This Victorian tiled hallway was one of the most beautiful Victorian floors I have ever had the pleasure to work on. With the wide range of patterns and colours they are available in, it seems no two Victorian tiled floors are exactly the same, and this uniqueness is part of what makes them so appealing to property owners. Unfortunately, this floor had been poorly maintained over the years, even suffering from a few loose and missing tiles. There was a thick coating of dust and dirt soiling its appearance, and the property owner was understandably keen to remedy the situation. Having realised that everyday household cleaners are not likely to achieve great results, she asked me to carry out a full professional restoration, including making some repairs where necessary. I was pleasantly surprised to find out that this property was situated in the town of Wyken, which is a few miles outside of Coventry city centre and in fact just down the road from where I live myself! Before making a start on the cleaning process, it was first necessary to re-fix the small number of loose tiles and replace a single missing tile by the radiator. Fortunately, I’ve been working on these types of floors for some time and have built up a good collection of replacement Victorian tiles so I was able to find one that matched in nicely with the rest of the floor without too much problem. To clean the tiles, I began by applying a layer of Tile Doctor Oxy-Gel directly into the floor with a small brush. This product is very similar to the popular Tile Doctor Pro Clean: both are strong alkaline cleaners, strippers and degreasers, with the main difference being that Oxy-Clean comes in a gel form, making it easier to control and therefore ideal for precise cleaning, or for application to vertical surfaces. Like Pro Clean and being an alkaline base it is suitable for use on all types of natural stone and tile. The Oxy-Gel was left to soak into the tiles for around ten minutes before being scrubbed in and then rinsed off carefully with water, I then used a wet vacuum to extract the now soiled cleaning solution off the floor. The next step was to acid wash the floor using Tile Doctor Acid Gel; this served to break down alkaline mineral deposits inherent in the grout along with some excess grout that had been left on the untidily left on tile from installation. It is recommended not to use this product on acid-sensitive soon such as Marble and Limestone as it can cause irreparable etching but its fine on Victorian tiles as long as you don’t leave it on too long. Finally, the floor was given a rinse with clean water to remove any trace of chemicals from the cleaning and to neutralise the area in preparation for sealing. I left the floor for 48 hours to dry before returning to the property to seal the tiles. This allowed plenty of time for the floor to dry completely, which is important as any excess moisture can damage the ability of the sealer to protect against dirt and stains. My choice of sealer for this floor was Tile Doctor High Shine; three coats in total were applied, providing – as the product name suggests – the high shine finish that the customer had requested. The sealer will provide durable surface protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come. As a big fan of Victorian tiles, it was a great pleasure to restore this floor, and my customer was certainly pleased too. The photographs below are of an 80m2 Black Limestone Patio that was laid in rear garden of a property in Sandbach. All was going well until the installer decided to clean up the stone and remove the excess grout (aka grout haze) using brick acid. This is common practice in the trade after laying a patio however what they failed to realise is that Limestone can be marked by acids and in fact can be dissolved over time. This left the patio looking drained and in quite a state as you can imagine. In an attempt to restore the black colour of the stone, the tiler painted on a restoration product however with the grout haze still present on the stone all this did was to add to the problems. Frustrated the customer decided to call Tile Doctor and so I went over to see what could be done. I quickly deducted that the brick acid will have damaged the surface of the stone so to restore it I ran some tests on a small part of the patio that I been badly affected using a series of diamond encrusted burnishing pads of different grits. The pads successfully demonstrated that the appearance could be restored and impressed with the difference I was given the job of renovating all 80m2. Being outside weather was an issue and I had to reschedule until a dry weather window appeared. Cleaning during damp weather isn’t a problem, it’s the sealer which needs to be applied when the sone is dry to get the right result. Made with industrial diamonds and available in different sizes and grits, burnishing pads are ideal for restoring the appearance of polished stone floors. The first step was to work on the most badly damaged tiles with a coarse 100 and then 200-grit diamond milling pad fitted to a weighted rotary machine and lubricated with water. This took off the ruined top layer of the limestone bringing up the virgin stone underneath. Next the patio was worked on with a 400-grit diamond burnishing pad, followed by 800-grit, and then 1500-grit pad. Each pad further renovates the appearance of the stone (Honing) and had to be rinsed after each pad to remove the slurry that is generated. With 80m2 of Limestone paving to cover it took four days to completely restore all the stone using this method. It was tough work, but it made an incredible difference and naturally was far more cost effective than replacing the patio. With the stone cleaned up the last step was to restore the natural black colour in the Limestone with an application of Tile Doctor Stone-Oil which restores the deep black colour and adds texture to the stone, it’s also an impregnating sealer in its own right that adds protection and improves mechanical strength once cured. I allowed this to dry overnight then returned the next day to finish the patio restoration with a further coat of Tile Doctor Ultra-Seal, a no-sheen natural-looking sealer formulated to provide maximum stain protection without altering the colour of the stone. The customer was delighted with the transformation, what was one an uninviting ugly area now looks fantastic and welcoming. Impressed with the result they left the following glowing feedback: “Kamila is A M A Z I N G! Marble is known for its premium quality, toughness and aesthetic, making it a very popular choice for bathroom countertops, such as this one at a house in Northampton. However just because it’s tough doesn’t mean that Marble can be cleaned with the usual household cleaners. Like all natural stone, Marble is acid sensitive and unsuitable products can have a very damaging effect on its appearance. In this situation, the property owner had used a limescale remover to remove some unsightly marks from the countertop. Unfortunately, the product was acid-based and instead of making an improvement it just made it worse and caused severe etching. The first photo above shows the limescale marks from where toiletries have been placed on the side whilst wet. Since Northampton is a hard water area, the limescale deposits over time caused these marks to appear. The only way to effectively remove the Limestone deposits – while at the same time rectifying the damaged caused by the botched cleaning attempt – was to use a system of hand-held diamond encrusted pads and hand help blocks of various grits to cut back the stone and re-polish it, a process we call burnishing. Before officially beginning the burnishing process, I ran a few tests to determine the type of pad I would need to use to achieve the best results. I found that, in most areas, I would need to use the Tile Doctor 400 Grit (Coarse) pad to resurface the tile and remove the damaged layer of stone, but in some areas where the etching was worse, I would need to use the 200 Grit (Very Coarse) pad. After burnishing the affected areas with the Coarse and Very Coarse grit pads, I started to incrementally polish the stone to achieve a high-quality shine, working my up through the Medium, Fine and Very grit pads. No chemicals were used during this process – only water for lubrication, combined with the six-inch diamond encrusted burnishing pads fitted to a hand-held buffing machine. The final part of the restoration was to seal the stone to maintain a long-lasting, deep polished appearance. To do this, I used Tile Doctor Shine Powder, which is a crystallising sealer in powder form. The powder is applied directly and combined with water, before being worked into the stone to seal it. The customer was very happy with the results and the level of shine achieved. I gave the customer a complimentary bottle of Tile Doctor Stone Soap, which is our aftercare cleaner for polished natural stone, along with instructions on periodic maintenance to help maintain the finish we had achieved for as long as possible. If you’re a first time buyer in the process of renovating or redecorating your new property, you may well discover some fantastic tiled floors hidden under your carpets. Certainly in my experience this happens quite often, so it came as no surprise when I got a call from a couple who had pulled up the carpet in the kitchen of their new house in Chester to find Quarry tiles, along with some fantastic Victorian tiles in the hallway. While the Quarry tiles were in relatively good condition – having been shielded by carpet for many years – the couple were still understandably keen to get them back to looking their very best. I was more than happy to help them do just that. Before beginning the restoration, I removed the kick boards from the kitchen cupboards so as not to damage them. I then applied a solution of our versatile, high alkaline cleaner, Tile Doctor Pro Clean, and let it soak into the tiles for a short period before scrubbing it in using a rotary machine fitted with a black scrubbing pad. Pro Clean is suitable for use on most natural stone tiles, including Quarry, Victorian and Slate, doing the trick to break down medium to heavy soil buildup. The floor was then rinsed off with clean water, and the resulting slurry was promptly removed using a wet vac. I then left the floor dry out overnight. I returned to the property the next morning, and started out by taking a couple of damp meter readings to make sure the floor was dry enough to seal. This is an essential task before sealing any tiled floor as even the smallest amount of excess moisture can cloud the sealer and damage its performance. To seal the floor, I firstly applied one coat of Tile Doctor Colour Grow, which really brought out the natural reddish shades in the Quarry. As an impregnating sealer, Colour Colour fills the pores in the stone and prevents dirt from becoming ingrained. I followed the application of Colour Grow by applying three coats of Tile Doctor Seal and Go Extra. As a topical sealer, Seal and Go Extra forms an additional stain resistant seal on the surface of the tiles to protect against dirt and stains. It also gave the tiles a quality sheen finish as requested by the customer. The customers were very happy with their newly restored Quarry tiled floor. They left the following feedback: “We were both thrilled to bits with how nice the Quarry tiled kitchen floor looked, after being cleaned and sealed. Way back in the late 1970s, the owners of an 1894 Victorian in Somerville hired Charlie Allen Renovations to renovate and restore their home, a landmark property that had been divided into apartments and lost some of its period charm. This was a memorable project and it was a shock when the homeowners called in December 2014 to let us know that their home had been badly damaged by a fire. They asked if we could once again restore it to its original prominence. This time nearly every original element of the home needed to be restored or rebuilt. We began the process by carefully removing all original moulding and paneling, which was then catalogued, thoroughly cleaned, and stored away. Belfor, a property restoration firm, was hired to remove soot and smoky odors, which required opening the walls and then rebuilding them. Numerous decorative elements throughout the home, including an intricate stained glass window in the dining room, had been too badly damaged to be restored; these were carefully remade by both our talented team and by an exceptional group of project partners, to match their original design. All of the windows in the house had to be replaced, and all of its floors needed to be refinished. Tile hearth surrounding the dining room fireplace and the living room fireplace mantel and surround were removed, cleaned, and replaced. The homeowners also took the opportunity to have some long-desired renovations accomplished, including remodeling the outdated kitchen, which now features an expansive island, pantry closet, new cork flooring, backsplash, and greenhouse window. Today, the house is fully both meticulously restored and remodeled, and the owners are happily back home. At its conclusion, the project was awarded with the Somerville Historic Preservation Commission’s 2017 Directors Award and a 2018 Contractor of the Year Gold Award.
