Our Modern Santa Barbara Style Kitchen underwent a huge transformation that opened the kitchen to the family room and formal dining room to create spaces that are more livable and functional as well as beautiful.

Blurring the boundaries between internal and external Casa Pabellón uses a unique plan that brings the external environment inside and directs the inhabitants to secluded nature filled spaces. When fully opened the house allows it’s family to live and work nearly completely outdoors. When privacy, the elements or security require it, the house can be completely closed down. The plan and lightweight pavilion structure allows for a fast and modular construction with off site prefabrication reducing environmental impact and waste. Open air circulation routes through the property reinforce the connection to the surrounding South Pacific jungles that cover the hills in this quiet corner of Costa Rica. It has been our pleasure to work alongside our clients to create for them their dream home and lifestyle in this project and we look forward to guiding the design through the construction phase.

Custom built peninsula reef aquarium designed as a room divider between the kitchen and dining areas of this New York home. The goal of the project was to create a functional architectural centerpiece while maintaining open sightlines throughout the space. The peninsula-style aquarium allows viewing from multiple angles and creates separation between the rooms without closing off the layout. This custom saltwater aquarium system includes remote filtration equipment located in the basement below, allowing for improved serviceability, reduced equipment noise, and a cleaner overall installation. Formerly a very divided bathroom, our goal was to open the space up allowing the natural light from the window to pass through the entire bathroom while still providing privacy. We worked to creatively incorporate additional storage and to close off the toilet into a private closet. The homeowners were very interested in a Japanese soaking tub and maintaining a very clean and modern space to relax after working heavily in color and pattern with their work. We created a taller showering space by moving the plumbing into the floor. We used a floor length linear drain to allow for the large format tiles throughout reducing grout lines. All beams were original to the space and were important to keep visible for cohesiveness throughout the home. They really bring an element of warmth and a touch of rustic to an otherwise very modern space. With thoughtful modern finishes and a neutral color palette, we were able to create a space that is relaxing for the mind and body.

In keeping with ADA compliance guidelines, we designed reduced-height cabinetry into this bathroom renovation with a deep 9″ high toe kick. We also created a zero clearance threshold shower. A wheelchair radius of 78 inches allowed space for ease of movement between essential features in the bathroom, to include the sink, toilet, shower, and soaking tub. The tile was also intentionally chosen for the bathroom for its aesthetics, wearability, and easy-to-clean properties.

Although the front yard didn't allow much space for planting, a layered look was created by using Snow In Summer (Cerastium tomentosum) in the foreground, a mid-ground of Pink Breath of Heaven (Coleonema), and Chinese Fringe Flower (Loropetalum chinense 'Hine's Purple') surrounding Forest Pansy Canadian Redbud (Cercis). Jane Beiles photography The design for this client’s “dream house on the water” capitalizes on every opportunity to incorporate views of the Long Island Sound within the home. The placement and expanse of the fir windows and sliding doors underscore the water’s proximity. The interior gathering space spills out onto the raised outdoor deck and lap pool overlooking the seawall. Reducing the house’s carbon footprint is another priority, accomplished by generating renewable energy on site. The precise angle of the house on the property is calculated for optimal solar energy production by the rooftop photovoltaic panels and a geothermal system installed under the driveway provides heating and cooling for the house. Due to the fact that the site is located on a floodplain, the ground floor of the house is raised and no basement is allowed. This presents a challenge in terms of carving out enough storage space in the main house that one might normally relegate to a basement. Rooms are efficiently sized and serve multiple functions and storage is built-in wherever possible.
