This Atlantic holiday cottage is located in the unique landscape of the creek at Towd Point, in Southampton, one of only 28 Federal Ecological Preserves in the US. Caterina and Bob, a design couple who owns the architecture firm TRA studio in the city, chose the property because of their historic ties to the area and the extraordinary setting and its precise location within it: it is the only house whose site is at the bend of the Towd Point peninsula, right where the views of the protected creek are at the widest and where a little beach naturally occurred. Although the views are open and vast, the property is minimal, way too small to even consider a small pool or spa: the pristine creek is the house water feature, the recreation expansion of the diminutive back yard. We often joke that at TRA we can make small spaces feel big, which is, exactly what we did. As often happened with TRA’s renovation projects, as well as with the most recent art pieces by Robert Traboscia, one of the Studio’s founders, the house is an “object trouve’’, originally a modest fishing outpost, that went through many alterations, to finally find a refreshed life as a modern cottage for a New York family. A vintage busted kayak, repurposed as a planter, completes the process. The cottage is actually a collection of objects: the original Bayman’s cottage now houses two bedrooms, the adjoining deck soon afterwards was enclosed to make space for the kitchen/dining volume and a newer living room addition was later built to complete the compound.’ The compactness of the volumes contributes to the environmental quality of the house, whose simple natural materials have been carefully restored and insulated, while the simplicity of the volumes, which has been respectfully retained, talks about a nostalgia for the past Long Island seaside retreats. The single level recognizable gabled roof silhouette sits comfortably on the private beach, the greyed cedar deck acting as a platform to connect with the landscape. The informal weathered materials and the reductive color palette weave effortlessly from the exterior to the interior, creating a serene environment, echoing the coastal landscape, which emphasizes the line where the water meets the sky, the natural beach, tall breezy grasses and the multitude of happy birds who call the creek home. The restoration process started with the modest goal of cleaning up the walls and replace the worn uneven floor, it soon turned into a forensic research for the original elements, uncovering the historic foam-green siding gabled façade that is now the backdrop of the dining pavilion. The renovation respected the history of the place: everything changed and everything stayed the same. In an area known for vast, affluent, estates, the house is often the place where friends and family gather: the size of the house, the largeness of the creek, the wild life coexisting in harmony with the visitors, the availability of a swim in the bay or kayak adventure, are all interesting and inviting. We often observed that people do not want to leave our interiors, we love the little house because is a place that you never need to leave, this is definitely a house where there is always something to do. In the Hamptons, the question is often “what you are looking at”, usually the pool or landscaped nature, here it is easy to respond: our private beach and protected nature. The landscaping simply aims at enhancing the existing: three sculptural and weathered trees were given new life, the natural arch of the Creek, further outlined by the bulkhead, is amplified and repeated, similarly to rock stratifications, to connect to the house and define the different modes of the landscape: native grasses, private beach, gravel lawn, fence and finally Towd Point Road. Towd Point Little Beach is a habitat meant to be shared with birds and animals.

Rooftopia developed and built a truly one of a kind rooftop paradise on two roof levels at this Michigan Ave residence. Our inspiration came from the gorgeous historical architecture of the building. Our design and development process began about a year before the project was permitted and could begin construction. Our installation teams mobilized over 100 individual pieces of steel & ipe pergola by hand through a small elevator and stair access for assembly and fabrication onsite. We integrated a unique steel screen pattern into the design surrounding a loud utility area and added a highly regarded product called Acoustiblok to achieve significant noise reduction. The custom 18 foot bar ledge has 360° views of the city skyline and lake Michigan. The luxury outdoor kitchen maximizes the options with a built in grill, dishwasher, ice maker, refrigerator and sink. The day bed is a soft oasis in the sea of buildings. Large planters emphasize the grand entrance, flanking new limestone steps and handrails, and soften the cityscape with a mix of lush perennials and annuals. A small green roof space adds to the overall aesthetic and attracts pollinators to assist with the client's veggie garden. Truly a dream for relaxing, outdoor dining and entertaining!

This 2,500 sq. ft. commercial facility was meticulously designed to accommodate up to seven writers’ rooms and production suites—each capable of operating simultaneously without interruption, with four of the rooms built for mixing capabilities. With seamless audio integration throughout, the space ensures intuitive connectivity no matter where you are on the property. The aesthetic palette, paired with a loud and quirky speakeasy vibe, creates a fun atmosphere that reflects the owners’ personalities. The result is not just a studio that feels effortless—it’s an inspiring environment where writing, mixing, and production can happen with minimal sound transmission. Behind the walls, the architectural acoustics are second to none. The design emphasizes a true “plug-and-play” workflow: each control room, both isolation booths, and all common areas are acoustically isolated with extraordinary attention to detail. Each suite is equipped with dedicated, silent 1:1 HVAC systems. Eight independent floating-floor systems support the suites, while tailored sound-reducing wall assemblies and intentional treatments in the main suites deliver clarity and precision for mixing. A transformation of a modest raised ranch into a modern oasis. I was the interior designer and general contractor from mechanicals to finishing. It’s also my personal home. The interior design style is that of modern minimalist meets organic modern. I wanted a space that reduced distractions and let the eyes, head, and soul rest. Where everything inside the home has a specific use and purpose. The objects in our home are fewer but each hold a great personal value. You might expect to see this airy aesthetic, with its gallery white walls, in California or New York. Not nestled in a modest 50 year old neighborhood in Omaha, Nebraska. Creating a minimal aesthetic is one of the trickiest design styles to pull off. It is more than just less stuff and lots of white. It means sticking to these design principals: -weaving in an abundance of textures -incorporating natural finishes -keenly curating art -giving extra attention to scale -limiting purely decorative items -maximizing natural light This style is not to be confused with the frugality of reductive design. I have incorporated many elevated basics that create an aesthetic of quiet luxury: -architectural bead for trim-less doors -first-of-its kind interior door hardware made of terrazzo -historical marble found in landmark interiors like the NY Public Library -premium flush air vents that disappear out of site -luxury appliances from GE Café and Signature -elegant and resilient terrazzo field tiles Ours was not a simple interior remodel and addition: -gutted and remodeled the existing 2,000 SF -added on approximately another 1,000 SF -moved and installed all new major mechanicals i.e. heating, plumbing and electrical. -knocked through foundation walls to extend the space back -dug down and built up

This 3 BR, 3 1/2 bath home allows the owners to live on one level most of the time. The Master Suite is on the main level along with the Living Room, Kitchen, Dining, pantries, Sun Room and service areas. The upper level houses two ample bedrooms while the lower level supports a rec center, media room, wine cellar, shop and full wet bar. Conceived as a Great Room house, the main level is designed as one seamless space that flows onto an ample deck overlooking the rear yard. We also incorporated a variety of green building techniques - photo-voltaic shingles on the roof of the garage to generate a portion of the home's energy, a super insulated building envelope, rain water harvesting, high performance windows and doors, a high efficiency heat pump, low flow bath & kitchen fixtures, Energy Star appliances and LED lighting - that greatly reduced this structure's carbon footprint. All of the strategies amounted to a 30% reduction in the energy consumption in this home relative to comparable structures.

This homeowner went from (3) 120V 2-lamp 64W T8 fluorescent lighting fixtures to these (3) new 120V LED 40W (64W equivalent) Energy Star rated lighting fixtures. The end result is a much brighter garage with LED fixtures that will last 50,000 hours, along with the added bonus of a 37.5% energy reduction. LED lighting fixtures have no bulbs to replace which makes them maintenance free for their life span. Lighting bulbs alone can be expensive and when you factor in electronic ballasts and lighting sockets, which you can also expect to replace over the years, maintenance costs add up quickly... making LED lighting an economical solution for your home's lighting. These LED lighting fixtures provide an atmosphere similar to a show room in terms of lighting output which makes them perfect for a garage or work space area. The initial investment, which can be expected to be double what the standard fluorescent lighting fixture would run you, is well worth the investment as these fixtures will eventually pay for themselves throughout their life span. The replacement of the three fluorescent lighting fixtures with LED lighting fixtures took less than two hours.

This 1,000ft² recording and production studio, built in 2021 for producer couple Latifah Alattas and Lucas Morton, was designed as a fully custom creative environment that supports writing, mixing, and collaboration at the highest level. Both Latifah and Lucas are multi-instrumentalists, engineers, and mixers, and the studio reflects the full range of their workflows—visually inspiring, technically precise, and intuitive in every room. The facility was built from the ground up with a strong emphasis on architectural acoustics and plug-and-play connectivity. The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility. Natural light and a warm, welcoming aesthetic anchor the visual identity of the studio, reflecting the creative energy and personality of its owners. The result is a highly functional, beautifully crafted space where ideas can move freely and production can happen without limitations.

This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. No suite is mechanically bonded, allowing simultaneous use of all rooms with minimal sound transmission. Monitoring in the Control Room centers around PMC 6-2 loudspeakers, precisely tuned to ensure accurate translation from mix position to the final master. The result is a balanced, inviting, and technically exact environment—built to serve the diverse creative needs of Sovereign Grace Music for years to come.
