Our clients’ recently purchase home is set in a picturesque location in Golden, Colorado. With idyllic square footage for raising a family, it was almost just what they wanted. However, the 90’s interior furnishings and dated layout didn’t feel like home. So, they reached out to TVL Creative to help them get the place move-in ready and feeling more 'them.' The scope of work included an overhaul of the master bathroom, full-home paint scheme, lighting updates, and new staircase railings. The most profound transformation within our scope was the master bathroom renovation. This luxurious space, built by TVL’s own Team Angel, is a calming retreat with gorgeous detailing throughout. Every part of this bathroom was gutted and we worked to establish a new concept and functional layout that would better serve our clients. As part of the transformative design, a calming symmetry was created by marrying the new vanity design with the existing architecture of the room. A feature tile accentuates the symmetrical composition of vanity and vaulted ceiling: large beveled mirrors and linear sconces bring the eye upward. Custom built-ins flanking the master bathroom sinks were designed to provide ample organized storage for linens and toiletries. A make-up vanity accented by a full height mirror and coordinating pendant rounds out the custom built-ins. Opposite the vanity wall is the commode room, bathtub, and a large shower. In the bathtub nook, the sculptural form of the Elise tub by MTI Baths compliments the arc of the picture window above. The Kohler Archer tub filler adds transitional and classy styling to the area. A quartz-topped bench running the length of the back wall provides a perfect spot for a glass of wine near the bath, while doubling as a gorgeous and functional seat in the shower. The bench was also utilized to move the bathtub off of the exterior wall and reduce the amount of awkward-to-clean floor space. In the shower, the upgrades feel limitless. We relocated the valve controls to the entry half wall for easy on/off access. We also created functionals shower niches that are tucked out of view for handy storage without aesthetic compromise. The shower features a lovely three-dimensional diamond accent tile and is wrapped in frameless glass for added light entry. In general, the space is outfitted with other stunning features including Kohler Archer fixtures throughout, Feiss decorative lighting, Amerock hardware on all built-ins, and cabinetry from Waypoint Living Spaces. From bachelor pad to first family home, it's been a pleasure to work with our client over the years! A dated first-floor full bathroom could only be accessed by going up a few steps to a landing, opening the bathroom door and then going down the same number of steps to enter the room. The dark kitchen faced the driveway to the north, rather than the bucolic backyard fields to the south. The dining space felt more like an enlarged hall and could only comfortably seat four. Upstairs, a den/office had a woefully low ceiling; the master bedroom had limited storage, and a sad full bathroom featured a cramped shower.
KHS proposed a number of changes to create an updated home where the owners could enjoy cooking, entertaining, and being connected to the outdoors from the first-floor living spaces, while also experiencing more inviting and more functional private spaces upstairs.
On the first floor, the primary change was to capture space that had been part of an upper-level screen porch and convert it to interior space. To make the interior expansion seamless, we raised the floor of the area that had been the upper-level porch, so it aligns with the main living level, and made sure there would be no soffits in the planes of the walls we removed. We also raised the floor of the remaining lower-level porch to reduce the number of steps required to circulate from it to the newly expanded interior. New patio door systems now fill the arched openings that used to be infilled with screen. The exterior interventions (which also included some new casement windows in the dining area) were designed to be subtle, while affording significant improvements on the interior. Additionally, the first-floor bathroom was reconfigured, shifting one of its walls to widen the dining space, and moving the entrance to the bathroom from the stair landing to the kitchen instead.
These changes (which involved significant structural interventions) resulted in a much more open space to accommodate a new kitchen with a view of the lush backyard and a new dining space defined by a new built-in banquette that comfortably seats six, and -- with the addition of a table extension -- up to eight people.
Upstairs in the den/office, replacing the low, board ceiling with a raised, plaster, tray ceiling that springs from above the original board-finish walls – newly painted a light color -- created a much more inviting, bright, and expansive space. Re-configuring the master bath to accommodate a larger shower and adding built-in storage cabinets in the master bedroom improved comfort and function. A new whole-house color palette rounds out the improvements.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

An installation of an AirField Systems grass fire lane at Baptist Trinity Residential Hospice brings green building benefits and incredible strength to a beautiful new facility. A time lapse photo series highlight the installation process of the 6,747 PSI sand filled 100% recycled geocell technology, providing the strength of asphalt and concrete while relieving some of the burden of costly storm sewers and drainage.
This new installation highlights the benefits of paving with grass, as well as the comparative ease of installation. Concrete and asphalt surfaces occupy twice the area of buildings and are the most detrimental to clean water. Concrete and asphalt surfaces dominate the landscape of our urban environments and prevent rainwater from being filtered naturally. They send harmful polluted water straight into our streams, rivers and lakes. In urban America, concrete and asphalt pavements produce two thirds of our excess water runoff. They are responsible for significant hydrocarbon pollutants on our ground and in our water, causing ground water decline, and resulting in local water shortages. These concrete and asphalt surfaces also create huge increases in temperature known as the urban “heat island effect”.
The pollution caused by impervious surfaces deteriorate the quality of our storm water runoff and create large overflows that our storm sewer systems cannot handle. It is also important to realize that the urban forest force is drastically diminishing, causing CO2 levels to rise, which in turn causes global warming. With all the negative influences of impervious pavements now is the time to turn our attention to alternatives for the benefit of the environment.

Porous pavements are potentially the most important development in urban watersheds since the invention of storm sewers. By routing rainwater directly into the earth as nature intended, the need for costly storm water structures can be drastically reduced.

This rustic style home on Hartwell Lake was designed and built for the owners to enjoy with family and friends during their active weekend lifestyle. The home was built on a narrow, deep lot that was semi-level on the roadside and steep on the lakeside. The back half of the lot heavily wooded with mature oak and poplar trees reducing the harsh sun’s heat gain on the home.
The exterior utilizes fiber cement cedar shake and lap siding complimented by deep brown colors for the windows, soffit, trim and the large square columns. A nice balance of natural earth toned stacked stone rounds out the exterior materials completing the rustic casual lake living.
The home 5400 SF is designed and built on thee levels each having a primary focus. The main level creates primary daily living for the owners. This level features an open plan with an entry, stair, dining, kitchen and living areas leading to a large lakeside screened porch. A master suite is privately tucked off its own hallway and allowing it to enjoy the lakeside as well with its own private deck. On the opposite side are two bedrooms, a study and a shared bathroom for each to utilize. This family from Wheaton was ready to remodel their kitchen, dining room and powder room. The project didn’t call for any structural or space planning changes but the makeover still had a massive impact on their home. The homeowners wanted to change their dated 1990’s brown speckled granite and light maple kitchen. They liked the welcoming feeling they got from the wood and warm tones in their current kitchen, but this style clashed with their vision of a deVOL type kitchen, a London-based furniture company. Their inspiration came from the country homes of the UK that mix the warmth of traditional detail with clean lines and modern updates.
To create their vision, we started with all new framed cabinets with a modified overlay painted in beautiful, understated colors. Our clients were adamant about “no white cabinets.” Instead we used an oyster color for the perimeter and a custom color match to a specific shade of green chosen by the homeowner. The use of a simple color pallet reduces the visual noise and allows the space to feel open and welcoming. We also painted the trim above the cabinets the same color to make the cabinets look taller. The room trim was painted a bright clean white to match the ceiling.
In true English fashion our clients are not coffee drinkers, but they LOVE tea. We created a tea station for them where they can prepare and serve tea. We added plenty of glass to showcase their tea mugs and adapted the cabinetry below to accommodate storage for their tea items. Function is also key for the English kitchen and the homeowners. They requested a deep farmhouse sink and a cabinet devoted to their heavy mixer because they bake a lot. We then got rid of the stovetop on the island and wall oven and replaced both of them with a range located against the far wall. This gives them plenty of space on the island to roll out dough and prepare any number of baked goods. We then removed the bifold pantry doors and created custom built-ins with plenty of usable storage for all their cooking and baking needs.
The client wanted a big change to the dining room but still wanted to use their own furniture and rug. We installed a toile-like wallpaper on the top half of the room and supported it with white wainscot paneling. We also changed out the light fixture, showing us once again that small changes can have a big impact.
As the final touch, we also re-did the powder room to be in line with the rest of the first floor. We had the new vanity painted in the same oyster color as the kitchen cabinets and then covered the walls in a whimsical patterned wallpaper. The original space, which housed a small TV, older furniture, and various children’s toys, was reimagined to create a sophisticated, adult-friendly home theater with ample seating and modern amenities.

THE RENEWED SPACE

Natural Light Control: Installed blackout remote shades on the back window and painted the walls dark charcoal to reduce natural light infiltration.
Seating Arrangement: Built a second level for the back row of seating to ensure unobstructed views for all movie watchers.
Lighting Design: Installed sconces on either side of the window that shine from the sides (to avoid interfering with the viewing experience).
AV Equipment Storage: Utilized existing recess areas with custom shelves matching the cabinetry and concealed cables using a PVC pipe system.
Dry Bar Integration: Created a dry bar area on the back wall with a refrigerator, candy storage, and a small counter space for a popcorn machine and ice maker, with locked drawers to prevent unsupervised access.
Optimal Viewing Distance: Evaluated multiple floor plans and placed the TV on the most suitable wall to ensure optimal viewing and comfortable reclined seating.
Final Thoughts:
The completed home theater has been a resounding success, providing a versatile space for the entire family. The thoughtful design and meticulous attention to detail have created a functional and enjoyable home theater that meets diverse needs, from watching movies and playing video games to relaxing and reading. The areas to the sides of the theater seats can accommodate spillover seating or activity zones. The area housing the AV equipment also includes extra shelves for storing snuggle-grade movie viewing blankets. This new installation highlights the benefits of paving with grass, as well as the comparative ease of installation. Concrete and asphalt surfaces occupy twice the area of buildings and are the most detrimental to clean water. Concrete and asphalt surfaces dominate the landscape of our urban environments and prevent rainwater from being filtered naturally. They send harmful polluted water straight into our streams, rivers and lakes. In urban America, concrete and asphalt pavements produce two thirds of our excess water runoff. They are responsible for significant hydrocarbon pollutants on our ground and in our water, causing ground water decline, and resulting in local water shortages. These concrete and asphalt surfaces also create huge increases in temperature known as the urban “heat island effect”.
The pollution caused by impervious surfaces deteriorate the quality of our storm water runoff and create large overflows that our storm sewer systems cannot handle. It is also important to realize that the urban forest force is drastically diminishing, causing CO2 levels to rise, which in turn causes global warming. With all the negative influences of impervious pavements now is the time to turn our attention to alternatives for the benefit of the environment.

Originally, this 3700 SF two level eclectic farmhouse from the mid 1980’s underwent design changes to reflect a more colonial style. Now, after being completely renovated with additional 2800 SF living space, it’s combined total of 6500 SF boasts an Energy Star certification of 5 stars.
Approaching this completed home, you will meander along a new driveway through the dense buffer of trees until you reach the clearing, and then circle a tiered fountain on axis with the front entry accentuating the symmetrical main structure. Many of the exterior changes included enclosing the front porch and rear screened porch, replacing windows, replacing all the vinyl siding with and fiber cement siding, creating a new front stoop with winding brick stairs and wrought iron railings as will as other additions to the left and rear of the home.
The existing interior was completely fro the studs and included modifying uses of many of the existing rooms such as converting the original dining room into an oval shaped theater with reclining theater seats, fiber-optic starlight ceiling and an 80” television with built-in surround sound. The laundry room increased in size by taking in the porch and received all new cabinets and finishes. The screened porch across the back of the house was enclosed to create a new dining room, enlarged the kitchen, all of which allows for a commanding view of the beautifully landscaped pool. The upper master suite begins by entering a private office then leads to a newly vaulted bedroom, a new master bathroom with natural light and an enlarged closet.
The major portion of the addition space was added to the left side as a part time home for the owner’s brother. This new addition boasts an open plan living, dining and kitchen, a master suite with a luxurious bathroom and walk–in closet, a guest suite, a garage and its own private gated brick courtyard entry and direct access to the well appointed pool patio.
And finally the last part of the project is the sunroom and new lagoon style pool. Tucked tightly against the rear of the home. This room was created to feel like a gazebo including a metal roof and stained wood ceiling, the foundation of this room was constructed with the pool to insure the look as if it is floating on the water. The pool’s negative edge opposite side allows open views of the trees beyond. There is a natural stone waterfall on one side of the pool and a shallow area on the opposite side for lounge chairs to be placed in it along with a hot tub that spills into the pool. The coping completes the pool’s natural shape and continues to the patio utilizing the same stone but separated by Zoysia grass keeping the natural theme. The finishing touches to this backyard oasis is completed utilizing large boulders, Tempest Torches, architectural lighting and abundant variety of landscaping complete the oasis for all to enjoy.

This is the kid and parent friendly candy-liquor dry bar. It is the home to a mini fridge, ice machine, and popcorn machine. The inspiration behind the custom drawers was the feeling you get walking inot a real theater and seeing all the candy in the glass. Yes, all the drawers actually do lock so the kids can't get into the candy for a midnight snack.
