One Raven is a truely unique project that pushes the boundaries of urban density without losing heritage roots. Located in the heart of North Vancouver‘s up and coming moodyville neighbourhood, One Raven will be a beacon on E 3rd. With one of the last remaining heritage buildings on the front of the lot, the project consists of a NetZero high-performance infill duplex, each complete with its suite. This will add 4 new livable units in an infill laneway format with the heritage home complementing the site. The project is built to Level 5 of the BC Energy Step Code meaning it is already at the energy targets for all buildings in 2032, 13 years early! This spectacular and unique project was designed by the talented architect Tina Hubert at Design Studio 8. The passive house inspired townhouses and suites will be accessed via an internal courtyard bi-secting the lot in an east-west orientation parallel to the street. A circulation corridor oriented north-south will be accessed from the sidewalk at the existing stone retaining wall and concrete stair. The site design creates private open spaces yet also fosters connection to the semi-private realm of the inner courtyard. Each townhouse will have access to ground level patios, gardens, balconies and roof decks. The exterior walls are “super” insulated walls that are 12” or more thick with a focus on air-tight detailing. High performance triple pane windows are oriented southward to maximize solar gain in winter and rely on shading devices in the summer. All other windows are located to promote natural ventilation and to reduce energy losses. The highly air-tight building (0.93 ACH) utilizes heat recovery ventilation system to exhaust air and bring in fresh air. The building is designed to be compact with a reduced surface area. Maximizing on-site infiltration and rainwater collection will help manage storm water runoff. Ground-oriented landscape lighting and low planting along pathways and lot lines encourage visibility and overlook. The architecture of the building is uniquely modern and clearly establishes it‘s identity, through horizontal and vertical rectilinear forms, asymmetrical window placement, slim profile detailing, standing seam metal cladding, heritage coloured siding, and architectural panelized guardrails.

From our first meeting with the client, the process focused on a design that was inspired by the Asian Garden Theory. The home is sited to overlook a tranquil saltwater lagoon to the south, which uses barrowed landscaping as a powerful element of design to draw you through the house. Visitors enter through a path of stones floating upon a reflecting pool that extends to the home’s foundations. The centralized entertaining area is flanked by family spaces to the east and private spaces to the west. Large spaces for social gathering are linked with intimate niches of reflection and retreat to create a home that is both spacious yet intimate. Transparent window walls provide expansive views of the garden spaces to create a sense of connectivity between the home and nature. This Asian contemporary home also contains the latest in green technology and design. Photovoltaic panels, LED lighting, VRF Air Conditioning, and a high-performance building envelope reduce the energy consumption. Strategically located loggias and garden elements provide additional protection from the direct heat of the South Florida sun, bringing natural diffused light to the interior and helping to reduce reliance on electric lighting and air conditioning. Elegant and energy efficient. This bathroom was part of a Net Zero Ready home that we recently built. Net Zero homes produce as much energy as they consume and are 80% more efficient than current homes built to code. To help reduce energy consumption in this bathroom, we installed low flow fixtures, LED lights in the mirrors and an ERV (energy recovery ventilator). Because less energy is required to lower the temperature of dry air compared to moist air, an ERV can reduce the work your air conditioner needs to do and save you money. It also brings in fresh air flow and help with humidity levels, improving overall health and air quality. Another great feature of this bathroom is the shower which has a large clear glass window. This allows for direct sunlight from the window to access the shower, while the patterned glass on the bathroom/vanity side still provides a level of privacy for the user. We’re certain that these clients will be enjoying many sunny mornings in this oasis.

Formerly a very divided bathroom, our goal was to open the space up allowing the natural light from the window to pass through the entire bathroom while still providing privacy. We worked to creatively incorporate additional storage and to close off the toilet into a private closet. The homeowners were very interested in a Japanese soaking tub and maintaining a very clean and modern space to relax after working heavily in color and pattern with their work. We created a taller showering space by moving the plumbing into the floor. We used a floor length linear drain to allow for the large format tiles throughout reducing grout lines. All beams were original to the space and were important to keep visible for cohesiveness throughout the home. They really bring an element of warmth and a touch of rustic to an otherwise very modern space. With thoughtful modern finishes and a neutral color palette, we were able to create a space that is relaxing for the mind and body.

The Rancho Estate provides a level of luxury that sets it apart from any residence in Los Angeles, breaking the record for the most expensive home ever sold in the Encino area. The Eden Group worked with the client to achieve all their development goals by providing integrated design and engineering services which developed concurrently achieving project milestones while staying within the construction budget. Our residential design team used modern aesthetics which entailed of design elements tailored to provide spacious and unparalleled views of the San Fernando Valley. Attracting a dream buyer is the most important aspect in the eyes of any real estate developer and that is why we chose two words to describe the amenities we incorporated into the design: Vast & Spectacular. The estate allows you to swim with infinite views, get your work out on at the indoor gym, shoot hoops with your friends in the indoor basketball court, go for a round of bowling with your child, chomp on popcorn in your theater, get a massage after the steam room at your private spa, putt a couple hole-in-ones, and if you get bored you can always choose to go for a ride from the collection inside your 16-car garage. Majestic high ceilings mixed wide span openings created a challenge for our engineers given the strict rules in the Baseline Hillside Ordinance and the California Building Code. Our structural engineers prepared innovative design plans which entailed of 150 deep pile foundations mixed with steel and laminated timber framing members. We also used permanent shoring techniques to reduce construction cost by eliminating the need for temporary shoring plans for both the structure foundation and on-site retaining walls. Given that California has some of the strictest stormwater management requirements and the total amount of non-permeable areas on this project, the client was required to construct a 35,000-gallon rain harvesting tank per the Low Impact Development Plan Best Management Practice (BMP’s) standards. Our specialized drainage design team captured all on-site stormwater through trench drains, area drains, and downspouts which routed water to a mechanical sump pump that connected to the storage tank for irrigation use later. Innovative design engineering techniques used on this project allowed for increased safety and sustainability making the Rancho Estate a masterpiece of contemporary construction.

The composition of this facade is a perfect reincarnation of the key principles of Andrea Palladio, the Renaissance master. The proportions of the facade are based on the golden ratio; there is perfect symmetry between the two wings of the building; the first floor has arched windows complemented with rectangular windows in the second floor with slightly reduced dimensions; the sandstone trims mimic Palladio's own, albeit simplified and modernized. We planted cypress trees and oleanders on the flat roofs, which make the building appear wider and provide a relaxing vista from the second floor rooms.

The homeowners wanted to take advantage of induction cooking, but were hesitant because of their unfamiliarity. I suggested reducing their cooktop from 36” to 30” and adding a 15” gas cooktop. Home design - small contemporary home design idea in Other

The clients were inspired to renovate following exposure to Zen architecture while honeymooning in Japan. The architectural brief was to deliver a modern Australian home that serves as a private, meditative retreat that would also cater to a buzzing family as their relationship evolves; and transform into a welcoming and generous entertaining space. The home would need to maximise the potential of the sites orientation and create a strong connection to generous and versatile outdoor spaces including sheltered entertaining areas and spacious areas for planting and lawn. It was essential that elements of the existing residence be retained where possible to reduce waste, however disguised so that the final product was effectively a new home.

Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures.
