Designed by Cameron Snyder, CKD and Julie Lyons. Removing the former wall between the kitchen and dining room to create an open floor plan meant the former powder room tucked in a corner needed to be relocated. Cameron designed a 7' by 6' space framed with curved wall in the middle of the new space to locate the new powder room and it became an instant focal point perfectly located for guests and easily accessible from the kitchen, living and dining room areas. Both the pedestal lavatory and one piece sanagloss toilet are from TOTO Guinevere collection. Faucet is from the Newport Brass-Bevelle series in Polished Nickel with lever handles.

Alloy co-owner Zach Snider had a tiny second floor on his house. Being an expert builder, he thought he would just take that second floor right off and build a new one. And that he did, along with pushing the kitchen out to where the screened porch was, building a sauna, and re-thinking every other room in the house. The footprint of the house is the same, and it still fits in with the character of the neighborhood, even though Zach doubled the square footage. The house now has room for his two little kids to grow and to find their own space without everyone bumping into each other. And if that doesn’t work, you’ll probably find their parents down in the sauna.

Completed new second floor. New Master Suite faces the Lake. By raising the roof, the second floor now contains the Master Suite, 2 addition BRs and a boys and girls bath, a family room, and a loft.

This house is an upside down, three bedrooms on the first floor. The main living areas are on the second floor with a balcony deck that surround the first and second floors since the property is sited on a waterfront peninsula. The master bedroom is on the second floor. This house has an elevator to reach each floor, and attached garage and a widows walk tower. This house should be built again, definitely. This oversized mudroom leads directly to the custom built stairs leading to the second floor. It features six enclosed lockers for storage and has additional open storage on both the top and bottom. This room was completed using an area rug to add texture. The adjacent wall features a custom refinished church pew with a bright vivid pop of color to break up the neutrals. Above the seating is a large gallery wall perfect for showcasing all of those family portraits.

Sitting in one of Capital Hill’s beautiful neighborhoods, the exterior of this residence portrays a bungalow style home as from the Arts and Craft era. By adding a large dormer to east side of the house, the street appeal was maintained which allowed for a large master suite to be added to the second floor. As a result, the two guest bedrooms and bathroom were relocated to give to master suite the space it needs. Although much renovation was done to the Federalist interior, the original charm was kept by continuing the formal molding and other architectural details throughout the house. In addition to opening up the stair to the entry and floor above, the sense of gained space was furthered by opening up the kitchen to the dining room and remodeling the space to provide updated finishes and appliances as well as custom cabinetry and a hutch. The main level also features an added powder room with a beautiful black walnut vanity.

This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River. The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes. The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes. The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front. The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. This second floor guest bathroom does not get much natural light and so we decided to play on this fact and opted for a dark copper wall color to enhance the moody vibe.

Sliding glass doors in the master bath reveal a garden area and outdoor shower. The outdoor living areas offer motorized screens and insect control to enjoy uninhibited views of the golf course as you grill from the outdoor kitchen, or enjoy a relaxing swim in the custom pool, which includes a sun shelf and spa.
