A lovely young couple who just purchased a new house in Manhasset contacted us about renovating it. They were not happy with the kitchen area, it was dark, small, cut off from the rest of the house and didn’t have enough storage space. The dining area was very tight and not conducive for entertaining guests.
After the initial consultation we advised them to open up the space by removing the walls and completely reworking the kitchen layout.

The extensive renovation of this home included an open floor plan conversion while maintaining the character and architectural details of the center hall colonial style of the house.
The new configuration allowed for a comfortable, contemporary kitchen with a large peninsula, new powder room and a spacious dining room.
We introduced lot’s of blues, blue grays and gold tones into the interior. In the kitchen. Then we continued with the same palette for the custom cabinetry and repeated the herringbone pattern in the backsplash to echo the same pattern in the dining and living room original oak flooring.
The result is a beautiful, comfortable and functional home for a young family.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income.
FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own.
SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio.
MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch.
SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf)
RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property.
COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort.
ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements.
OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.

Our clients for this remodel of a 100 year old home in San Francisco’s Liberty Hill neighborhood recently moved to San Francisco. The house they purchased was very stately and had great bones, but lacked a true master suite and had recently been remodeled in a slightly generic modern style. We helped them with projects throughout the house. Our biggest project was creating a true master suite out of two bedrooms and an existing bathroom. We created an open concept bathroom with custom gray lacquer wardrobes and shoe storage units with a dramatic slot skylight overhead. Access to the master bedroom is through this room. The clean lines of the bathroom are complimented by a very long wall hung vanity with a CaesarStone counter which flows into the walk-in shower and becomes the curb. A variety of tiles including locally fabricated tile from Heath Ceramics were carefully selected to create a warm and inviting, yet modern, feeling. Oak floors similar to those in the rest of the house were used throughout the master suite for continuity. By using the same tile on the back wall of the bathroom we were able to create a visual unity from the shower through the vanity and the water closet. Regan Baker Design was hired in conjunction with John Lum Architects to update this beautiful edwardian in the Castro, San Francisco. The couple who work for both Pixar and Apple, enjoy color, something that Regan Baker Design really enjoys as well. The kitchen, once closed off by a peninsula island, was removed to open to the living room creating a more open floor plan. Open shelves help open up the room as well, while also creating architecture and interest to a rather tall kitchen. Once an under stair closet, the guest bathroom's custom walnut vanity provides storage for every day necessities, while the tiled walls bring interest to a rather small white bathroom. One accent glass tile wall continues the splash of blue color palette throughout the house.
Finish and fixture selections were paired with a few statement pieces including the oversized Flos pendant over the island, the Roche Bobois sofa in multi-color and the client's existing teal round slipper chair, purchased from the ever famed Judge Judy.
The nursery, designed around the client's grandmother's croched character stuffed animals and the ever so cute cloud smiley face rug, was completed just in time before the birth of their daughter.

Like many California ranch homes built in the 1950s, this original master bathroom was not really a "master bath." My clients, who only three years ago purchased the home from the family of the original owner, were saddled with a small, dysfunctional space. Chief among the dysfunctions: a vanity only 30" high, and an inconveniently placed window that forced the too-low vanity mirror to reflect only the waist and partial torso--not the face--of anyone standing in front of it. They wanted not only a more spacious bathroom but a bedroom as well, so we worked in tandem with an architect and contractor to come up with a fantastic new space: a true Master Suite. In order to refine a design concept for the soon-to-be larger space, and thereby narrow down material choices, my clients and I had a brainstorming session: we spoke of an elegant Old World/ European bedroom and bathroom, a luxurious bath that would reference a Roman spa, and finally the idea of a Hammam was brought into the mix. We blended these ideas together in oil-rubbed bronze fixtures, and a tiny tile mosaic in beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece. The new generously sized bathroom boasts a jetted soaking tub, a very large walk-in shower, a double-sided fireplace (facing the tub on the bath side), and a luxurious 8' long vanity with double sinks and a storage tower.
The vanity wall is covered with a mosaic vine pattern in a beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece,. The custom Larson Juhl framed mirrors are flanked by gorgeous hand-wrought scones from Hubbardton Forge which echo the vine and leaf pattern in the mosaic. And the vanity itself features an LED strip in the toe-kick which allows one to see in the middle of the night without having to turn on a shockingly bright overhead fixture. At the other end of the master bath, a luxurious jetted tub nestles by a fireplace in the bay window area. Views of my clients' garden can be seen while soaking in bubbles. The over-sized walk-in shower features a paneled wainscoting effect which I designed in Crema Marfil marble. The vine mosaic continues in the shower, topped by green onyx squares. A rainshower head and a hand-held spray on a bar provides showering options. The shower floor slopes gently in one direction toward a hidden linear drain; this allows the floor to be read as a continuation of the main space, without being interrupted by a center drain.

This client came to us wanting to enhance their existing space by using some creative finishes for walls. They hoped to make the home feel more modern with an urban rustic vibe as opposed to the traditional architectural style of the structure but did not know how to accomplish this transition. Upon our arrival it was noted that all walls had been painted white which was determined too harsh and did not achieve the modern feel the homeowner had hoped to evoke. The space was softened by using a subtle and fresh color palette with one accent color for impact. Teal was the color selected to create a continuous thread of pop in varying degrees in each room which included the Entry Hall, Dining Room and Living Room. Touches of black were injected into each space due to the client’s previous purchases of a drum fixture for the living room and black dining table; both gave direction on scale and style.
The Entry Hall was given powerful impact as someone enters the home by taking its cue from the abstract art selected for the Dining Room. A faux concrete wall was created with the use of artistically combined colors. In the Dining Room, the use of classic chairs are successfully made modern by upholstering in teal leather which added both continuity and unexpected interest next to the velvet Greek Key pattern found on host chairs. In the Living Room custom upholstered sofa and chairs are grounded by a rug that brings all colors together. A unique copper rivet finish was applied in the niches that flank the fireplace as a contrast to whimsical amber crystal mini chandeliers hung over modern consoles that display simple yet exciting teal bowls. The final furnishings, art and accessories ultimately brought the entire home together in a rustic, modern way that is warm and inviting reflecting the unique personality of the people who live there.

The home he purchased was a 1980’s house lacking modern amenities and an open flow for movement and sight lines as well as inefficient use of space throughout the house.
After a great room remodel, opening up into a grand kitchen/ dining room, the first-floor offered plenty of natural light and a great view of the expansive back and side yards. The kitchen remodel continued that open feel while adding a number of modern amenities like solid surface tops, and soft close cabinet doors.

HMidcentury at Arcadia is an extensive remodel of a home we purchased in very poor condition in lower Arcadia on 53rd Street and Thomas Road. We completely transformed this house into a fantastic contemporary home while retaining the best of the midcentury modern character of the original building. Part of the remodel were major additions to the house including a master bedroom, a master bath, a walk-in closet, a laundry room, and pantry and a carport. Since the neighborhood is very family-oriented, we wanted the house to have four bedrooms to accommodate a growing family.
Midcentury at Arcadia is an extensive remodel of a home we purchased in very poor condition in lower Arcadia on 53rd Street and Thomas Road. We completely transformed this house into a fantastic contemporary home while retaining the best of the midcentury modern character of the original building. Part of the remodel were major additions to the house including a master bedroom, a master bath, a walk-in closet, a laundry room, and pantry and a carport. Since the neighborhood is very family-oriented, we wanted the house to have four bedrooms to accommodate a growing family.
As with all of our projects, playing with light and shadows was a central focus of the design. We added a new carport not only as a convenience for the new residents, but as an architectural feature that adds visual interest to the front of the house. The carport with wood beams leads to a new front patio that is covered by a metal trellis. This trellis creates a wonderful changing pattern of shadows on the front of the house throughout the day. The front patio and trellis are decked out with LED lighting, which continues the play of light well after sundown. To add a contemporary and industrial look to the house, we sandblasted the front wall of the house to bring out the natural hues of the raw concrete block. We added a new exposed concrete block to the carport to visually tie it into the existing building. The original ceilings of the house were at 8 feet, but we vaulted the ceilings, creating a much more expansive space filled with daylight. A small detail that creates a big impact is a new corner window we added that gives great views of the grassy back yard and pool and at the same time gives the house a cutting-edge contemporary look.
