ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. A lovely yard that started as a long bowling alley of lawn. We wanted to create a more human scale in the lounge area without building too many visual barriers. The overall effect is splashes of woodland across a contemporary canvas.

This master bedroom is full of light. We kept the room simple, using design solutions of adding crown and 1x on the ceiling and painting it all with a semigloss sheen to provide visual depth. The somewhat contemporary fan (the Energy Star-qualified Lapa model from Modern Fan Co., offers three-speed AC motor for maximum airflow efficiency), meshes perfectly with the updated farmhouse cottage feel. Plantation shutters provide plenty of protection from the sun while also providing architectural and linear lines that juxtapose the sheer drapes on the four post bed. When you open the back doors of the home of Nancy and Jeremy Campbell in Granville, you don’t just step out onto a patio. You enter an extension of a modern living space that just happens to be outdoors. Their patio’s unique design and setting provides the comfort and style of indoors while enjoying the natural beauty and fresh air of outdoors. It all started with a rather desolate back yard. “It was completely blank, there was nothing back there,” Nancy remembers of the patio space of this 1972 split-level house they bought five years ago. With a blank slate to work with, the Campbells knew the key elements of what they wanted for their new outdoor space when they sat down with Travis Ketron of Ketron Custom Builders to design it. “We knew we wanted something covered so we could use it in the rain, and in the winter, and we knew we wanted a stone fireplace,” Nancy recalls. Travis translated the Campbells’ vision into a design to satisfy outdoor entertaining and relaxing desires in all seasons. The new outdoor space is reminiscent of a vast, rustic great room complete with a stone fireplace, a vaulted ceiling, skylights, and ceiling fans, yet no walls. The space is completely open to the elements without any glass or doors on any of the sides, except from the house. Furnished like a great room, with a built-in music system as well, it’s truly an extension of indoor living and entertaining space, and one that is unaffected by rain. Jeremy comments, “We haven’t had to cover the furniture yet. It would have to be a pretty strong wind to get wet.” Just outside the covered patio is a quartet of outdoor chairs adorned with plush cushions and colorful pillows, positioned perfectly for users to bask in the sun. In the design process, the fireplace emerged as the anchor of the space and set the stage for the outdoor space both aesthetically and functionally. “We didn’t want it to block the view. Then designing the space with Travis, the fireplace became the center,” remembers Jeremy. Placed directly across from the two sets of French doors leading out from the house, a Rumford fireplace and extended hearth of stone in neutral earth tones is the focal point of this outdoor living room. Seating for entertaining and lounging falls easily into place around it providing optimal viewing of the private, wooded back yard. When temperatures cool off, the fireplace provides ample warmth and a cozy setting to experience the change of seasons. “It’s a great fireplace for the space,” Jeremy says of the unique design of a Rumford style fireplace. “The way you stack the wood in the fireplace is different so as to get more heat. It has a shallower box, burns hotter and puts off more heat. Wood is placed in it vertically, not stacked.” Just in case the fireplace doesn’t provide enough light for late-night soirees, there is additional outdoor lighting mounted from the ceiling to make sure the party always goes on. Travis brought the idea of the Rumford outdoor fireplace to the Campbells. “I learned about it a few years back from some masons, and I was intrigued by the idea then,” he says. “We like to do stuff that’s out of the norm, and this fireplace fits the space and function very well.” Travis adds, “People want unique things that are designed for them. That’s our style to do that for them.” The patio also extends out to an uncovered area set up with patio tables for grilling and dining. Gray pavers flow throughout from the covered space to the open-air area. Their continuous flow mimics the feel of flooring that extends from a living room into a dining room inside a home. Also, the earth tone colors throughout the space on the pavers, fireplace and furnishings help the entire space mesh nicely with its natural surroundings. A little ways off from both the covered and uncovered patio area is a stone fire pit ring. Removed by just the right distance, it provides a separate place for young adults to gather and enjoy the night. Adirondack chairs and matching tables surround the outdoor fire pit, offering seating for anyone who doesn’t wish to stand and a place to set down ingredients for yummy fireside treats like s’mores. Padded chairs outside the reach of the pavilion and the nearby umbrella the perfect place to kick back and relax in the sun. The colorful throw pillows and outdoor furniture cushions add some needed color and a touch of personality. Enjoying the comforts of indoors while being outdoors is exactly what the Campbells are doing now, particularly when lounging on the comfortable wicker furniture that dominate most of the area. “My favorite part of the whole thing is the fireplace,” Nancy says. Jeremy concludes, “There is no television, it would destroy the ambiance out there. We just enjoy listening to music and watching the fire.”

A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Chinoise botanical wallpaper and bamboo lights present a lively textural contrast within this 1753 home’s historic structure. The young family who lives here craved rich colors and vibrant patterns, influenced by their appreciation for Asian art and love of gardening. Sculptural lighting pieces brighten the previously-dark interiors with an interplay between contemporary and traditional aesthetics. Custom built-ins provide important function for the family while serving to divide large open spaces and offer degrees of privacy. A playful adult bar was created in the original dining room, featuring bold blue “Garden Pagoda” wallpaper, a custom cut Carrara marble bar top, and furnishings and accessories in contrasting and complimentary styles.

With adjacent neighbors within a fairly dense section of Paradise Valley, Arizona, C.P. Drewett sought to provide a tranquil retreat for a new-to-the-Valley surgeon and his family who were seeking the modernism they loved though had never lived in. With a goal of consuming all possible site lines and views while maintaining autonomy, a portion of the house — including the entry, office, and master bedroom wing — is subterranean. This subterranean nature of the home provides interior grandeur for guests but offers a welcoming and humble approach, fully satisfying the clients requests. While the lot has an east-west orientation, the home was designed to capture mainly north and south light which is more desirable and soothing. The architecture’s interior loftiness is created with overlapping, undulating planes of plaster, glass, and steel. The woven nature of horizontal planes throughout the living spaces provides an uplifting sense, inviting a symphony of light to enter the space. The more voluminous public spaces are comprised of stone-clad massing elements which convert into a desert pavilion embracing the outdoor spaces. Every room opens to exterior spaces providing a dramatic embrace of home to natural environment. Grand Award winner for Best Interior Design of a Custom Home The material palette began with a rich, tonal, large-format Quartzite stone cladding. The stone’s tones gaveforth the rest of the material palette including a champagne-colored metal fascia, a tonal stucco system, and ceilings clad with hemlock, a tight-grained but softer wood that was tonally perfect with the rest of the materials. The interior case goods and wood-wrapped openings further contribute to the tonal harmony of architecture and materials. Grand Award Winner for Best Indoor Outdoor Lifestyle for a Home This award-winning project was recognized at the 2020 Gold Nugget Awards with two Grand Awards, one for Best Indoor/Outdoor Lifestyle for a Home, and another for Best Interior Design of a One of a Kind or Custom Home. At the 2020 Design Excellence Awards and Gala presented by ASID AZ North, Ownby Design received five awards for Tonal Harmony. The project was recognized for 1st place – Bathroom; 3rd place – Furniture; 1st place – Kitchen; 1st place – Outdoor Living; and 2nd place – Residence over 6,000 square ft. Inspiration for an eclectic living room remodel in New York

This original Master Bathroom was a room bursting at the seams with plate glass mirrors and baby pink carpet! The owner wanted a more sophisticated, transitionally styled space with a better functional lay-out then the previous space provided. The bathroom space was part of an entire Master Suite renovation that was gutted down to the studs and rebuilt piece by piece. The plumbing was all rearranged to allow for a separate toilet rooms, a freestanding soaking bathtub as well as separate vanities for ‘His’ and ‘Her’ and a large, shared steam shower. New windows fill the entire wall around the bathtub providing an abundance of natural daylight while hidden LED lights accent the mirrors when desired. Marble subway tile was chosen for the walls along with complementary, large marble floor tiles for a classic and timeless look. Custom vanities were designed with function in mind providing the homeowner various storage zones, some even hidden behind the vanity mirrors! The shared steam shower has marble walls, ceiling and floor and is accented by marble mosaic tiles. A marble bench seat and brackets, milled out of slab material to match the bathroom counters, provide the homeowners a place to relax when utilizing the steam function. His and Her shower heads and controls finish out the space.

Entering the home through a floor-to-ceiling full light pivoting front door provides a sense of grandeur that continues through the home with immediate sightlines through the 16-foot wide sliding door at the opposite wall. The distinct black window frames provide a sleek modern aesthetic while providing European performance standards. The Glo A5h Series with double-pane glazing outperforms most North American triple pane windows due to high performance spacers, low iron glass, a larger continuous thermal break, and multiple air seals. By going double-pane the homeowners have been able to realize tremendous efficiency and cost effective durability while maintaining the clean architectural lines of the home design. The selection of our hidden sash option further cements the modern design by providing a seamless aesthetic on the exterior between fixed and operable windows.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California. This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.
