The ones who plan ahead sail through. The ones who don't pay more, wait longer, and take on real risk.
Sourcing de-icing materials well is not complicated, but it does require thinking ahead and understanding the options. The choices you make about what to buy, how to buy it, and who to buy it from have a direct effect on your costs, your reliability, and your ability to keep people safe when conditions turn dangerous. This article lays out what matters.
Why Your Choice of Supplier Matters More Than You Think
It is easy to treat de-icing material as a commodity, something you grab whenever you need it without much thought about where it comes from. That works fine until the moment it doesn't, usually in the middle of a storm when everyone needs supply at once and the casual sources have run dry. At that point, the relationships you built before the season become the difference between staying stocked and being stuck.
Reliable supply is the whole game in winter operations. A property that runs out of ice melt during a storm faces safety hazards, liability exposure, and disruption, none of which can wait for a back-ordered shipment. This is why establishing relationships with dependable rock salt suppliers before the season starts is one of the smartest moves a facility manager or contractor can make. It locks in supply, often locks in better pricing, and removes a major source of mid-winter stress.
The lesson here is to treat sourcing as a planning decision rather than a last-minute errand. The businesses that come through winter smoothly are almost always the ones that secured their supply chain early, chose suppliers who could actually deliver when it counted, and never had to gamble on finding material during a shortage. Bagged or Bulk: Matching the Material to the Job

The most important limitation is temperature. Rock salt becomes less effective as temperatures drop, and in genuinely cold conditions it can struggle to do the job at all. This is where alternatives come in. Calcium chloride, for instance, works at much lower temperatures than rock salt and acts quickly, which makes it valuable when conditions are severe or when fast melting matters. Operations that face hard freezes or need dependable performance in extreme cold often keep calcium chloride for sale on hand for exactly those situations, using it alongside rock salt rather than instead of it.
The practical approach is to understand the conditions your property faces and stock accordingly. For many operations, rock salt handles the bulk of the work while a faster, colder-rated material like calcium chloride covers the extreme days when ordinary salt falls short. Matching the material to the temperature and the urgency of the situation is what separates an operation that stays ahead of winter from one that is constantly reacting to it.
Securing Your Supply Before the Season
Knowing what to buy is only half the equation. The other half is making sure you can actually get it when you need it, which means securing your supply before winter arrives rather than after it has already started. Timing is one of the most underrated factors in winter operations.
The logic is simple. Demand for de-icing materials is highly seasonal and spikes sharply during storms, when everyone needs supply simultaneously. Prices and availability both move against the buyer at exactly those moments. By contrast, planning ahead, estimating your needs and arranging supply before the season, puts you in a far stronger position. Working with established rock salt suppliers ahead of time means your material is accounted for before the rush, often at better pricing and with the confidence that it will be there when the first storm hits.
This kind of planning also lets you think clearly rather than react under pressure. You can estimate your seasonal needs based on your property and past winters, decide on the right mix of materials and formats, and arrange storage in advance. And handle it with the right equipment for the format and volume, which protects both the material and the people working with it. None of this is complicated, but neglecting it can undermine even a well-planned supply.
Good storage practices protect the investment you made in securing supply early. There is little point in arranging your materials ahead of the season only to have them degrade before use. Treating storage and handling as part of the overall plan, rather than an afterthought, ensures that the material you secured is actually usable when the moment comes. It is the final link in a supply chain built to perform under winter conditions.
Estimating How Much You Actually Need
One question trips up operations of every size: how much de-icing material to buy. Order too little and you risk running short during a storm. Order too much and you tie up money and storage space in material you may not use. Getting the estimate reasonably right is a meaningful part of sourcing well.
Several factors shape the answer. The size and type of the areas you treat, sidewalks, lots, entrances, and drive lanes, set the baseline for how much material each application consumes. The local climate matters too, since colder regions and those with frequent snowfall go through far more material than milder ones. Application frequency depends on how often storms hit and how quickly surfaces need to be cleared, which varies with the kind of property and the expectations of the people who use it. And the type of material plays a role, since different products are applied at different rates.
Past experience is often the best guide. Operations that track what they used in previous winters, adjusted for the size of the property and the severity of the season, can estimate their needs with reasonable confidence. For newer operations without that history, it helps to plan conservatively and to work with a supplier who can replenish stock reliably, so that a low estimate does not turn into a mid-storm shortage.
The goal is not perfect precision but a sound, slightly cautious estimate paired with a dependable supply relationship. That combination lets an operation keep enough material on hand to handle the season without over-committing to volume it cannot store or use. Winter is predictable in one respect: it arrives every year, and demand for de-icing material spikes the moment it does. A little foresight before the first snowfall pays off through every storm that follows.

Newly built properties are not without their problems and often take a while to resolve all the snagging which occasionally extends to resolving problems with newly laid tiled floors. At this new property in the village of Malvern, and overlooked by the Malvern hills, the builders had left the Terracotta tiled kitchen floor covered in grout smears (also known as Grout Haze) following installation. They had also neglected to seal the tiles, which was actually quite fortunate in this case as they would have sealed in the grout haze, making it more difficult to remove.
Naturally, the property owner wanted the problem to be resolved as soon as possible, and for me to make the tiles easy to keep clean in future, which can be achieved by sealing the tile.
Before starting work, I made sure to fully protect any exposed woodwork with a plastic sheet covering to protect them from potential damage. I then proceeded to give the floor a thorough clean, using Tile Doctor Remove and Go to clean the floor and eradicate some stains that had been left behind as a result of the building work.
Next, I paid special attention to the grout, where the very visible problem of grout haze had arisen. To neutralise these smears I used Tile Doctor Grout Clean Up, a concentrated phosphoric acid cleaner that can also remove alkaline mineral deposits and efflorescence. Grout Clean Up is only to be used on acid resistant stone, as sensitive stone can suffer from irreparable etching if it comes into contact with the product.
Once completely clean and free of grout smears the floor was thoroughly rinsed with water to remove any trace of product and then dried as much as possible with a wet vacuum, afterwards an air mover was installed to speed up the drying process.
Later that afternoon the floor was dry and I was able to apply a sealer. To do this I opted to use several coats of Tile Doctor Seal and Go Extra, a topical, fully breathable sealer that works really well on Terracotta.
The sealer builds up a layer of protection on the surface of the tiles, protecting against ingrained dirt and stains. Seal and Go Extra also provides a high quality sheen finish which really did well to enhance the look of the Terracotta.
The property owner was exceptionally pleased with the results, and to have this problem dealt with quickly and efficiently, additionally the sealer will ensure the Kitchen floor is easy to keep clean in the future.

Limescale deposits are a big problem in many parts of the UK where hard water is common. To remove it you need to use a strong acidic cleaner however what to do if you have limescale deposits on Limestone? As many may already know, Limestone is an expensive, high-quality stone that like a lot of natural stone is acid sensitive and can be damaged with the application of acid-based products.
You can use acids on Limestone however if your careful and I demonstrated this recently at a property in this village of Everdon near Daventry in Northamptonshire. My customer had a fantastic black Limestone tiled shower cubicle that had been absolutely ruined by white limescale staining and it had reached the point where the situation simply couldn’t be resolved with standard cleaning products.
As the staining was so severe, I opted to use Tile Doctor Acid Gel to clean the tiles. This is a blend of phosphoric and hydrochloric acids in gel form and is the best product for cleaning vertical services, since water based products just run off and don’t have time to work on the staining.
Working in small areas, I carefully scrubbed the product into the stone and then rinsed it off with plain water. This process was repeated across the whole cubicle, reducing the stains significantly in the process.
Next, I used a handheld polishing machine fitted with 6” diamond encrusted burnishing pads, along with some water for lubrication, to polish and deep clean the stone, removing any stubborn stains remaining on the tiles.
I left the cubicle to dry completely overnight. Upon my return the next day, I proceeded to seal the tiles using two coats of Tile Doctor Colour Grow sealer.
This sealer is impregnating, meaning it fils the pores of stone to protect against ingrained dirt and staining. As well as providing stone protection, Colour Grow also enhances the natural colour in the stone – in this case, the deep black shades in the Limestone.
Having finished the job, I gave the very happy customer some advice on keeping limescale and other staining at bay in future. I explained that proper maintenance can be conducted by simply rinsing the tiles with clean water after each use of the shower, and by using Tile Doctor Aqua-Pro tile aftercare cleaner at least once a week.

Northamptonshire Tile Doctor

For this job I travelled to the town of Albrighton, which is actually the most easterly settlement in the whole of Shropshire. My client had an issue with their Marble tiled floor which was installed in the kitchen and hallway. They had dropped and broke a bottle of vinegar in the kitchen, and the substance unfortunately came in contact with the tiles. Since Marble is highly sensitive to acid, the vinegar (an acetic acid) had basically etched the surface of the tiles make it impossible clean chemically.
Although the tiles were a nice, expensive Marble, the person who had first installed them had done a poor job, leaving lippage of up to 5mm in some areas, which would make work trickier. Undeterred I could see it would be possible to restore the floor using a combination of burnishing for the tiles and cleaning with a high alkaline product for the grout lines. I demonstrated this to my client on one tile which went well and I was then given the go ahead to restore the entire floor.
My first task focused on cleaning the grout lines using a solution of Tile Doctor Pro-Clean worked in with a stiff grout brush. Pro-Clean is a high alkaline cleaner suitable for use on most types of natural stone floor. It helped to alleviate most of the grout staining caused by the vinegar, whilst also lifting out any ingrained dirt and muck, and this left the grout looking a lot cleaner.
After cleaning the grout lines I was able to move on to burnishing the tiles. As previously mentioned, no chemical product would be able to have an effect on the damaged tiles, so I resolved to burnish them using a system of four diamond encrusted burnishing pads fitted to a rotary machine. Working first with a coarse burnishing pad, and moving through to medium, fine and very fine pads, lubricated with a little water, I was able to significantly reduce the appearance of the acid stains, while also giving the tiles a nice polished finish.
Following the cleaning and burnishing processes I gave the tiles a good rinse to remove any remaining residue and then ensured the floor was completely dry before starting on the sealing.
To seal the floor and maximise the appearance I used Tile Doctor Colour Grow and Tile Doctor Shine powder. Colour Grow is an impregnating sealer that seeps into the pores of the stone intensifying and enhancing the natural shades and colours in the stone whilst also providing stain protection;
Shine Powder on the other hand is a crystallising powder that is ground directly into the tiles to provide a high shine finish and durable surface protection.
My client and her husband were really happy with the results and left the following message on the Tile Doctor Feedback system:

Shropshire Tile Doctor

This is a job I recently completed in the small town of Braunstone, which lies just outside the city boundaries of Leicester, Leicestershire. My client wanted a restorative cleaning and sealing service for their very old Quarry tiled bathroom floor, which dates back to the Edwardian period. The floor was suffering from paint and adhesive staining, and was now in dire need of a thorough clean more generally along with a fresh seal to protect it from further damage.
I treated the floor in the first instance Tile Doctor Remove & Go which is a powerful stripper that breaks down old sealers remaining on the floor, as well as inherent paint and adhesive contamination. Remove & Go also contains cleaning properties which allows it to draw out ingrained dirt from the stone, lifting it to the surface. The product was applied to the floor and allowed to dwell for approximately thirty minutes prior to agitation with a hand-held rotary polisher fitted with a small black stripping pad.
The resulting slurry was promptly removed using a wet vacuum machine and our specialist Tile Doctor Acid Gel was then applied to the floor. Acid Gel is a blend of phosphoric and hydrochloric acids in gel form, and is specially formulated to treat grout haze and efflorescence on both wall and floor tiles.
Readers should be aware that this product is not suitable for use on acid-sensitive stone tiles such as Marble, Limestone and Travertine as it can potentially cause severe etching. In this case Acid Gel was left to dwell for ten minutes prior to agitation. This was effective in removing the white efflorescence salt staining that was present in several concentrated areas. Once again, the resulting slurry was vacuumed away, and the entire floor was rinsed with clean water.
The floor was left to dry for roughly twenty four hours before I returned to seal the floor. My choice of sealer in this case was Tile Doctor Colour Grow, a colour enhancing, impregnating sealer. The sealer will help to protect the tiles from soil ingress, and both water and oil based spills.
As you can see from the ‘Before’ and ‘After’ photographs, a marked difference was made to the appearance of this Quarry tiled floor. A professional and carefully thought out approach was taken to tackling the innate problems, particularly relating to efflorescence and paint and adhesive staining, and my client was extremely pleased with the results.

Leicestershire Tile Doctor

This Victorian tiled hallway was one of the most beautiful Victorian floors I have ever had the pleasure to work on. With the wide range of patterns and colours they are available in, it seems no two Victorian tiled floors are exactly the same, and this uniqueness is part of what makes them so appealing to property owners.
Unfortunately, this floor had been poorly maintained over the years, even suffering from a few loose and missing tiles. There was a thick coating of dust and dirt soiling its appearance, and the property owner was understandably keen to remedy the situation. Having realised that everyday household cleaners are not likely to achieve great results, she asked me to carry out a full professional restoration, including making some repairs where necessary. I was pleasantly surprised to find out that this property was situated in the town of Wyken, which is a few miles outside of Coventry city centre and in fact just down the road from where I live myself!
Before making a start on the cleaning process, it was first necessary to re-fix the small number of loose tiles and replace a single missing tile by the radiator. Fortunately, I’ve been working on these types of floors for some time and have built up a good collection of replacement Victorian tiles so I was able to find one that matched in nicely with the rest of the floor without too much problem.
To clean the tiles, I began by applying a layer of Tile Doctor Oxy-Gel directly into the floor with a small brush. This product is very similar to the popular Tile Doctor Pro Clean: both are strong alkaline cleaners, strippers and degreasers, with the main difference being that Oxy-Clean comes in a gel form, making it easier to control and therefore ideal for precise cleaning, or for application to vertical surfaces. Like Pro Clean and being an alkaline base it is suitable for use on all types of natural stone and tile. The Oxy-Gel was left to soak into the tiles for around ten minutes before being scrubbed in and then rinsed off carefully with water, I then used a wet vacuum to extract the now soiled cleaning solution off the floor.
The next step was to acid wash the floor using Tile Doctor Acid Gel; this served to break down alkaline mineral deposits inherent in the grout along with some excess grout that had been left on the untidily left on tile from installation. It is recommended not to use this product on acid-sensitive soon such as Marble and Limestone as it can cause irreparable etching but its fine on Victorian tiles as long as you don’t leave it on too long.
Finally, the floor was given a rinse with clean water to remove any trace of chemicals from the cleaning and to neutralise the area in preparation for sealing.
I left the floor for 48 hours to dry before returning to the property to seal the tiles. This allowed plenty of time for the floor to dry completely, which is important as any excess moisture can damage the ability of the sealer to protect against dirt and stains.
My choice of sealer for this floor was Tile Doctor High Shine; three coats in total were applied, providing – as the product name suggests – the high shine finish that the customer had requested. The sealer will provide durable surface protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come.
As a big fan of Victorian tiles, it was a great pleasure to restore this floor, and my customer was certainly pleased too. It’s amazing how far a little professional maintenance can go to improving the appearance of these fantastic types of floor.

These photographs below are of a Slate Tiled Kitchen floor taken at a customer’s house in Henley-on-Thames which, as its name suggests, sits alongside the River Thames in Oxfordshire. My client’s Slate kitchen floor had recently been cleaned with unsuitable cleaning products which I suspect impacted the sealer leaving it looking dull. Sealers really to improve the look of a stone floor so unsurprisingly once the sealer had been damaged my client had been unable to find a cleaning product that could have any kind of positive effect on the tiles.
It’s fairly well known that many supermarket quality cleaners are only really designed for use on Ceramic or Porcelain tiled floors as they contain acids which strip away at sealers and acid sensitive stone floors, leaving the stone beneath vulnerable. So your select a cleaning product for your floor always read the small print on the back of the label and make sure you avoid anything that mentions not for use on acid sensitive stone; belter still Tile Doctor have a number of products for cleaning tiled floors including Neutral Cleaner and Stone Soap.
To clean the floor and remove any remaining sealer I first made a strong dilution of Tile Doctor Pro Clean which is a strong alkaline cleaner and then spread this over the floor, leaving it to dwell. This allows the cleaner to seep into the slate and get underneath, breakdown sealers and start to lift out ingrained dirt.
Following a dwelling period of roughly ten minutes, I agitated the floor periodically with a rotary machine fitted with a black scrubbing pad and scrubbed along the grout lines with a stiff grout brush. I then used a wet vacuum to extract the resultant slurry away and then followed up by rinsing the floor with clean water, and once again vacuumed up the residue.
Any stubborn areas were retreated until I was happy with the floor and then I left the floor to dry off completely overnight, in preparation for sealing the following day.
Upon my return to the house the following day, I ran some damp tests on different parts of the floor to check for any excess moisture which could potentially damage the performance of the sealer. Once I was satisfied that the floor was completely dry, I proceeded to seal the tiles using Tile Doctor Seal & Go. This will provide a robust surface seal for the future, along with an aesthetically pleasing low-sheen finish.
This sealer works particularly well on Slate tiles and, being a water-based sealant, additionally Seal & Go does not emit an unpleasant smell as it dries. Slate is quite a porous stone so I applied six coats of seal to provide long-lasting protection.

At first sight, this Victorian tiled pathway in Palmers Green, N13 did not appear to need too many repairs, with just a few obvious broken and loose tiles to be fixed. On closer inspection however it became clear it was in need of a deep clean and fresh seal.
To start, we applied Tile Doctor Remove & Go across the entire length of the pathway to break down and strip off the old sealer and provide an initial clean. In the more stubborn and difficult to reach areas where we saw the buildup of efflorescence, we applied Tile Doctor Acid Gel to neutralise the alkaline salts.
Acid Gel, as the name indicates, is a pH1 blend of Phosphoric and Hydrochloric acid in gel form, making it easier to apply to tricky areas, including sloped or vertical surfaces. Users should be aware not to use this type of product on acid-sensitive stone such as Limestone, as this can cause etching if left on too long.
Once the dirt and efflorescence buildups had been dealt with, I focused my attention towards the tile repairs, quickly realising that the extent of damage was greater than initially thought. Firstly, the numerous loose and broken tiles were removed and individually cleaned in a similar way to the rest of the floor. We then repaired the sub base ready for the existing and newly sourced tiles to be re-laid, before leaving the floor to set and dry overnight.
The next day, the pathway was grouted, before being sealed with Tile Doctor’s colour enhancing, impregnating sealer, Colour Grow to bring back the life and character to the Victorian tiles.
I was also asked to renovate the Edwardian hallway tiles in the house so once finished with the pathway they were deep cleaned using a strong dilution of Tile Doctor Pro Clean. This also helped to break down the old sealers and waxes – followed by a careful cleaning of the grout lines using Tile Doctor Grout Clean Up in combination with 3m black pads and detail brushes.
To ensure any pre existing sealer was completely removed, I followed up with a steam clean and left the tiles to dry overnight.
Upon my return to the property the next day, I completed re-grouting in the necessary areas, before sealing the tiles with five coats of Tile Doctor Seal & Go, providing an aesthetically pleasing satin finish. Seal & Go is a topical, solvent-based sealer which forms a layer of durable protection on the surface of the tiles, protecting against dirt and stains.
The hard work invested in restoring these two floors certainly paid off, as the client was exceptionally pleased with the results, going as far as to leave the following feedback:

We were called out to look at this new Black Limestone patio in Ashford which was not looking as it should. The client had laid it himself but unfortunately had not managed to polish off all the grout from the surface of the Limestone thereby degrading the appearance of the stone.
Grout Smearing or Grout Haze is a common problem when it comes to tiling and this problem seems to be on the increase due to new grout formula’s which are tougher but dry a lot faster. Usually, the excess grout can be removed using a mild acid however it is not possible to do that on Limestone as this Stone is acid sensitive and as well as etching the stone can cause it to turn white. I know Tile Doctor has resolved a few jobs like this in the past for builders who do not always understand the unique characteristics of the stone.
I discussed with the client how Tile Doctor could help and gave him a quote for the work to be carried out. He was happy to go ahead so having consulted the weather forecast for a couple of dry days we agreed a date to return.
To remove the Grout Haze and clean the appearance of the Limestone I applied a Tile Doctor Brick and Patio Cleaner and worked it in with a coarse 400 grit diamond encrusted burnishing pad. The coarse pad does leave the stone looking a little rough, so the surface was then renovated using the finer burnishing pads of 800 and 1500 grit using water for lubrication. By using the pads in sequence, it gradually smooths the surface of the stone. Once done the tiles were rinsed with water and the soil removed with an industrial wet vacuum. The patio was looking good, the day was nice and bright, so we left the patio for a few hours to dry in the sun.
Once the stone was dry the patio was sealed with single coat of Tile Doctor Stone Oil which is an impregnating sealer that improves strength and restores colour to the stone.
Once dry the Stone Oil was followed by a coat of Tile Doctor Colour Grow sealer which like the Stone Oil penetrates the pores of the stone improving colour and adding protection. The treatment and combination of products transformed the appearance of the patio and provided the client with exactly the look he required.
As you can see from the after pictures the patio had a rich black colour and looked as it should. The client was over the moon with the result and was thankful that we had managed to rescue his work. Lesson learned for any future project he might take on, beware of grout haze!

This project located in Muskoka blends modern sophistication into the natural setting.
Due to the adjacent lake and forest environments, a great deal of care was taken to ensure there were no impacts on these sensitive environments. The blast rock was salvaged to create “planting pockets” on the steep slopes allowing for nearly 700 mature trees to be craned into these locations. Working with local arborists, native species of trees and understory planting were selected to ensure ecosystems weren’t negatively impacted.
East of the residence, Poolscape Inc. constructed a cast-in-place, vanishing edge pool that was formed to sit above a 1200sqft. underground concrete bunker. The bunker houses the pool equipment & boiler, as-well-as site utility controllers for site irrigation and lighting.
Surrounding the pool and wrapping around the residence, extensive concrete slabs were poured and granite tiles laid to create multilevel patios and walkways.
Areas of the patios overlooking the lake cantilevered out over the edge of the rock face and required the installation of custom iron and glass railings between stone pillars to provide safety due to the severity of the slope.
On the west side of the site, a penetration asphalt sport court surface was suspended atop a 4-car concrete garage, more than 45ft above grade level. Enclosed by chain-link fencing, this elevated “sky-court” offers a stunning setting for recreational play.
Working with a local contractor, an existing dock was removed by barge, and a new steel frame was constructed while the lake was frozen. ‘Off-season’ prep-work allowed for seamless continuation of work in the spring when the dock surface, ipe, was installed. Shaped to provide a protected swimming area, the three boat-slip dock is complete with barbecue, built-in umbrella, flush mounted light fixtures, and custom pedestal that provides power and water to boats while docked.
To permit easy access between the residence and dock, natural Muskoka granite steps were craned in to create a safe path down the steep slope.

I was contacted about a Georgian property in the Kent village of Leeds , to see if I could do anything to improve a Travertine tiled floor. The use of Travertine was extensive and had been installed throughout the ground floor including the kitchen, dining room, utility and bathroom WC. Travertine is probably my favourite stone, but it is acid sensitive and attracts dirt easily, due to its ‘holey’ composition.
Initially we discussed the floor over the phone where I got to know about the issues they were experiencing, and I detailed the renovation process I normally use to restore it including the products and timelines. Naturally they wanted to me to provide a quote for the work however its tricky to do that accurately without seeing the floor, so I arranged a date to pop over.
Upon arriving I could see the tiles and the wide grout joints had extensive, ingrained dirt indicating the previous sealer had long since worn away. This is a common issue with stone floors, and to re-assure myself and the client it could be resolved I cleaned a small area in the utility room with pleasing results!
This test clean helped me to understand which products and methods would work best on the floor and later that day I emailed over a detailed quote for the renovation. Happy with the quote I received a reply the same day asking when I could start.
My colleague and I arrived on the agreed date and work started with adding protection to all areas that required it. We use a lot of water during the cleaning process and some materials such as MDF can become damaged with water ingress, so it makes sense to do this.
To get the floor clean, a coarse Carbide Brush fitted to a rotary machine was run over the Travertine tiles to scrub in a strong solution of Tile Doctor Pro-Clean. This process generates a lot of slurry as the dirt was washed out of the stone and grout which is extracted with a wet vacuum as we progressed.
Next it was on hands and knees with more Tile Doctor Pro-Clean and handheld brushes run over stubborn areas and along the grout lines to take them from 80% up to 100%.
Happy with the results, the next step was to renovate the stone using a series of diamond encrusted burnishing pads. Using only water for lubrication this process starts with the application of a coarse 400-grit burnishing pad attached to the floor buffer. This produces a lot of slurry which again was removed with a wet vacuum.
This left the Travertine clean, but the pores of the stone had been opened giving the floor a matt finish and more absorbent than it was originally. To further refine the appearance of the stone the next two burnishing pads were applied which are 800 and 1500-grit. These pads polish the stone and close the pores, restoring the natural sheen in the process. After each pad was applied the slurry was rinsed off the floor with water and extracted with the wet vacuum. Once complete the floor was left to dry off fully overnight.
I arrived the next day and took several moisture readings from the floor to check that it had dried off sufficiently overnight. The results were good, so work moved onto sealing the Travertine with two coats of Tile Doctor Ultra Seal which is a natural look impregnating sealer. It works by soaking into the stone, occupying the pores and thereby preventing dirt from becoming ingrained there. This ensures dirt remains on the surface where it is easily cleaned away.
The final step in the floor’s renovation was to apply the last of the diamond polishing pads which is a very fine 3000-grit. This pad further improves the polished appearance of the stone resulting in a satisfying sheen.
The work made a massive difference to the floor, and I received an email the next day from one of the owners who was really pleased with the transformation:
”Floors look brilliant. Very pleased.”
For the care and maintenance of polished sealed floors I recommend the use of Tile Doctor’s Stone Soap which is a gentle but effective cleaning product that won’t impact the sealer and contains a patina enhancer. When it comes to sealed floors my mantra is:
“If you look after the sealer, the sealer will look after the floor!”

Here at Tile Doctor we can’t stress often enough how careful you have to be when choosing a cleaning product for use on natural stone. Acid bases cleaners in particular can etch the surface so always read the label before buying. Unfortunately, this customer, who lives in Twickenham, learned this the hard way.
Limescale build-up on shower tiles can be an unsightly problem in hard water areas and this customer’s house cleaner had attempted to treat it with Cillit Bang on their Marble tiled shower room floor. Whilst good at removing Limescale on ceramic tiles, the product is acid-based and in this case caused severe etching to the surface of the Marble.
This customer is not the first to experience this problem with Cillit Bang and we have looked into this before and I can confirm it does say on the back on the bottle that you should not use it on all natural stone including Marble and Granite.
The mistake had really damaged the appearance of this lovely floor however the good news is etched Marble can be refinished and we do offer this service. Fortunately, this customer found us on-line and called us in to rectify the problem as
With high quality, acid-sensitive stone we find that rather than cleaning with a liquid product, it is lot effective to use a process known as burnishing. This involves the application of abrasive diamond encrusted pads to cut back through the damaged stone. This removes a layer from the surface to expose the undamaged stone, which in then polished.
Using different grades of small diamond pads fitted to a hand buffer I began burnishing the floor tiles. I started the process with a Coarse pad and worked my way through to Medium, Fine and eventually the Very Fine pad. A small amount of lubrication in the form water is used with each pad, but no chemical products are needed, making this a completely natural process. The floor was rinsed with water afterwards to remove any slurry from the polishing.
After allowing the floor dry out overnight, I returned to apply two coats of Tile Doctor Colour Grow, which is a solvent-based, impregnating sealer designed to enhance the variety of natural colours and shades in the stone. It also protects the stone against daily exposure to chemical-based shampoo and soaps.
The customer was worried that the floor could not be restored, but she can now rest assured knowing not only knowing that the floor is back into top condition, but that professional help is at hand in case mistakes happen again in the future! Another happy customer for the Middlesex Tile Doctor.

These Slate kitchen floor tiles at a property in Oxford were in good physical condition, but had become dull over time due to heavy usage, and upon close inspection the grout was stained. The customer contacted me as she was keen to get the tiles back to looking their best. This would require a thorough clean and the application of a fresh sealer.
While Slate floor tiles are reputed to be hard wearing and damage resistant – and are therefore a popular choice for high traffic areas like kitchens – this does not exclude them from needing regular maintenance.
To begin, I mixed a strong solution of Tile Doctor Pro Clean and water. Pro-Clean is a versatile cleaner that when used in a weak dilution can be used as a regular cleaner for most types of natural stone floor, including more sensitive stones such as Limestone and Marble.
The cleaning was then spread across the surface area of the floor, and left it to dwell for ten minutes to allow the solution to seep into the pores of the stone and lift the ingrained dirt to the surface. Pro-Clean in a strong dilution also functions as a stripping product, meaning it works to strip away any old and ineffectual sealer.
I then scrubbed the solution into the floor using a stiff scrubbing brush, paying particular attention to the grout in order to break down the visible staining. The tiles and grout lines came up really well during the cleaning process – this became clear once I had rinsed the floor and removed the residue using a wet vacuum.
With the customer eager to have the job completed quickly, I installed portable room dryers and utilised a heat gun to dry the floor, allowing me to seal it on the same day.
Once I had ensured the floor was completely dry, I commenced the sealing process by firstly applying a coat of Tile Doctor Stone Oil, a product which is designed to bring out all of the natural dark shades in the Slate.
When this was dry, I applied a single coat of Tile Doctor Colour Grow. This is an impregnating sealer, meaning that it soaks into pores of the stone to provide durable protection from within against ingrained dirt and stains. Colour Grow also enhances the natural colours in the stone even further.
The customer was amazed by just how big a difference could be made to the tiles in the space of just a day. Although the tiles were generally in very good nick, my main task was to be liven them up – judging by the before and after photos, I think this was achieved. And, now that they have been treated to a fresh seal, the tiles will be prevented from quickly becoming dull again.
