Photos © Anice HoachlanderOur client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. Cape Cod; Dennis, MA This kitchen beautifully captures the essence of a Cape Cod coastal style, blending a light, airy color palette with high-end, functional elements. The room is centered around a kitchen island with a dark countertop and classic turned legs, offering a striking visual contrast to the mostly white space. The island provides both a spacious workspace and a casual dining area with woven bar stools that feature a subtle patterned cushion. Above the island, two modern pendant lights with polished metal shades serve as a focal point and provide task lighting. The kitchen's main work area features a white farmhouse sink situated beneath a large window, which floods the space with natural light. The countertops and full-height backsplash are a single slab of white marble with delicate veining, creating a clean and luxurious surface. The white shaker-style cabinetry, including glass-front cabinets for displaying dishes, reinforces the traditional coastal aesthetic. On the far left, a large, integrated refrigerator with sleek handles maintains the clean, built-in look of the cabinetry. The light wood floors provide warmth and a connection to natural elements, completing the inviting and sophisticated feel of the room.

This Palm Springs inspired, one story, 8,245 sq. ft. modernist “party pad” merges golf and Rat Pack glamour. The net-zero home provides resort-style living and overlooks fairways and water views. The front elevation of this mid-century, sprawling ranch showcases a patterned screen that provides transparency and privacy. The design element of the screen reappears throughout the home in a manner similar to Frank Lloyd Wright’s use of design patterns throughout his homes. The home boasts a HERS index of zero. This timeless kitchen is the perfect example of how rich color sets the mood. Inspired by Sherwin-Williams’ Dried Thyme, the green cabinetry brings a warm and contemporary look. The kitchen’s original layout is what attracted the owners to this home so with a few changes, the space now better fits the owners’ needs. Straightening out a wall by the large bay window provided space to move the dishwasher, and gave room to build a tall cabinet with organized pullout drawers next to the stove for easy access and storage. This also created room to build a hidden appliance garage and flipping the location of the island sink provided more accessibility to the stove. The bow front stove hood provides visual relief for the linear nature of the cabinets. Green ceramic tiles surround the porcelain herringbone tile in the contrasting niche dedicated to spices and oils, and the adjacent pot filler provides convenience. The island was increased in size to provide for more storage and metal domed pendants provide lighting for both prepping and eating. Double-wall ovens have side handles for easy opening and convenience and provide easy access in a busy kitchen area. The homeowners sought to create a modest, modern, lakeside cottage, nestled into a narrow lot in Tonka Bay. The site inspired a modified shotgun-style floor plan, with rooms laid out in succession from front to back. Simple and authentic materials provide a soft and inviting palette for this modern home. Wood finishes in both warm and soft grey tones complement a combination of clean white walls, blue glass tiles, steel frames, and concrete surfaces. Sustainable strategies were incorporated to provide healthy living and a net-positive-energy-use home. Onsite geothermal, solar panels, battery storage, insulation systems, and triple-pane windows combine to provide independence from frequent power outages and supply excess power to the electrical grid. Coastal Shingle Style on St. Andrew Bay Private Residence / Panama City Beach, Florida Architect: Eric Watson Builder: McIntosh-Myers Construction For this lovely Coastal Shingle–style home, E. F. San Juan supplied Loewen impact-rated windows and doors, E. F. San Juan Invincia® impact-rated custom mahogany entry doors, exterior board-and-batten siding, exterior shingles, and exterior trim and millwork. We also supplied all the interior doors, stair parts, paneling, mouldings, and millwork. Challenges: At over 10,000 square feet, the sheer size of this home—coupled with the extensive amount of materials we produced and provided—made for a great scheduling challenge. Another significant challenge for the E. F. San Juan team was the homeowner’s desire for an electronic locking system on numerous Invincia® doors we custom manufactured for the home. This was a first-time request for us, but a challenge we gladly accepted! Solution: We worked closely with the builder, Cliff Myers of McIntosh-Myers Construction, as well as the architect, Eric Watson, to ensure the timeliness of decisions as they related to the home’s critical production timeline. We also worked closely with our design engineer and the home’s engineer of record, Allen Barnes of Apex Engineering Group, to provide a solution that allowed for an electronic lock on our custom Invincia® mahogany doors. This old tiny kitchen now boasts big space, ideal for a small family or a bigger gathering. It's main feature is the customized black metal frame that hangs from the ceiling providing support for two natural maple butcher block shevles, but also divides the two rooms. A downdraft vent compliments the functionality and aesthetic of this installation. The kitchen counters encroach into the dining room, providing more under counter storage. The concept of a proportionately larger peninsula allows more working and entertaining surface. The weightiness of the counters was balanced by the wall of tall cabinets. These cabinets provide most of the kitchen storage and boast an appliance garage, deep pantry and a clever lemans system for the corner storage. For many of us, our mudroom is often the first place we enter when arriving home. For our clients, a family of four with 2 young children, the mudroom had to be well designed with ample storage and an efficient lay-out. A combination of closed door and open shelving provides an abundance of storage and hanging space to house everything from boots, shoes, coats and miscellaneous gear. Ample shelving provides space for baskets of varying sizes to corral a plethora of smaller items. A generous cushioned bench for and decorative deer hooks installed above it for those easy to access items allows the family to hang and organize things and still have a space that looks clean and organized. Personal storage lockers with screen doors also provide a separated space for each person so that things can be easily stored, found and retrieved.

This inner-city garden was designed to meet the needs of a young family who like to entertain but still required solutions for storage and off street parking. Key to the design was connecting the two different areas of the lower courtyard with the upper carstand area. A solution was obtained through constructing an intermediate landing with built in seating and a new gas BBQ. An open style steel balustrade allows for safety between the two areas and visually takes full advantage of the depth of the property. All-weather protection provided by retractable awnings to both upper and lower areas ensures year round enjoyment. Sliding doors in the garage help the generous storage recede into the design. Spotted gum hardwood timber decking extends the internal areas outside and the wrap around steps further connect the spaces by providing an inviting entry to the BBQ area. A large floating timber bench seat is both practical and breaks up the large retaining wall to the upper carport. A grey and white colour palette provides a sophisticated look whilst highlighting punctuations of playful colour and contemporary styling to link the children’s play areas with the home.

The open-plan second floor now provides efficient gallery space for a portion of the owners' contemporary art collection. Bubble lights – the Gregg Pendant, designed by Ludovica +Roberto Palomba for Foscarini – provide even lighting throughout this tall, narrow space.
