We renovated the exterior and installed the hardscaping of the traditional colonial home in Villanova, PA. The flagstone patio has a beautiful hand-crafted pergola made from reclaimed long leaf pine. The outdoor fireplace was constructed out of mica and granite and has two storage areas for wood. The stone retaining wall includes interior lighting. A short walk down an adjoining staircase brings you to a courtyard immediately outside of the basement. The courtyard features the same flagstone, stone retaining wall and interior lighting. Regarding the house itself, we rebuilt the chimney (and the accompanying fireplace inside), added Harding plank cement siding, and built the retaining wall along the driveway. Inspiration for a mid-sized transitional backyard deck remodel in Richmond with a fire pit

Backyard designed by Giuseppe Abbrancati and built by Gappsi in Kings Park, NY. Starting with the installation of a gunite swimming pool, travertine patio, and a pavilion with outdoor kitchen. This backyard received a complete transformation. The old railroad tie retaining wall was removed and re-constructed with a poured reinforced-concrete wall. It was then veneered with tumbled travertine split-face veneers and finished on top with 12 inch wide, 2 inch thick travertine coping. Sheer descent water features were also installed in the wall over the center spilling into the pool. The custom designed swimming pool has a roman end by the diving area, steps and a spa in the shallow area, and a sundeck with an LED water bubbler on the long side of the pool facing across the pool to the water feature. The bluestone coping installed for swimming pool and spa complement the porcelain tiles installed in the swimming pool water line. The tile markers outline the steps, benches, sundeck, and the spa interior. The finish of the pool is Super Blue Diamond Brite, which consists of a white quartz with speckle of blue. An outdoor kitchen was constructed with granite counter top overhanging the stool sitting area. All walls were veneered with split-face tumbled travertine and Twin-Eagle appliances were installed. The appliances include a 24-inch griddle, see-through refrigerator, bar sink, ice maker, a large burner, and many storage cabinets. A 16x16 pavilion was custom-built over the outdoor cooking area, completed with stained wood beams in the ceiling and all synthetic wood trims wrapping the four columns and fascia. The entire backyard floor and pool patio was completed with Moca tumbled french pattern travertine. The outdoor lighting is designed and installed to uniformly light up the backyard and accent each area. And a free-standing gas fire pit is also placed within the couch area facing the pool.

This Castle Pines Village infinity edge pool was constructed in 2005. It was designed to capture the sweeping 180 degree foothill views. Bluestone flooring was saw cut to achieve a "grout less" appearance. The pool deck and coping received a "thermal" finish, which penetrates the surface of the flagstone, removing the flaking layer of the stone. While the bathroom portion of this project has received press and accolades, the other aspects of this renovation are just as spectacular. A book nook just outside the bathroom has an eclectic Katie Kime wallpaper that stands as the backdrop for walnut floating shelves. Unique and colorful elements reside throughout this home, along with stark paint contrasts and patterns galore.

A request we often receive is to have an open floor plan, and for good reason too! Many of us don't want to be cut off from all the fun that's happening in our entertaining spaces. Knocking out the wall in between the living room and kitchen creates a much better flow.

The client was recently widowed and had been wanting to remodel her kitchen for a long time. Although the floor plan of the space remained the same, the kitchen received a major makeover in terms of aesthetic and function to fit the style and needs of the client and her small dog in this water front residence. The utility room was in between the LR and the kitchen, so we moved it in order to connect the two spaces. We put the utility room where the laundry room used to be and created a new laundry room off a new hallway that leads to the master bedroom. The space for this was created by borrowing space from the XL dining area. We carved out space for the formal living room to accommodate a larger kitchen. The rest of the space became modest-sized offices with French doors to allow light from the house's front into the kitchen. The living room now transitioned into the kitchen with a new bar and sitting area. We also transformed the full bath and hallway, which became a half-bath and mudroom for this single couple. The master bathroom was redesigned to receive a private toilet room and tiled shower. The stairs were reoriented to highlight an open railing and small foyer with a pretty armchair. The client’s existing stylish furnishings were incorporated into the colorful, bold design. Each space had personality and unique charm. The aqua kitchen’s focal point is the Kohler cast-iron vintage-inspired sink. The enlarged windows in the living room and sink allow the homeowners to enjoy the natural surroundings.
