This was a full gut an renovation. The existing kitchen had very dated cabinets and didn't function well for the clients. A previous desk area was turned into hidden cabinetry to house the microwave and larger appliances and to keep the countertops clutter free. The original pendants were about 4" wide and were inappropriate for the large island. They were replaced with larger, brighter and more sophisticated pendants. The use of panel ready appliances with large matte black hardware made gave this a clean and sophisticated look. Mosaic tile was installed from the countertop to the ceiling and wall sconces were installed over the kitchen window. A different tile was used in the bar area which has a beverage refrigerator and an ice machine and floating shelves. The cabinetry in this area also includes a pullout drawer for dog food.

The goal of this project was to update the outdated master bathroom to better meet the homeowners design tastes and the style of the rest of this foothills home, as well as update all the doors on the first floor, and create a contemporary mud room and staircase to the basement. The homeowners wanted a master suite that had a masculine feel, incorporated elements of black steel, wood, and contrast with clean white tiles and counter-tops and helped their long and skinny layout feel larger/ make better use of the space they have. They also wanted a more spacious and luxurious shower with water temperature control. A large window that existed above the original soaking tub offered spectacular views down into Boulder valley and it was important to keep this element in the updated design. However, privacy was also very important. Therefore, a custom-built powder coated steel shelf, was created to provide privacy blocking, add storage, and add a contrasting design element to the white wall tiles. Black honeycomb floor tiles, new black walnut cabinetry, contemporary wall paper, a floor to ceiling glass shower wall, and updated fixtures elevated the space and gave the clients exactly the look and feel that they wanted. Unique custom metal design elements can be found throughout the new spaces (shower, mud room bench and shelving, and staircase railings and guardrails), and give this home the contemporary feel that the homeowners desired.

A Chelsea one-bedroom, where bold, bohemian touches meet boutique hotel flair. Being a rental apartment with very little architectural charm to highlight, our goal was to turn what was essentially a white box, into a space that reflected our art-director client's personality, while also incorporating durable pieces that could withstand the wear of an energetic pet pitbull! Our client wanted a space to store her vast wine collection, as well as a space to entertain, so we turned the foyer area into a "wine bar", creating a cozy yet playful vibe with chalkboard paint, rustic wood and metal elements, as well as a collection of vintage mirrors. The goal in the living room was to create layered yet sophisticated boutique hotel feel, which we did by layering patterns, texture, and color, and incorporating an oversized light fixture for a playful yet dramatic touch. Wood reclaimed from barns in upstate New York for the beams and cross-beams and Oklahoma flagstone brings a warm and rustic outdoor feel to this unique outdoor living space. This new addition complements the home as well as being reminiscent of the home owner’s Wisconsin house. Within you will discover a custom wood-fired pizza oven and outdoor fireplace built with the same stone. Completing this outdoor living space design, we included custom heaters and motorized retractable screens creating an enclosed patio so that the homeowners could enjoy their backyard year-round. Hidden within the archways, the screens are unnoticeable when the homeowners choose to enjoy the breeze. These screens can be installed on new structures, as well as retrofitted for pre-existing structures. One Specialty also constructed the retaining wall with archway, gate and fencing. This amazing deck, covered structure and paver patio transformed this Sparta, NJ yard. The rich warm color of the tiger wood ceiling flows seamlessly with the custom ipe columns with stacked stone bases, capped with blue stone. The WOLF PVC decking in rose wood and amber wood and custom aluminum railing not only adds charm, but has the added benefit of being low maintenance. The addition of a custom ceiling fan, as well as heating units, allows these homeowners to enjoy this “room” virtually year round. Stepping down to the lower deck, you find the inviting hot tub, a lounging area for enjoying the sun and custom stacked stone planter boxes finished with blue stone, ready to explode with colors each season. Three steps down brings you to the custom designed paver patio, built in curved seating compliment the curved design of the patio and unique fire feature. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

This project was designed to accommodate the client’s wish to have a traditional and functional barn that could also serve as a backdrop for social and corporate functions. Several years after it’s completion, this has become just the case as the clients routinely host everything from fundraisers to cooking demonstrations to political functions in the barn and outdoor spaces. In addition to the barn, Axial Arts designed an indoor arena, cattle & hay barn, and a professional grade equipment workshop with living quarters above it. The indoor arena includes a 100′ x 200′ riding arena as well as a side space that includes bleacher space for clinics and several open rail stalls. The hay & cattle barn is split level with 3 bays on the top level that accommodates tractors and front loaders as well as a significant tonnage of hay. The lower level opens to grade below with cattle pens and equipment for breeding and calving. The cattle handling systems and stocks both outside and inside were designed by Temple Grandin- renowned bestselling author, autism activist, and consultant to the livestock industry on animal behavior. This project was recently featured in Cowboy & Indians Magazine. As the case with most of our projects, Axial Arts received this commission after being recommended by a past client.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.
