The Missing Middle. A unique development in the Moodyville neighbourhood of North Vancouver. Working with Tina Hubert Architect, and Design Studio 8, we’ve completed a development project that fits the Missing Middle to a tee, and mix in our unique flavour of energy-efficient building. We’ve subdivided a 66′ wide, duplex-zoned lot into two new lots. One lot has a 700 sq. foot laneway home and a 2600 square foot main home. The other lot has two detached 1800 square foot homes, and a shared garage. We’re up to our usual tricks here: each of the homes we have built is 40% better than building code in terms of energy efficiency, and we’re aiming to have them certified Built Green Platinum, and three of the four homes have received the Energy Star rating. We’re excited to have brought together energy-efficient housing with a building style that revitalizes neighbourhoods and promotes diversity!

This riverfront property received a major facelift while keeping with the traditional style of the home. Working between an existing bulkhead and a covered patio off the back of the house, we incorporated various design elements to add plenty of "rooms" for the homeowners to entertain in. The linear pool features an elevated inset spa, with infinity edge. The pool deck, landing, and cabana floor are travertine. Brick stairs and walls match the existing brick from the property. A linear fire pit sits in a sunken gravel patio, to create a more intimate space and soften the feel of the hardscape surround. This nursery was a Gender Surprise Nursery and was one of our most memorable designs to date. The client was having her second baby and didn't want to know the baby's gender, yet wanted to have an over-the-top, elegant royal nursery completed to her liking before she had the baby. So we designed two complete nurseries down to every detail...one for a boy and one for a girl. Then when the mom-to-be went for her ultrasound, the doctor sealed up a picture in an envelope and mailed it to our studio. I couldn't wait for the secret to be revealed and was so tickled to be the only person besides the doctor to know the gender of the baby! I opened the envelop and saw an obvious BOY in the image and got right to work ordering up all of the appropriate boy nursery furniture, bedding, wall art, lighting and decor. We had to stage most of the nursery's decor here in our studio and when the furniture was set to arrive, we drove to NJ, the family left the house, and we kicked into gear receiving the nursery furniture and installing the crib bedding, wall art, rug, and accessories down to the tiniest little detail. We completed the decorative mural around the room and when finished, locked the door behind us! We even taped paper over the windows and taped around the outside of the door so no "glow" might show through the door crack at night! The nursery would sit and wait for Mommy and baby to arrive home from the hospital. Such a fun project and so full of excitement and anticipation. When Mom and baby Luke arrived home from the hospital and she saw her nursery for the first time, she contacted me and said "the nursery is breath taking and made me cry!" The style mixes East Coast Hampton design with Colorado lodge-inspired architecture. Enhancements to this home include a sport court, movie room, kids' study room, elevator and porches. We also maximized the owner's suite by connecting it to an owner's office. This home's exterior received equally lavish attention, with the construction of a heated concrete paver driveway and new garage, upper level exterior patio, boathouse and even a tram down to the lake.

This colorful Contemporary design / build project started as an Addition but included new cork flooring and painting throughout the home. The Kitchen also included the creation of a new pantry closet with wire shelving and the Family Room was converted into a beautiful Library with space for the whole family. The homeowner has a passion for picking paint colors and enjoyed selecting the colors for each room. The home is now a bright mix of modern trends such as the barn doors and chalkboard surfaces contrasted by classic LA touches such as the detail surrounding the Living Room fireplace. The Master Bedroom is now a Master Suite complete with high-ceilings making the room feel larger and airy. Perfect for warm Southern California weather! Speaking of the outdoors, the sliding doors to the green backyard ensure that this white room still feels as colorful as the rest of the home. The Master Bathroom features bamboo cabinetry with his and hers sinks. The light blue walls make the blue and white floor really pop. The shower offers the homeowners a bench and niche for comfort and sliding glass doors and subway tile for style. The Library / Family Room features custom built-in bookcases, barn door and a window seat; a readers dream! The Children’s Room and Dining Room both received new paint and flooring as part of their makeover. However the Children’s Bedroom also received a new closet and reading nook. The fireplace in the Living Room was made more stylish by painting it to match the walls – one of the only white spaces in the home! However the deep blue accent wall with floating shelves ensure that guests are prepared to see serious pops of color throughout the rest of the home. Our client had been living in her beautiful lakeside retreat for about 3 years. All around were stunning views of the lake and mountains, but the view from inside was minimal. It felt dark and closed off from the gorgeous waterfront mere feet away. She desired a bigger kitchen, natural light, and a contemporary look. Referred to JRP by a subcontractor our client walked into the showroom one day, took one look at the modern kitchen in our design center, and was inspired! After talking about the frustrations of dark spaces and limitations when entertaining groups of friends, the homeowner and the JRP design team emerged with a new vision. Two walls between the living room and kitchen would be eliminated and structural revisions were needed for a common wall shared a wall with a neighbor. With the wall removals and the addition of multiple slider doors, the main level now has an open layout. Everything in the home went from dark to luminous as sunlight could now bounce off white walls to illuminate both spaces. Our aim was to create a beautiful modern kitchen which fused the necessities of a functional space with the elegant form of the contemporary aesthetic. The kitchen playfully mixes frameless white upper with horizontal grain oak lower cabinets and a fun diagonal white tile backsplash. Gorgeous grey Cambria quartz with white veining meets them both in the middle. The large island with integrated barstool area makes it functional and a great entertaining space. The master bedroom received a mini facelift as well. White never fails to give your bedroom a timeless look. The beautiful, bright marble shower shows what's possible when mixing tile shape, size, and color. The marble mosaic tiles in the shower pan are especially bold paired with black matte plumbing fixtures and gives the shower a striking visual. Photography: 360hometours.ca A Charming Cape Cod Home in West Vancouver underwent a full renovation and redesign by Tina McCabe of McCabe Design & Interiors. The homeowners wanted to keep the original character of the home whilst giving their home a complete makeover. The kitchen space was expanded by opening up the kitchen and dining room, adding French doors off the kitchen to a new deck, and moving the powder room as much as the existing plumbing allowed. A custom kitchen design with custom cabinets and storage was created. A custom "princess bathroom" was created by adding more floor space from the adjacent bedroom and hallway, designing custom millworker, and specifying equisite tile from New Jersey. The home also received refinished hardwood floors, new moulding and millwork, pot lights throughout and custom lighting fixtures, wainscotting, and a new coat of paint. Finally, the laundry was moved upstairs from the basement for ease of use.

The returning clients wanted to update two rooms in their contemporary home on a quiet street in Etobicoke. The main bathroom needed a complete renovation. I designed a space with all-new finishes, and added a freestanding tub, a new custom vanity and bespoke medicine cabinets to improve comfort and storage. New lighting, heated floors and a working skylight added luxury to this stylish bathroom. The powder room is tiny, but it received special attention to every detail. I dressed the room in beautiful panelling, added integrated lighting, and mixed metals and sourced the most beautiful exotic marble for a custom vanity with an integrated sink. Everything about this room is top quality and class.
