TVL Creative Ltd.This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life.
The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time.
The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room.
Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage.
Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee.
We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces.
In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color.
The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook!
Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home.
The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client.
Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients!
We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms.
This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Pathway Design & ConstructionWater leaks can be frustrating and happen often unexpectedly… especially when the water is coming from your upstairs neighbor!
Once the leak occurred, the homeowners decided that it was the perfect opportunity to create their dream kitchen and entryway. The decision was made and the homeowners went shopping to purchase materials for their renovation. One problem; they hadn’t hired a contractor yet. They quickly discovered they would need help building their dream kitchen and entryway which is where we came in.
Scope:
Create a versatile space that reflects the homeowners’ vibrant personalities where they could cook, work, relax and entertain.
Desired features include:
Color changing LED tape lighting was essential to help create ambiance.
Smaller can lights with updated trim to modernize the lighting.
Disguising a “workspace” into the island design.
Installing a compost bin that doubles as a wine chiller for entertaining.
Separate wine bar.
Installing an intricate piece of mirror art and lighting in the entryway.
Installing custom waved back splash tile.
Challenges:
Creating a working set of construction plans from cabinet drawings was a challenge. The process entailed continuous communication with the clients including several walkthroughs before final installation of each aspect throughout the project.
Incorporating high-gloss and muted surfaces into the space without creating glare from the natural light coming in from many existing windows.
Wavy tile became difficult to install with the desired layout of backsplash outlet style and locations.
Solutions:
The core design issues were resolved with exceptional communication between our field team and the homeowners.
Satin finish countertops and matte paint offset the high gloss cabinetry and backsplash.
Because of the size of tiles in the space, the outlets needed to be cut in the center of the tile to look uniform. Time and a steady hand made this possible for the best visual result.
Result:
Thoughtful execution helped to create a versatile dream kitchen and entry way that also provides an at-home workspace. This now versatile space is useful and aesthetically pleasing, exceeding the homeowners’ vision. The small details ranging from accent lighting to the compost bin turned wine chiller make this a luxurious statement piece.

The primary objective was to modernize the space for professional aesthetics and functionality while adhering to the strict timeline and budget.
Every renovation project starts with the planning phase led by the project planners. During the in-person visit, Anna captured a 360 tour of the space to get accurate measurements and fast-track the project as well as align with the client on their design vision, remodeling priorities and budget.
The design challenge was to deliver modern aesthetics and functionality for a professional office while keeping the project within budget. The designers worked on several layouts and design visualizations so the client had options. Finally, the choice was made and Robyn felt confident in her decision.
The construction team transformed every corner of the space, breathing new life into it. They replaced the floors, refinished the walls and ceilings, installed new doors and windows, upgraded plumbing and electrical systems, and redesigned the office layout for optimal functionality and flow. Drury DesignAfter living in downtown Chicago their whole lives, these clients were ready for a change of pace. So, they retired and purchased a home near the lake, of course! They both love to cook, and were excited to host big family gatherings. In other words, a full kitchen remodel was in order. The full bath on the main level also needed a complete overhaul.
Design Objectives:
-Open the kitchen to adjacent family room to create a better space for entertaining
-Upgrade appliances and ventilation
-Plenty of storage for an extensive collection of cookware and small appliances
-Create a dedicated space for baking and pizza making
Include a large island for gathering
-Select finishes that bring the outdoors in
-Create a classic beach vibe with NO white cabinetry!
Include tile flooring to flow from laundry room to bathroom to kitchen, while complementing existing hardwood floors
-Create direct access to bathroom from laundry room (so family coming from the beach don’t track sand throughout the house)
Design Challenges:
-Omitting wall between kitchen and family room left very little wall space for cabinetry and appliances
-Providing plenty of storage and work surfaces for avid cooks/bakers
-Replace existing hardwood with stone floor tile that complements existing hardwood floors as well as cabinetry finishes
Design Solutions:
-Creating two islands was a key design decision. The large island is for cooking and gathering. The smaller island is for baking and pizza making
-Placing the range in the island created a very effective layout for this kitchen
-Adding a pocket door from the bath to the laundry room created a direct path for sandy kids and adults alike

The finished space feels open and welcoming for the homeowners, their friends and family. The kitchen functions as well for two as it does for a crowd.
Jordan Design Build GroupBuilt in 1910, this charming DC row house is located in the historic Bloomingdale neighborhood. At some point, the home had been converted into two separate apartments and, in doing so, the previous owners had removed the connecting stairs and made some other problematic design decisions. When our clients purchased the home in 2017, it required a full gut renovation in order to bring it up to code and return it to a single family residence. One of the initial challenges was to address the excessive bulkheads, soffits and ceiling height changes that made the rooms feel off kilter. Reconfiguring the HVAC system and ductwork allowed us to minimize bulkheads and raise the ceilings which, in turn made the spaces feel larger and more open. In the kitchen, the extra height meant we could install taller upper cabinets which provided much needed storage. By expanding the kitchen we were able to reconfigure the layout and create additional prep space and a more functional location for the range.

Advance Design Studio, Ltd.Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan.
The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life.
Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection.
“From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said.
The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there.
Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances.
The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in.
"Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together."
The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years.
Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space.
Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family.
“The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said.

Blackdog Design Build RemodelThis home in Arlington was uninhabited for quite a while. The previous owner had purchased the property as a tear-down and planned to build a very large house. Their plans fell through and he put the house on the market as-is, with the utilities disconnected. The first priority was reconnecting and installing utilities, wiring, and mechanicals that had been removed from the home. The exterior was in bad shape, so the exterior was re-sided with cedar shingle, the exterior trim was repaired, and replacement wood gutters were added. Several large, fixed picture windows from the ‘70’s were replaced with modern double-hung units for fresh air. The existing kitchen and baths were vintage mid-century, which did not work with the reinvisioned flow of the home. The new spaces reflect the client’s lifestyle and personalities. The primary instruction for the kitchen was to accommodate multiple people cooking at the same time. The second instruction was to open the kitchen to the dining room, as it was always envisioned as a working kitchen, as opposed to a showplace kitchen. “Antiqued” finishes were used on the cabinetry to emphasize the casual nature of the room. The cabinetry was intentionally selected in order to not feel too “precious” so that the children and pets of the home could interact without worry. The house originally had a bathroom directly off the kitchen, which was not ideal. The decision was made to keep the bathroom where it was as a dog-washing area, and add a cabinetry-buffer to separate the bathroom door from the working area of the kitchen. Using a pocket door enabled a larger shower to be included. The dramatic wall tile needed to be in relation to a similarly dramatic yet soothing wall color, thus the deep plum wall color. The second floor bathroom originally had a cramped, awkward layout. A built-in linen cabinet that faced the wall was removed in order to create a better layout for the bathroom. As the homeowner was passionate about international travel, the floor tile was selected to reflect an exotic feel but keeping with the colors seen out the window on the lake-side of the house. The house works perfectly for the whole family!
Jordan Design Build GroupBuilt in 1910, this charming DC row house is located in the historic Bloomingdale neighborhood. At some point, the home had been converted into two separate apartments and, in doing so, the previous owners had removed the connecting stairs and made some other problematic design decisions. When our clients purchased the home in 2017, it required a full gut renovation in order to bring it up to code and return it to a single family residence. One of the initial challenges was to address the excessive bulkheads, soffits and ceiling height changes that made the rooms feel off kilter. Reconfiguring the HVAC system and ductwork allowed us to minimize bulkheads and raise the ceilings which, in turn made the spaces feel larger and more open. In the kitchen, the extra height meant we could install taller upper cabinets which provided much needed storage. By expanding the kitchen we were able to reconfigure the layout and create additional prep space and a more functional location for the range.

The overall vision was to create a home the family wants to "vacation" in.
The rooms featured are family room, dining room, pool lounge, playroom, eating area, guest room, powder room, offices, primary bedroom, childrens' bedrooms, as well as, accessories and art work throughout the home.
The home was purchased in need of contemporary updates throughout every room in order to bring the personality of the family into the home. From refinishing the wood flooring and stair railings and custom built ins to runners, area rugs, lighting, window treatments, furniture and accessories, each detail was intentional, resulting in a cohesive flow and highly personalized spaces. Each decision focused on family friendly and entertaining spaces.
The most rewarding part of this house is the family would rather spend time at home than almost anywhere else. They love "living" in their home because of the joy each detail brings them when they are there.
We are currently completely renovating the primary bathroom and walk in closet. We cannot wait to share the finished space.
Advance Design Studio, Ltd.The couple who embarked on this Lake Zurich Illinois home renovation spent years planning a move from Virginia to the rolling hills of Northern Illinois when their first grandchild was born. Wanting to be closer to their grown children so they could enjoy their new role, they first embarked upon finding the right realtor and the right home. They settled on the “perfect” home; perfect that is to transform.
The seriously outdated 1,800 square foot ranch had a closed outdated kitchen, 3 bedrooms, a living room with a fireplace, a full basement and 2 baths. Although it had “good bones”, it was straight out of a builder’s catalog with wall to wall carpet, standard tile and honey oak everywhere you looked. But this couple had big plans for this home.
In tandem with their home purchase, they began the search for the just the right renovation company. The team they chose needed to be cohesive, as the whole house renovation would be designed hundreds of miles from their home several states away. She found Advance Design Studio, Ltd. online, and was quickly enamored by the team and by Common Sense Remodeling, simply by studying the website. Her decision to choose Advance Design to partner on this complete ranch renovation was confirmed quickly upon her first face to face meeting with owner Todd Jurs, and later by Advance’s designer, Nicole Ryan.
Three bedrooms were converted into a one master suite with ample bath and walk in closet, laundry, and a 2nd multi-purpose room designed for movies and entertainment, a home office, and a guest room all in one. A doorway leading to the garage was reconfigured to create a foyer area, and allowed for a better flow to an open modern kitchen complete with a large island for cooking and entertaining, which included a wide bench seat overlooking the back yard and opening onto an eating area flanked with a fireplace and TV.
The piece de resistance culminated with 3 walls of full glass anchored by a striking fireplace in the new four season’s room where the homeowners enjoy coffee every morning while gazing at the current day’s mid-western landscape. The open floorplan encourages living in “one space” throughout the day.
Ryan worked with the couple remotely, exchanging 3D color renderings and floorplans with detailed budget updates until the project took on the very image they had envisioned. “Working with them was a change from our normal meeting process since they were literally in a different state. We conducted meetings by phone, while reviewing materials and drawings via computer. It was a fun process that necessitated lots of detail and careful coordination, but we made it happen and the process was as smooth as if they were right here like normal”, says Nicole. During a stressful time planning their move, the constant interaction with Nicole assured the couple that all was being addressed by the Advance team and they could relax and focus on other important things (like moving cross country).
The new master bath incorporated heated flooring, a walk in shower with seating and custom shower niches, and an elegant double sink vanity with ample space for two. “The layout of each of the rooms is exactly what I envisioned,” the client said. “Advance’s attention to details such as light switch placement, electrical outlets, and many other minute details you wouldn’t even think of was the icing on the cake. If I didn’t think of it first, they certainly did,” said the happy homeowner. Small details like the crown molding, the custom designed fireplace mantle, the under-cabinet lighting and etched door glass, and even subtle rhinestones shimmering like delicate jewelry in the tile backsplash brought the whole project together. The clients were extremely happy with the way the Advance team made sure these small things were executed perfectly.
“It’s just gorgeous,” they said at a celebratory event in their home hosted shortly after completion for the entire Advance Design team that made it happen. “The entire crew at Advance Design was a pleasure to work with. We couldn’t have done this with a lesser team,” they concluded.
TVL Creative Ltd.This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life.
The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time.
The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room.
Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage.
Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee.
We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces.
In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color.
The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook!
Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home.
The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client.
Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients!
We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms.
This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.
