A new home can be beautiful, yet lack soul. For a family with exquisite taste, and a love of the artisan and bespoke, LiLu created a layered palette of furnishings that express each family member’s personality and values. One child, who loves Jackson Pollock, received a window seat from which to enjoy the ceiling’s lively splatter wallpaper. The other child, a young gentleman, has a navy tweed upholstered headboard and plaid club chair with leather ottoman. Elsewhere, sustainably sourced items have provenance and meaning, including a LiLu-designed powder-room vanity with marble top, a Dunes and Duchess table, Italian drapery with beautiful trimmings, Galbraith & Panel wallcoverings, and a bubble table. After working with LiLu, the family’s house has become their home.

This bright powder room is right off the mudroom. It has a light oak furniture grade console topped with white Carrera marble. The animal print wallpaper is a fun and sophisticated touch.
Sleek and contemporary, this beautiful home is located in Villanova, PA. Blue, white and gold are the palette of this transitional design. With custom touches and an emphasis on flow and an open floor plan, the renovation included the kitchen, family room, butler’s pantry, mudroom, two powder rooms and floors.

In this transitional farmhouse in West Chester, PA, we renovated the kitchen and family room, and installed new flooring and custom millwork throughout the entire first floor. This chic tuxedo kitchen has white cabinetry, white quartz counters, a black island, soft gold/honed gold pulls and a French door wall oven. The family room’s built in shelving provides extra storage. The shiplap accent wall creates a focal point around the white Carrera marble surround fireplace. The first floor features 8-in reclaimed white oak flooring (which matches the open shelving in the kitchen!) that ties the main living areas together.

This colonial home in Penn Valley, PA, needed a complete interior renovation. Working closely with the owners, we renovated all three floors plus the basement. Now the house is bright and light, featuring open layouts, loads of natural light, and a clean design maximizing family living areas. Highlights include:
- creating a guest suite in the third floor/attic
- installing custom millwork and moulding in the curved staircase and foyer
- creating a stunning, contemporary kitchen, with marble counter tops, white subway tile back splash, and an eating nook.

In this combined mud room and laundry room we built custom cubbies with a reclaimed pine bench. The shelf above the washer and dryer is also reclaimed pine and the upper cabinets, that match the cubbies, provide ample storage. The floor is porcelain gray/beige tile.
This farmhouse style home in West Chester is the epitome of warmth and welcoming. We transformed this house’s original dark interior into a light, bright sanctuary. From installing brand new red oak flooring throughout the first floor to adding horizontal shiplap to the ceiling in the family room, we really enjoyed working with the homeowners on every aspect of each room. A special feature is the coffered ceiling in the dining room. We recessed the chandelier directly into the beams, for a clean, seamless look. We maximized the space in the white and chrome galley kitchen by installing a lot of custom storage. The pops of blue throughout the first floor give these room a modern touch.

Nestled in the small village community of Anmore, 45 minutes away from downtown Vancouver, this stunning 5100 s.f. 5 bedroom French Country residence designed by Barone Developments was recognized by the Canadian Home Builders Association in 2010 as one of the best newly constructed residences in British Columbia. Situated on a half-acre estate, this home features classic French Country architectural design elements and was designed specifically for families who enjoyed entertaining.
Two sets of 8’ French doors look out to a spectacular wooded area and lead to a 500 s.f. outdoor living space complete with BBQ, fridge, fireplace and infra-red heaters.
A calm modern colour-palette on the upper two floors complements the dark maple hardwood, white shaker-style cabinetry, pewter wrought-iron railing, and Carrara marble surfaces.
A warmer colour palette was selected for the lower level of the home which was designed with large gatherings in mind and features a spectacular bar, games and lounge area all just steps away from a 30’ x 50’ Sports Court situated at the rear of the property.
The floorplan of this home was incredibly functional and the design was so well received that Barone Developments was hired to recreate this home for clients living in the prestigious Government Road area of Burnaby and in the British Properties of West Vancouver.

In a corner of the basement we created a play area. The nook has a shiplap wall, and tons of storage, from the reclaimed old heart pine shelves to the drawers beneath the seat.
Welcome to this sports lover’s paradise in West Chester, PA! We started with the completely blank palette of an unfinished basement and created space for everyone in the family by adding a main television watching space, a play area, a bar area, a full bathroom and an exercise room. The floor is COREtek engineered hardwood, which is waterproof and durable, and great for basements and floors that might take a beating. Combining wood, steel, tin and brick, this modern farmhouse looking basement is chic and ready to host family and friends to watch sporting events!

This condominium is modern and sleek, while still retaining much of its traditional charm. We added paneling to the walls, archway, door frames, and around the fireplace for a special and unique look throughout the home. To create the entry with convenient built-in shoe storage and bench, we cut an alcove an existing to hallway. The deep-silled windows in the kitchen provided the perfect place for an eating area, which we outfitted with shelving for additional storage. Form, function, and design united in the beautiful black and white kitchen. It is a cook’s dream with ample storage and counter space. The bathrooms play with gray and white in different materials and textures to create timeless looks. The living room’s built-in shelves and reading nook in the bedroom add detail and storage to the home. The pops of color and eye-catching light fixtures make this condo joyful and fun.

We custom made these built in cubbies. They have storage nooks, coat hooks, and beadboard back capped with a top rail. We added a small wood doorstop on the lower right to prevent the door from banging into piece.
After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel.

This gorgeous beach condo sits on the banks of the Pacific ocean in Solana Beach, CA. The previous design was dark, heavy and out of scale for the square footage of the space. We removed an outdated bulit in, a column that was not supporting and all the detailed trim work. We replaced it with white kitchen cabinets, continuous vinyl plank flooring and clean lines throughout. The entry was created by pulling the lower portion of the bookcases out past the wall to create a foyer. The shelves are open to both sides so the immediate view of the ocean is not obstructed. New patio sliders now open in the center to continue the view. The shiplap ceiling was updated with a fresh coat of paint and smaller LED can lights. The bookcases are the inspiration color for the entire design. Sea glass green, the color of the ocean, is sprinkled throughout the home. The fireplace is now a sleek contemporary feel with a tile surround. The mantel is made from old barn wood. A very special slab of quartzite was used for the bookcase counter, dining room serving ledge and a shelf in the laundry room. The kitchen is now white and bright with glass tile that reflects the colors of the water. The hood and floating shelves have a weathered finish to reflect drift wood. The laundry room received a face lift starting with new moldings on the door, fresh paint, a rustic cabinet and a stone shelf. The guest bathroom has new white tile with a beachy mosaic design and a fresh coat of paint on the vanity. New hardware, sinks, faucets, mirrors and lights finish off the design. The master bathroom used to be open to the bedroom. We added a wall with a barn door for privacy. The shower has been opened up with a beautiful pebble tile water fall. The pebbles are repeated on the vanity with a natural edge finish. The vanity received a fresh paint job, new hardware, faucets, sinks, mirrors and lights. The guest bedroom has a custom double bunk with reading lamps for the kiddos. This space now reflects the community it is in, and we have brought the beach inside.

We converted what used to be this home’s master bedroom suite into a study and home office. We really enjoyed creating the built in book shelves for this study. These custom units feature open and adjustable shelving, and full roll out drawers for bottom storage. Connected to the study is a quiet home office and a powder room. Red oak hardwood floors run throughout the study and office.
This light and airy home in Chadds Ford, PA, was a custom home renovation for long-time clients that included the installation of red oak hardwood floors, the master bedroom, master bathroom, two powder rooms, living room, dining room, study, foyer and staircase. remodel included the removal of an existing deck, replacing it with a beautiful flagstone patio. Each of these spaces feature custom, architectural millwork and custom built-in cabinetry or shelving. A special showcase piece is the continuous, millwork throughout the 3-story staircase. This beautiful bathroom has light gray marble floors. The large shower has white Carrera marble subway tiled walls, gray marble basketweave tile floor, and a luxurious oil rubbed bronze rainfall shower head. The two vanities are made of solid cherry wood and are topped with a blue-gray quartzite. French gold and oil rubbed bronze fixtures add a warm and polished detail. The bathroom’s window seat is special spot, providing extra storage and lots of light.
The main projects in this Wayne, PA home were renovating the kitchen and the master bathroom, but we also updated the mudroom and the dining room. Using different materials and textures in light colors, we opened up and brightened this lovely home giving it an overall light and airy feel. Interior Designer Larina Kase, of Wayne, PA, used furniture and accent pieces in bright or contrasting colors that really shine against the light, neutral colored palettes in each room.

This nursery was a Gender Surprise Nursery and was one of our most memorable designs to date. The client was having her second baby and didn't want to know the baby's gender, yet wanted to have an over-the-top, elegant royal nursery completed to her liking before she had the baby. So we designed two complete nurseries down to every detail...one for a boy and one for a girl. Then when the mom-to-be went for her ultrasound, the doctor sealed up a picture in an envelope and mailed it to our studio. I couldn't wait for the secret to be revealed and was so tickled to be the only person besides the doctor to know the gender of the baby! I opened the envelop and saw an obvious BOY in the image and got right to work ordering up all of the appropriate boy nursery furniture, bedding, wall art, lighting and decor. We had to stage most of the nursery's decor here in our studio and when the furniture was set to arrive, we drove to NJ, the family left the house, and we kicked into gear receiving the nursery furniture and installing the crib bedding, wall art, rug, and accessories down to the tiniest little detail. We completed the decorative mural around the room and when finished, locked the door behind us! We even taped paper over the windows and taped around the outside of the door so no "glow" might show through the door crack at night! The nursery would sit and wait for Mommy and baby to arrive home from the hospital. Such a fun project and so full of excitement and anticipation. When Mom and baby Luke arrived home from the hospital and she saw her nursery for the first time, she contacted me and said "the nursery is breath taking and made me cry!" I love a happy ending...don't you?

Inspiration for a large modern master white tile and ceramic tile terrazzo floor, gray floor and double-sink bathroom remodel in Philadelphia with light wood cabinets, white walls, an undermount sink, quartz countertops, white countertops, a floating vanity and flat-panel cabinets

Challenge: How to plant the four quadrants of the kitchen garden – which each received different amounts of sun - to achieve a cohesive and unifying design.
Solution: Create an all-white garden to help unify the design, edge each bed in small boxwoods so each appeared bed appeared similar, and place a tall focal point in the center of each quadrant.
The resulting entryway kitchen garden is a welcoming and unified space. Brimming with color and variety, the plants beckon visitors to take in their beauty and sensory delights as they make their way to the front door. Once inside, the garden becomes a harmonizing extension of the home it graces.
