We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year.
The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks.
We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids.

This medium-sized bathroom had ample space to create a luxurious bathroom for this young professional couple with 3 young children. My clients really wanted a place to unplug and relax where they could retreat and recharge.
New cabinets were a must with customized interiors to reduce cluttered countertops and make morning routines easier and more organized. We selected Hale Navy for the painted finish with an upscale recessed panel door. Honey bronze hardware is a nice contrast to the navy paint instead of an expected brushed silver. For storage, a grooming center to organize hair dryer, curling iron and brushes keeps everything in place for morning routines. On the opposite, a pull-out organizer outfitted with trays for smaller personal items keeps everything at the fingertips. I included a pull-out hamper to keep laundry and towels off the floor. Another design detail I like to include is drawers in the sink cabinets. It is much better to have drawers notched for the plumbing when organizing bathroom products instead of filling up a large base cabinet.
The room already had beautiful windows and was bathed in natural light from an existing skylight. I enhanced the natural lighting with some recessed can lights, a light in the shower as well as sconces around the mirrored medicine cabinets. The best thing about the medicine cabinets is not only the additional storage but when both doors are opened you can see the back of your head. The inside of the cabinet doors are mirrored. Honey Bronze sconces are perfect lighting at the vanity for makeup and shaving.
A larger shower for my very tall client with a built-in bench was a priority for this bathroom. I recommend stream showers whenever designing a bathroom and my client loved the idea of that feature as a surprise for his wife. Steam adds to the wellness and health aspect of any good bathroom design. We were able to access a small closet space just behind the shower a perfect spot for the steam unit. In addition to the steam, a handheld shower is another “standard” item in our shower designs. I like to locate these near a bench so you can sit while you target sore shoulder and back muscles. Another benefit is the cleanability of the shower walls and being able to take a quick shower without getting your hair wet. The slide bar is just the thing to accommodate different heights.
For Mrs., a tub for soaking and relaxing were the main ingredients required for this remodel. Here I specified a Bain Ultra freestanding tub complete with air massage, chromatherapy, and a heated backrest. The tub filer is floor mounted and adds another element of elegance to the bath. I located the tub in a bay window so the bather can enjoy the beautiful view out of the window. It is also a great way to relax after a round of golf. Either way, both of my clients can enjoy the benefits of this tub.
The tiles selected for the shower and the lower walls of the bathroom are slightly oversized subway tiles in a clean and bright white. The floors are 12x24 porcelain marble. The shower floor features a flat-cut marble pebble tile. Behind the vanity, the wall is tiled with Zellige tile in a herringbone pattern. The colors of the tile connect all the colors used in the bath.
The final touches of elegance and luxury to complete our design, are the soft lilac paint on the walls, the mix of metal materials on the faucets, cabinet hardware, lighting, and yes, an oversized heated towel warmer complete with robe hooks.
This truly is a space for rejuvenation and wellness.

Traditional white master closet in historic 1896 DuPage County Courthouse residence. Lighted with 221 feet of LED strips flush mounted in panels and shelves. If you have a tiled shower area in your home, it’s very likely you’ve experienced problems with the grout becoming excessively dirty and ridden with displeasing black spots of mould. The underlying issue is due to inadequate ventilation which can be a real problem in modern insulated houses and occasionally the grout can get so imbued with contamination that the problem needs to be resolved professionally.
In the case of this Ceramic tiled shower area, located at a property in Galgate, Lancashire, mould had turned the grout black and had got into the sealant strip around the base. The property owner had tried using the run-of-the-mill cleaning products you can buy in superstores, but they simply couldn’t get the job done. So, she contacted me to see what could be done.
At Tile Doctor, we come across the problem of mouldy shower tiles very often. Excess soaps and shampoos – many of which contain chemicals that harmful to the grout – can quickly build-up if not removed, causing mould and soap scum to emerge quickly, and before you know it, you have a problem like this one.
Thankfully, with the right strength product and cleaning methods, mould can be removed quite easily. The cleaning product used here was Tile Doctor Mould Away, which does what it says on the bottle and can quickly remove mould and black spots from grout and silicone. I applied Mould Away to the grout and surrounding Ceramic tiles and left it to dwell for a short period, before starting to clean the affected areas carefully using soft nail brushes and a small amount of water.
Sometimes it is necessary to repeat this process several times to achieve the best possible results, but in this case two attempts was all it took to get the grout looking like new once again.
Following the cleaning, the area was rinsed thoroughly with water, before bring dried off quickly with a heat gun on a low setting. I then sealed the grout with a single coat of Tile Doctor Wall Grout Sealer, which is a water-based sealer designed to protect against water, oil and acid-based contaminants, and stop them from spoiling the appearance of the grout. It also provides a transparent finish that does not diminish the original colouring of the grout. To add the finishing touches, I polished off the Ceramic tiles as these were already fully glazed and did not require any extra sealer.
The before and after photos are a testament to how significantly the condition and appearance of the grout was quickly improved and needless to say, the customer was very satisfied with the result.

Very Quick Staging. Swap cabinet doors, put on new brushed chrome handles. Replace main counter with laminate. Purchased a used piece of carrara marble (formally a dining table) and used it for a large island top with overhang to accommodate stools for breakfast island. Match backsplash with carrara marble subway tiles. Used antique bull harness pieces @10.00 each and rusted chains to make pot rack in bay window. Composition was completed with old wooden crate used as wine rack and scale for fruit basket. Mid-century wallpapper brightened the room and complements a collection of 1950's canisters and glassware. The total look was pulled together for approximately $1000.00

This condo kitchen was given a quick but successful
face-lift by incorporating new dark wood flat-panel cabinets & colorful accessories. A new floor to ceiling storage tower was built beside the fridge to hold utility items as well as incorporate lit display shelves showcasing colored glass pieces.

This large, two level island is the perfect space for quick week-day breakfasts and entertaining. This Carmel Valley Kitchen is what remodel dreams are made of. This client wanted to update their original 90's kitchen to make it inviting for friends and family, but most importantly, for grandkids to have a space to sit, gather, and cook together. Light and bright, the entire footprint of the room was opened up and expanded to take advantage of extra square footage and a large wall of windows. The white cabinetry and subway tile backsplash are the perfect backdrop with additional detailed decorative tile and brushed nickel pulls. What makes this kitchen unique is the oversized t-shaped kitchen island. The top part allows plenty of workspace for meal prep, while the bottom half serves as the main kitchen seating area - a nice touch to keep everyone in the mix. The Sub-Zero refrigerator is outfitted with matching wood paneling for a cohesive look throughout this design, while a substantial Wolf range is a key focal point. Kohler faucets and a Miele dishwasher complete the package. This narrow galley style primary bathroom was opened up by eliminating a wall between the toilet and vanity zones, enlarging the vanity counter space, and expanding the shower into dead space between the existing shower and the exterior wall.
Now the space is the relaxing haven they'd hoped for for years.
The warm, modern palette features soft green cabinetry, sage green ceramic tile with a high variation glaze and a fun accent tile with gold and silver tones in the shower niche that ties together the brass and brushed nickel fixtures and accessories, and a herringbone wood-look tile flooring that anchors the space with warmth.
Wood accents are repeated in the softly curved mirror frame, the unique ash wood grab bars, and the bench in the shower.
Quartz counters and shower elements are easy to mantain and provide a neutral break in the palette.
The sliding shower door system allows for easy access without a door swing bumping into the toilet seat.

From herringbone and vertical patterns to stacked and traditional subway patterns, this metal subway tile has the ability to create many different beautiful Stainless Steel Backsplashes. Quick and EASY INSTALLATION: Cut tiles like any other tile - use a tile wet saw with diamond blade, and for the adhesive, use PL Premium Construction Adhesive Fast Grab, although any common mastic such as thinset will work as well. NO GROUT NEEDED, but if grout is preferred, non-sanded grout may be used.

A 1927 colonial home in Shaker Heights, Ohio, received a breathtaking renovation that required extensive work, transforming it from a tucked away, utilitarian space, to an all-purpose gathering room, a role that most kitchens embrace in a home today. The scope of work changed over the course of the project, starting more minimalistically and then quickly becoming the main focus of the house's remodeling, resulting in a staircase being relocated and walls being torn down to create an inviting focal point to the home where family and friends could connect. The focus of the functionality was to allow for multiple prep areas with the inclusion of two islands and sinks, two eating areas (one for impromptu snacking and small meals of younger family members and friends on island no. two and a built-in bench seat for everyday meals in the immediate family). The kitchen was equipped with all Subzero and Wolf appliances, including a 48" range top with a 12" griddle, two double ovens, a 42" built-in side by side refrigerator and freezer, a microwave drawer on island no. one and a beverage center and icemaker in island no. two. The aesthetic feeling embraces the architectural feel of the home while adding a modern sensibility with the revamped layout and graphic elements that tie the color palette of whites, chocolate and charcoal. The cabinets were custom made and outfitted with beaded inset doors with a Shaker panel frame and finished in Benjamin Moore's OC-17 White Dove, a soft white that allowed for the kitchen to feel warm while still maintaining its brightness. Accents of walnut were added to create a sense of warmth, including a custom premium grade walnut countertop on island no. one from Brooks Custom and a TV cabinet with a doggie feeding station beneath. Bringing the cabinet line to the 8'6" ceiling height helps the room feel taller and bold light fixtures at the islands and eating area add detail to an otherwise simpler ceiling detail. The 1 1/4" countertops feature Calacatta Gold Marble with an ogee edge detail. Special touches on the interiors include secret storage panels, an appliance garage, breadbox, pull-out drawers behind the cabinet doors and all soft-close hinges and drawer glides. A kneading area was made as a part of island no. one for the homeowners' love of baking, complete with a stone top allowing for dough to stay cool. Baskets beneath store kitchen essentials that need air circulation. The room adjacent to the kitchen was converted to a hearth room (from a formal dining room) to extend the kitchen's living space and allow for a natural spillover for family and guests to spill into.

The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty.

SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths.
For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.

"I cannot say enough good things about the Innovative Construction team and work product.
They remodeled our water-damaged, 1930s basement, and exceeded all of our expectations - before and after photos simply cannot do this project justice. The original basement included an awkward staircase in an awkward location, one bedroom, one bathroom, a kitchen and small living space. We had a difficult time imagining that it could be much more than that. Innovative Construction's design team was creative, and thought completely out of the box. The Innovative Construction team maintained a clean and safe work site for 100% of the project, with minimal disruption to our daily lives, even when there was a large hole cut into our main living room floor to accommodate new stairs down to the basement. The team showed creativity and an eye for design when working around some of the unexpected "character" revealed when opening the walls.
The team effectively uses technology to keep everyone on the same page about changes, requests, schedules, contracts, invoices, etc. Everyone is friendly, competent, helpful, and responsive. I felt heard throughout the process, and my requests were responded to quickly and thoroughly. I recommend Innovative Construction without reservation."
