Located directly across from Knight Park in Collingswood, this Grand Center Hall Colonial home had been in the same family since it’s construction in 1875. While it was in great condition when the new owners purchased the home in 2018, there was much room for some fresh life for a new young family. Through a series of additions in the mid-1900’s, the original kitchen had been relocated to a long and narrow space at the back of the house, with a small powder and laundry room. In place of the kitchen was a small guest room that was mainly used as a play area for the kids. The main purview of the renovation was to restore the kitchen to its original location and open it up to the living room to allow for a larger and brighter space. That left the previous kitchen space free to be converted to a full-size laundry and mud room, complete with a new rear entry space. Lastly one of the four bedrooms upstairs was reduced to make room for a new ensuite owners’ bathroom to compliment the only other full bathroom in the house. With bright colors and plenty of large original windows, the new layout allows for a more connected and open living flow while also greatly improving the functionality of each space, making the home ready for its next chapter and generations to come.

Located in the heart of the Glebe, when the homeowners initially moved into the home, they sought to make full use of every inch of their property. Reclaiming the roof of an existing single-story addition, we created stunning new three-season room and open deck for an "urban cottage" in the Glebe. A finely detailed roof gives the space a cottage-feel, while also providing shelter during inclement weather and allowing multi-season use of the space. Composite decking was used to improve durability and reduce upkeep, while the glass panels and white guardrails improve views of their beautiful backyard. The room also makes use of new technologies with Weather Wall and NanaWall systems to further enhance their comfort and use of the space. Cozy sitting room or a sun-drenched deck, the homeowners can now make use of all their outdoor space.

Butler Developments worked as a general contractor on this two story custom home in Pinetop, AZ. Coordinating project managers for design and multiple specialists we built the home from start to finish to the owner's specifications. The exterior design consists of a combination of masonry on the lower level and shingle siding on the second level. The modern rustic look matches the natural materials and colors used in the support beams, the brick driveway, natural wood doors and shutters, and abundant trees on the lot. This entryway is solid and well lit with yellow bulbs to reduce insect active. We switched to brighter lighting on the porch for ease of entry and security at the door. The natural garage door adds a touch of brighter color and allows for easy parking or storage. If the homeowner chooses exterior parking, the extended entry allows them to avoid the elements between the interior and their vehicle.

Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. This closet project cleaned up a tight (but lengthy) closet space with gorgeous new cabinetry and maximized organization. The original space is housed inside of a true log home (same house as the gorgeous Evergreen Kitchen remodel we completed last year) and so the same challenges were present. Moreso than the kitchen, dealing with the logs was very difficult. The original closet had shelves and storage pieces attached to the logs, but over time the logs shifted and expanded, causing these shelving units to detach and break. Our plan for the new closet was to construct an independent framing structure to which the new cabinetry could be attached, preventing shifting and breaking over time. This reduced the overall depth of the clear closet space, but allowed for a multitude of gorgeous cabinet boxes to be integrated into the space where there was never true storage before. We shifted the depths of each cabinet moving down through the space to allow for as much walkable space as possible while still providing storage. With a mix of drawers, hanging bars, roll out trays, and open shelving, this closet is a true beauty with lots of storage opportunity!

We worked to creatively incorporate additional storage and to close off the toilet into a private closet. The homeowners were very interested in a Japanese soaking tub and maintaining a very clean and modern space to relax after working heavily in color and pattern with their work. We created a taller showering space by moving the plumbing into the floor. We used a floor length linear drain to allow for the large format tiles throughout reducing grout lines. All beams were original to the space and were important to keep visible for cohesiveness throughout the home. They really bring an element of warmth and a touch of rustic to an otherwise very modern space. With thoughtful modern finishes and a neutral color palette, we were able to create a space that is relaxing for the mind and body.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
