toothbrushes, a hair dryer, and flat iron. The next thing we updated was the tub - the existing tub was not functioning properly, we decided to replace it with a smaller tub and new fixtures. We were lucky enough that the homeowner had a few extra tiles so that we could add in a few pieces to make up the space of the smaller footprint. In the shower, we took out the heavy framed glass door and replaced with a taller frameless swinging showerdoor. We also replaced all the fixtures with brushed nickel and added some additional storage on the walls for shampoos and soaps. Finally, we added a fresh coat of paint to completely brighten up the space and transform it into a new bathroom! We kept the existing tile, the shower glass block, and all the trim in the bathroom. Its amazing what a bit of updating can really do to transform a space!

The client had a finished basement space that was not functioning for the entire family. He spent a lot of time in his gym, which was not large enough to accommodate all his equipment and did not offer adequate space for aerobic activities. To appeal to the client's entertaining habits, a bar, gaming area, and proper theater screen needed to be added. There were some ceiling and lolly column restraints that would play a significant role in the layout of our new design, but the Gramophone Team was able to create a space in which every detail appeared to be there from the beginning. Rustic wood columns and rafters, weathered brick, and an exposed metal support beam all add to this design effect becoming real.

The Vision
Our clients wanted a beautiful backyard to look out upon from their upper screen room, and to have a water feature to listen to. A functional space to have their grandchildren be able to enjoy and also the installation of lighting for safety and enjoyment in the evenings were high on the priority list. Their final wish list was an extended driveway and several trees nearby for privacy and future shade.
The Challenge
The site itself is in a low area and the lot was heavy clay that was often full of standing water. This was the biggest challenge with choosing plant material that would withstand some poor drainage in most areas.
Project Features
Paver border on driveway
Water feature
Bluestone and paver patio and walkways

Design + Plan
Creating this landscape to be successful started with proper grading of the site to help reduce the amount of standing water. Drainage was installed as well as grading to allow water to be directed to a storm drain at the rear of the property. Plantings that will tolerate standing water, such as Red maple and Dawn Redwood were used in areas that may have flooding.
A paver border was installed along the driveway to give them more space and add a finished look to the home. Natural stone steps and a bluestone patio were added with paver accents through the patio to highlight a path to the backyard from the deck. Boulders are placed throughout for the kids to climb on and to bring in more stones to play off of the water feature.
Plantings include grasses, flowering shrubs, and perennials creating a casual atmosphere in the back landscape. The front entrance has shrub roses, coral bells, and grasses as well in high contrast colors for visual interest.
The lighting throughout the landscape features path lighting for safety as well as uplights on many of the trees and downlighting onto the water feature in the backyard.

New Build with the Future in Mind
Many newly built homes in subdivisions leave a lot to be desired in the landscape, and this homeowner had the foresight to know that doing it right the first time is important. By investing in good materials and planning, and planting trees for the future early on, this landscape will last a long time and provide an amazing space for decades.
A beautiful timeless combination of plantings and hardscape materials at this property along with the relaxing sound of the water feature make for a lovely retreat in this neighborhood.

Our Clients, the proud owners of a landmark 1860’s era Italianate home, desired to greatly improve their daily ingress and egress experience. With a growing young family, the lack of a proper entry area and attached garage was something they wanted to address. They also needed a guest suite to accommodate frequent out-of-town guests and visitors. But in the homeowner’s own words, “He didn’t want to be known as the guy who ‘screwed up’ this beautiful old home”. Our design challenge was to provide the needed space of a significant addition, but do so in a manner that would respect the historic home. Our design solution lay in providing a “hyphen”: a multi-functional daily entry breezeway connector linking the main house with a new garage and in-law suite above.

The classics never go out of style, as is the case with this custom new build that was interior designed from the blueprint stages with enduring longevity in mind. An eye for scale is key with these expansive spaces calling for proper proportions, intentional details, liveable luxe materials and a melding of functional design with timeless aesthetics. The result is cozy, welcoming and balanced grandeur. | Photography Joshua Caldwell

Nestled in the heart of Dallas, our clients enjoy a 4-acre estate where they have developed the property for a "park" and "garden" like feel with lots of privacy and sound barrier from the neighbors and busy street along the front. They travel a lot for work and want to be able to come home and enjoy their own backyard oasis that is properly maintained and cared for. They also have 4 grandchildren who live on part of the property and roam around everywhere, so having lots of manicured lawn space to drive their toys around on, explore, etc. is important too.
We service the property one day per week, since they retain a full-time porter. However, he is stretched thin as doesn't tend to much of the landscaping as needed as he's typically working on other side projects for the client. In order to complete our maintenance work within 5 hours on our service day, we work diligently with the client and the client’ assistant to constantly communicate issues we see and/or need to have resolved. Thankfully our client is very quick to respond and allows us an abundance of freedom to make necessary improvements when deemed necessary.
Additionally, last minute work functions and/or parties are often hosted at their house. We often times have to respond quickly with an extra service visit, service date change, seasonal color change, bed mulching, etc. to help get it ready for their company.
We value the trust and communication we have with this client and look forward to working with them for years to come!

This 1950's home was in the need of an overhaul. Family of 4, they needed functional storage, easy to clean materials, and a proper master closet and bathroom. Timeless design drove the material selections and period appropriate fixtures made this house feel updated yet still fitting to the homes age. White custom cabinetry, classic tiles, mirrors and light fixtures were a perfect fit for this family. A large walk in shower, with a bench, in the new reconfigured master bathroom was an amazing transformation. All the bedrooms were outfitted with more useful storage. The master closet even got a full desk workspace with all the natural light you could ask for.

The materials we work with are selected with longevity in mind, from the veneer-cored plywood to the variety of durable finishes at our disposal. We paint and finish our cabinets in-house, which gives us proper control over the quality we aim to provide.
