A meaningful project as the final room to be renovated in this house, thus our completion aligned with the family’s move-in. The kitchen posed a number of problems the design worked to remedy. Such as an existing window oriented the room towards a neighboring driveway. The initial design move sought to reorganize the space internally, focusing the view from the sink back through the house to the pool and courtyard beyond. This simple repositioning allowed the range to center on the opposite wall, flanked by two windows that reduce direct views to the driveway while increasing the natural light of the space.
The island has a custom steel base with hammered legs, with a natural wax finish on it. The top is soapstone and incorporates an integral drainboard in the kitchen sink. We did custom bar stools with steel bases and upholstered seats.

This project involved finishing a basement space to create a clean, functional, and comfortable living area. The scope of work included installation of insulation to reduce sound transfer between floors, new drywall installation, recessed lighting, and electrical upgrades with new wiring connected to the main panel.

The European homeowners wanted to create a space for a new sauna and hot tub, as well as a place to relax afterwards. It needed to be light and bright, and have a warm but modern feel. We built this addition under the existing deck, and spruced up the deck at the same time to enjoy the nice territorial views.
The walls of the addition are cedar, with built-ins and deep cabinets for storage. There is a walk-in, tiled shower with built-in bench just off the sauna, and a seating area with tv for relaxing. The floor is stained concrete.
The 14-foot wall of windows (including a door to the hot tub), and the secondary window wall that includes french doors allows the maximum amount of light into the space and really creates that spa feeling.
The plans evolved during construction to include a larger sauna (thereby reducing the shower size somewhat) and a much larger hot tub than originally planned. The solution was to move the hot tub outside, which had the benefit of opening up more space inside for a yoga/ workout area. The hot tub is covered by a glass roof so it can be enjoyed year-round under the stars.

The clay tiles on this roof in the Rancho Palos Verdes community of Ocean Terrace were removed and reinstalled over new underlayment. The flat roofs areas were stripped, and new underlayment was installed followed by a white cool roof coating. The new panel array was installed directly over a new composition roof and framed with clay tiles that were fastened with a 2-part polyurethane foam adhesive. This method uses no nails and allows foot traffic on the top of the tile roof for panel access without the worry of breakage.
20 LG 335-watt panels and 20 Enphase High Power Smart Grid IQ 6 Plus Microinverters were installed and monitoring will be provided by Enphase Enlighten. Removing a wall in a small two-bedroom unit has resulted in a significant transformation. By opening up the space, a seamless connection has been established between the kitchen, dining area, and living room, creating a multi-functional and versatile area. The removal of the wall has eliminated the physical barriers that previously separated these spaces, fostering a sense of openness and facilitating better communication and interaction among family members.

The goal of the Bridle Path Residence was to create a modern take on the original 1950’s split level and leverage multi-functional spaces to minimize the required square footage and maximize daily use of each space. The result is a 2800 SF 3-bedroom, 3.5-bathroom residence with a detached 400 SF ADU. Both structures are the result of strategic additional square footage and a bold yet edited material palette. Conservative sleeping quarters are juxtaposed by spacious common living and entertaining areas. Thoughtfully placed windows allow light without sacrificing privacy. The homeowners wanted to maintain the outdoor space but add some breathing room to the interiors. The existing carport was used to add the bulk of the additional space while the footprint on the main house and ADU were extended as minimally as possible to reduce impervious impacts and maintain existing topography. Interior spaces are designed to encourage family time and push activity outside. The process was collaboration in its purest form between architect, client and contractor.
