This is a goal for every project, but in this case, extra care by the interior designer who is one of the Owners is evident as you move through the interior and exterior spaces. Exterior wall materials include a combination of split face earth tone natural brick and an off-white stucco finish. The interior finishes are a combination of stone tiles, various soft toned wood patterned finishes, wall coverings and fabrics, etc. that all give each space its own personality. Light fixtures follow suit with an array of designs that can set different moods for each room.
It starts with the approach to a symmetrical front elevation that features an intimate entry porch with a hand-carved arched wood front door. One enters a main entry foyer that serves as a circulation spine for this 2-story home with 5 bedrooms, 5 full baths and 2 half baths. The square footage for the conditioned spaces is 7,045 sq ft and the total under roof square footage is 9,360 sq ft. The house rests on a sloping site that has an elevation drop of about 14’ with a pool and outdoor living area with views and access down the hill to a wooded area beyond.
As you move through the main foyer, you’re able to access a guest bedroom, office space, stair tower, intimate dining room, wine cellar and onto the living room with coffered ceilings featuring a parka patterned wood finish. The adjacent kitchen continues the unique detailing with a wood clad exhaust hood and a mix of white oak and painted cabinetry with a large island that seats 6. [Our Clients]
We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level.
[Kitchen]
The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island.
[Dining Room]
The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all.
[Living Room]
We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in.
[Master Suite]
This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart.
[Hall Bathroom]
The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for.
[Office]
We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Lights can be set to turn on as any resident gets home from work late at night, welcoming them home after a long day away. While they are getting ready to head out for a night on the town, residents can listen to their favorite music throughout the home and call the elevator when they’re ready all from one spot.

The Staircase & Serpentine wall in the distance required skillfull surveying (sighting / leveling) the elevations. Pictured, workers are finishing the wall by adding a Double- Rowlock Brick cap. These old re-purposed bricks are from the demolition of buildings and are heavily sought after.
Prior to installing the putting green (the tarped area that's protected from any construction traffic) and before the final grade was set. The massive underground drainage system had drain boxes at key locations to capture rainwater runoff, necessary to ensure there's no 'ponding' on the grassy lawn 'Fairway' or the elevated putting green.

Our design sought to address the functional pain points of the home and transform the overall aesthetic into something that felt like home for our clients.
For the entry, we re-worked the front door configuration by switching from the double door to a large single door with side lights. The sliding door next to the main entry door was replaced with a large window to eliminate entry door confusion. In our re-work of the entry staircase, guesta are now greeted into the foyer which features the Coral Pendant by David Trubridge. Guests are drawn into the home by stunning views of the front range via the large floor-to-ceiling glass wall in the living room. To the left, the staircases leading down to the basement and up to the master bedroom received a massive aesthetic upgrade. The rebuilt 2nd-floor staircase has a center spine with wood rise and run appearing to float upwards towards the master suite. A slatted wall of wood separates the two staircases which brings more light into the basement stairwell. Black metal railings add a stunning contrast to the light wood.
Other fabulous upgrades to this home included new wide plank flooring throughout the home, which offers both modernity and warmth. The once too-large kitchen island was downsized to create a functional focal point that is still accessible and intimate. The old dark and heavy kitchen cabinetry was replaced with sleek white cabinets, brightening up the space and elevating the aesthetic of the entire room. The kitchen countertops are marble look quartz with dramatic veining that offers an artistic feature behind the range and across all horizontal surfaces in the kitchen. As a final touch, cascading island pendants were installed which emphasize the gorgeous ceiling vault and provide warm feature lighting over the central point of the kitchen.

Thanks to automated sensors, residents are always in the know about their home and safety – whether at home or away. The control system monitors the weather and natural lighting to close powered windows if they need to be shut for incoming rain, and raise or lower shades automatically.
Lights can be set to turn on as any resident gets home from work late at night, welcoming them home after a long day away. While they are getting ready to head out for a night on the town, residents can listen to their favorite music throughout the home and call the elevator when they’re ready all from one spot.
Call stations allow you to always know who is at the front door, so having multiple guests over for dinner is easier (with less trips up and down the stairs). Remote, secure access allows the home owner to control their property from anywhere in the world and make sure everything is safe and sound.
Save Energy Without Lifting a Finger
Motorized shades can be raised and lowered automatically by the system according to weather and season for efficient light harvesting. Dimmers throughout the residences are set to a default turn-on of 80% for more energy savings. Residents can monitor their heating and cooling systems, as well as energy use, all from their touch pads at home or away.

Have you ever stepped into a home and felt an instant connection, as if the space itself welcomed you? That’s the power of designing with intent—a thoughtful approach that blends beauty with purpose, ensuring every detail has meaning.
We recently worked on a remarkable 1937 home in Palomar Park, California. The project involved reimagining the second floor to create a master bedroom with a walk in closet and master bathroom while preserving the home’s traditional charm. For the homeowners, this house held decades of memories, and our goal was to honor its legacy while creating a space ready for the next chapter.
The Challenge: Balancing Tradition and Modernity
The homeowners wanted their remodeled space to feel fresh and functional without losing its historic character. This meant every decision, from the layout to the materials, had to strike the perfect balance.
We rebuilt the upstairs including reconstruction of the existing bathroom to make an impressive master bathroom and dressing room, and refinished the hardwood floors to preserve the details that tied back to the home’s 1937 roots. By incorporating traditional elements like marble floors and walls in the bathroom , aged wood vanities and new crown molding for the whole upstairs, we ensured the updated design felt authentic and timeless.

“Nestled on Sanctuary” in Chagrin Falls is a masterfully re-imagined 5,000 sq ft residence that elevates everyday living into an experience of curated elegance. The owners, after 18 years in their Mediterranean-style home, partnered with Ovation Interior Design and Otero Signature Homes to embark on a full-scale transformation. The vision: to honor the home’s architectural roots while layering in an airy, modern sensibility and bespoke craftsmanship.
At the heart of the remodel, the kitchen and breakfast room were merged into a cohesive hub featuring a sweeping curved porcelain island and a custom integrated banquette—rounded forms which ripple through the design narrative appearing in elegant arched openings, sculptural stair details, and gently curved furnishings. Luxurious materials anchor the palette—2 cm full-height quartz backsplash, a custom pewter-and-brass range hood—while richly textured, approachable finishes and layered lighting bring warmth and welcome.
Each space is custom-designed for how the clients live and entertain: bespoke cabinetry tailored to daily use, a dramatic color-washed hearth room, a brass-inlaid dry bar, and a statement egg-blue porcelain shower all create moments of surprise and personal imprint. The upstairs has been styled like a boutique-hotel guest suite, with intimate seating areas and thoughtful details such as Ralph Lauren sconces in the kitchen. The result is a home rooted in rhythm, reflection and refined comfort—luxurious without being austere, opulent yet lived-in.

The name of this project says it all. It is a home with materials, elements and details that are assembled in a modernist style that all have purpose and meaning to the Owners. This is a goal for every project, but in this case, extra care by the interior designer who is one of the Owners is evident as you move through the interior and exterior spaces. Exterior wall materials include a combination of split face earth tone natural brick and an off-white stucco finish. The interior finishes are a combination of stone tiles, various soft toned wood patterned finishes, wall coverings and fabrics, etc. that all give each space its own personality. Light fixtures follow suit with an array of designs that can set different moods for each room.
It starts with the approach to a symmetrical front elevation that features an intimate entry porch with a hand-carved arched wood front door. One enters a main entry foyer that serves as a circulation spine for this 2-story home with 5 bedrooms, 5 full baths and 2 half baths. The square footage for the conditioned spaces is 7,045 sq ft and the total under roof square footage is 9,360 sq ft. The house rests on a sloping site that has an elevation drop of about 14’ with a pool and outdoor living area with views and access down the hill to a wooded area beyond.
As you move through the main foyer, you’re able to access a guest bedroom, office space, stair tower, intimate dining room, wine cellar and onto the living room with coffered ceilings featuring a parka patterned wood finish. The adjacent kitchen continues the unique detailing with a wood clad exhaust hood and a mix of white oak and painted cabinetry with a large island that seats 6. A breakfast area with banquette seating provides panoramic views to the patio and pool area. Easy access is offered to the outdoor living area that continues the interior finish theme and has a dining, cooking and sitting area with a fireplace that is the focal point.
The master suite features a well-placed bedroom with great views of the backyard. It leads to a master bath and large closet area that is well appointed with finishes and fixtures that set it apart from other bathroom spaces.
The second floor is divided into two areas, one over the main house with an added play area space. The other is above a 3-Car Garage which is designed to be a mancave/game room that has a large bar and features the one and only DJ booth where musical entertainment is taken to another level. Both provide plenty of views to the front and backyard areas of the site.

[Our Clients]
We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level.
[Kitchen]
The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island.
[Dining Room]
The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all.
[Living Room]
We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in.
[Master Suite]
This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart.
[Hall Bathroom]
The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for.
[Office]
We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.
