This doorway was widened and the pass through added, in lieu of removing the (load bearing) wall. The perpendicular wall to the left contains the HVAC supply to the second floor. The decision to leave the load bearing wall and HVAC ducting (and walls) in place reduces the budget by roughly half. The appliance relocation and pass through allow for better traffic flow, more counter work space and more natural light in both spaces.

Expansive kitchen complete with island seating, custom cabinets, and plenty of prep space. A cased opening connects the kitchen to the butler's pantry.

Offering a beautiful view through a large window into the backyard, we knew we would highlight the window and design a new kitchen layout, around that window. The former kitchen felt closed in with super dark cabinets. Along with the homeowner, our team designed a light and airy kitchen, including a new pass through to the dining room. Closed off from the kitchen before, the pass through not only allows light to flow in from the beautiful bay window in the dining room, but if offers a functional countertop used for entertaining and serving guests.
Not pictured is a drop zone, located immediately when you enter from the mudroom. Drop zones are fantastic for everyday items like keys, wallets, dog gear and more. We added an additional opening to the living room, right off the kitchen as well as a wet bar strategically placed outside the ever day kitchen work zone. Wet bars are fantastic for holding entertainment dishware, barware and appetizers!
We finished the space with beautiful new hardwood floors throughout the entire first floor, except the tile in the mudroom.

This pass-thru used to be a doorway that reduced the amount of countertop and storage that was usable in the kitchen. The new pass-thru also allows daylight from the adjacent patio doors to light the kitchen. Homeowners love this!

The wood used for the cabinetry was passed through a steel comb roller on a belt planer to give it a rugged but smooth texture expressing the wood grain and reminiscence of tree bark.
-The industrial looking metal dining table on wheels reflects the outdoor light brightening the space and enhancing the informal feel of a fun home. The Oxgut chairs with rolls are made with recycled fire-hoses!

Solar Shades maintain your view while reducing glare and blocking sunlight. Choose from three levels of solar shade transparency—the percentage indicates the amount of UV rays that will pass through the fabric.

The spiral water fall is also a biological filter. A layer of small stones fills the spiral almost to the top and as water passes over the stones, beneficial bacteria remove nutrients reducing algae blooms.
