After reviving their kitchen, this couple was ready to tackle the master bathroom by getting rid of some Venetian plaster and a built in tub, removing fur downs and a bulky shower surround, and just making the entire space feel lighter, brighter, and bringing into a more mid-century style space. The cabinet is a freestanding furniture piece that we allowed the homeowner to purchase themselves to save a little bit on cost, and it came with prefabricated with a counter and undermount sinks. We installed 2 floating shelves in walnut above the commode to match the vanity piece. The faucets are Hansgrohe Talis S widespread in chrome, and the tub filler is from the same collection. The shower control, also from Hansgrohe, is the Ecostat S Pressure Balance with a Croma SAM Set Plus shower head set. The gorgeous freestanding soaking tub if from Jason - the Forma collection. The commode is a Toto Drake II two-piece, elongated. Tile was really fun to play with in this space so there is a pretty good mix. The floor tile is from Daltile in their Fabric Art Modern Textile in white. We kept is fairly simple on the vanity back wall, shower walls and tub surround walls with an Interceramic IC Brites White in their wall tile collection. A 1" hex on the shower floor is from Daltile - the Keystones collection. The accent tiles were very fun to choose and we settled on Daltile Natural Hues - Paprika in the shower, and Jade by the tub. The wall color was updated to a neutral Gray Screen from Sherwin Williams, with Extra White as the ceiling color.

They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer. We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals. The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage. White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen. A first-floor laundry and space for future elevator make it as convenient as attractive. Upstairs, an additional 1,200 square feet of living space include a master bedroom suite with a sloped 13-foot ceiling with decorative trusses and a corner natural fireplace, a master bath with two sinks and a large walk-in closet with built-in bench near the window. Also included is are two additional bedrooms and access to a third-floor loft, which could functions as a third bedroom if needed. The cabinets were custom designed by Tom, with straight, simple lines, and custom built by Draper DBS of walnut, with a deep, rich brown finish. The richness of the dark cabinetry juxtaposed with the elegance of the white carrara marble on the countertop, wall and floors contributes to the room's sophistication. Satin nickel hardware blends with the stainless steel appliances and matches the satin nickel details throughout the home. The fully integrated refrigerator next to the narrow pull-out pantry cabinet, take up less visual weight than a traditional stainless steel appliance and the two combine to provide fantastic storage. Split Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look. The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal. The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!) The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. The concrete fireplace design element raises to the ceiling of the second floor through the double volume space of the Living Room creating a strong anchor for the open plan. Reclaimed barn wood decking covers the tall ceilings and is repeated on the vaulted ceiling of the Dining room.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Inspiration for a large timeless master medium tone wood floor bedroom remodel in Philadelphia with white walls

Fully integrated Signature Estate featuring Creston controls and Crestron panelized lighting, and Crestron motorized shades and draperies, whole-house audio and video, HVAC, voice and video communication atboth both the front door and gate. Modern, warm, and clean-line design, with total custom details and finishes. The front includes a serene and impressive atrium foyer with two-story floor to ceiling glass walls and multi-level fire/water fountains on either side of the grand bronze aluminum pivot entry door. Elegant extra-large 47'' imported white porcelain tile runs seamlessly to the rear exterior pool deck, and a dark stained oak wood is found on the stairway treads and second floor. The great room has an incredible Neolith onyx wall and see-through linear gas fireplace and is appointed perfectly for views of the zero edge pool and waterway. The center spine stainless steel staircase has a smoked glass railing and wood handrail.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

The option to downsize was not an option for the empty nesters who have lived in this home for over twenty-five years. Situated in TMR, the sprawling home has been the venue for many social events, dinner parties and family celebrations. With grown children living abroad, and grand children on the way, it was important that the new kitchen be highly functional and conducive to hosting informal, yet large family gatherings. The kitchen had been relocated to the garage in the late eighties during a large renovation and was looking tired. Eight foot concrete ceilings meant the new materials and design had to create the illusion of height and light. White lacquered doors and integrated fridge panels extend to the ceiling and cast a bright reflection into the room. The teak dining table and chairs were the only elements to preserve from the old kitchen, and influenced the direction of materials to be incorporated into the new design. The island and selected lower cabinetry are made of butternut and oiled in a matte finish that relates to the teak dining set. Oversized tiles on the heated floors resemble soft concrete. The mandate for the second floor included the overhaul of the master ensuite, to create his and hers closets, and a library. Walls were relocated and the floor plan reconfigured to create a luxurious ensuite of dramatic proportions. A walk-in shower, partitioned toilet area, and 18’ vanity are among many details that add visual interest and comfort. Minimal white oak panels wrap around from the bedroom into the ensuite, and integrate two full-height pocket doors in the same material.
