The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011. The project included: Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space; A 260 square foot addition for a kitchen, bath, and new entry; New cedar shingles, roof shingles, and restored historic windows; The house met the strict regulations of Nantucket's Historic District. On the inside, LEED Gold certification was met through: High R-value insulation and reduced air leakage; High efficiency heating, air conditioning, plumbing fixtures, and appliances; Low-emission paints and finishes as well as a clay wall finish; Using reclaimed materials from the original house and other sites. Interior design by others Our architecture team was proud to design this traditional, cottage inspired home that is tucked within a developed residential location in St. Louis County. The main levels account for 6097 Sq Ft and an additional 1300 Sq Ft was reserved for the lower level. The homeowner requested a unique design that would provide backyard privacy from the street and an open floor plan in public spaces, but privacy in the master suite. Challenges of this home design included a narrow corner lot build site, building height restrictions and corner lot setback restrictions. The floorplan design was tailored to this corner lot and oriented to take full advantage of southern sun in the rear courtyard and pool terrace area. There are many notable spaces and visual design elements of this custom 5 bedroom, 5 bathroom brick cottage home. A mostly brick exterior with cut stone entry surround and entry terrace gardens helps create a cozy feel even before entering the home. Special spaces like a covered outdoor lanai, private southern terrace and second floor study nook create a pleasurable every-day living environment. For indoor entertainment, a lower level rec room, gallery, bar, lounge, and media room were also planned.

The first goal for this client in Chatham was to give them a front walk and entrance that was beautiful and grande. We decided to use natural blue bluestone tiles of random sizes. We integrated a custom cut 6" x 9" bluestone border and ran it continuous throughout. Our second goal was to give them walking access from their driveway to their front door. Because their driveway was considerably lower than the front of their home, we needed to cut in a set of steps through their driveway retaining wall, include a number of turns and bridge the walkways with multiple landings. While doing this, we wanted to keep continuity within the building products of choice. We used real stone veneer to side all walls and stair risers to match what was already on the house. We used 2" thick bluestone caps for all stair treads and retaining wall caps. We installed the matching real stone veneer to the face and sides of the retaining wall. All of the bluestone caps were custom cut to seamlessly round all turns. We are very proud of this finished product. We are also very proud to have had the opportunity to work for this family. MMI Design was hired to assist our client with with an extensive kitchen, living room, and dining remodel. The original floor plan was overly compartmentalized and the kitchen may have been the tiniest kitchen on the planet! By taking out a wall which separated the spaces and stealing square footage from the under-utilized dining room, MMI was able to transform the space into a light, bright and open floor plan. The new kitchen has room for multiple cooks with all the bells and whistles of modern day kitchens, and the living spaces are large enough to entertain friends and family. We are especially proud of this project, as we believe it is not only beautiful but also transformative in terms of the new livability of the spaces.

A long time ago, in a galaxy far, far away… A returning client wished to create an office environment that would refuel his childhood and current passion: Star Wars. Creating exhibit-style surroundings to incorporate iconic elements from the epic franchise was key to the success for this home office. A life-sized statue of Harrison Ford’s character Han Solo, a longstanding piece of the homeowner’s collection, is now featured in a custom glass display case is the room’s focal point. The glowing backlit pattern behind the statue is a reference to the floor design shown in the scene featuring Han being frozen in carbonite. The command center is surrounded by iconic patterns custom-designed in backlit laser-cut metal panels. The exquisite millwork around the room was refinished, and porcelain floor slabs were cut in a pattern to resemble the chess table found on the legendary spaceship Millennium Falcon. A metal-clad fireplace with a hidden television mounting system, an iridescent ceiling treatment, wall coverings designed to add depth, a custom-designed desk made by a local artist, and an Italian rocker chair that appears to be from a galaxy, far, far, away... are all design elements that complete this once-in-a-galaxy home office that would make any Jedi proud. Serving as a weekend getaway dwelling, these clients opted for a comfortable contemporary aesthetic. “Citified with a bit of glamour” was our mantra. To contrast the linear aspects of the great room and to provide both internal and external views, a large irregularly-shaped sectional was employed. It was paired with two iconic Mario Bellini lounge chairs that provide an elegant air to the space, all anchored by a 20’ round wool rug. A hint of European sensibility is revealed with the use of bespoke lighting. Multi-globe ceiling fixtures crown the great room, while individual pendants adorn the split dining table. The custom dining table top became a true piece of art: a laser-cut brass panel with a map of the client’s Northern California hometown speaks to his passion for maps and adds dimension and interest to this table. The entryway features a bronze, stainless steel, and wood console against a backdrop of precious stone. A bold bronze sculpture in the great room draws the eye to the glass and beyond. The walls and ceilings were given a faux finish of metallic woven, grass-cloth type texture, bringing an element of glamour and drama. In the master bedroom an art piece was commissioned to hang above the bed, blending a lifetime of poems, photographs, and song lyrics into a visual representation of a classic love story. Adjacent to this art piece is a full-size print of the client’s own photography work, backlit and custom-framed to add personality to a room full of exquisite art. The E. F. San Juan team created custom exterior brackets for this beautiful home tucked into the natural setting of Burnt Pine Golf Club in Miramar Beach, Florida. We provided Marvin Integrity windows and doors, along with a Marvin Ultimate Multi-slide door system connecting the great room to the outdoor kitchen and dining area, which features upper louvered privacy panels above the grill area and a custom mahogany screen door. Our team also designed the interior trim package and doors. Challenges: With many pieces coming together to complete this project, working closely with architect Geoff Chick, builder Chase Green, and interior designer Allyson Runnels was paramount to a successful install. Creating cohesive details that would highlight the simple elegance of this beautiful home was a must. The homeowners desired a level of privacy for their outdoor dining area, so one challenge of creating the louvered panels in that space was making sure they perfectly aligned with the horizontal members of the porch. Solution: Our team worked together internally and with the design team to ensure each door, window, piece of trim, and bracket was a perfect match. The large custom exterior brackets beautifully set off the front elevation of the home. One of the standout elements inside is a pair of large glass barn doors with matching transoms. They frame the front entry vestibule and create interest as well as privacy. Adjacent to those is a large custom cypress barn door, also with matching transoms. The outdoor kitchen and dining area is a highlight of the home, with the great room opening to this space. E. F. San Juan provided a beautiful Marvin Ultimate Multi-slide door system that creates a seamless transition from indoor to outdoor living. The desire for privacy outside gave us the opportunity to create the upper louvered panels and mahogany screen door on the porch, allowing the homeowners and guests to enjoy a meal or time together free from worry, harsh sunlight, and bugs.
