Seamus tells us that the court and hoop directly contributed to huge improvements to his 12-year old son's basketball skills. He even made the local AAU team the next season. Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures. A complete desert landscape renovation — from demo through final planting — designed to honor the Sonoran Desert character of the property while adding structure, drama, and year-round visual interest. The scope opened with full site demolition: removal of approximately 20 existing plants, regrading for a new curved pony wall and mounded terrain, and excavation for a new river run. Existing granite was preserved and redistributed rather than removed, reducing waste and maintaining the site's established material palette. Hardscape & Structure A 20-linear-foot curved retention wall built from standard block with a stucco cap defines a planting border along the property edge. The facing side is clad in 45 square feet of stone veneer matched precisely to the home's exterior — a detail that ties the landscape directly to the architecture. Five 500-pound surface boulders are placed throughout the mounded areas, grounding the composition with natural scale and weight. River Run & Materials Three tons of 3"x6" rip rap create a dry river run that flows through the redesigned grade, channeling storm water naturally while adding texture and movement. Three tons of fill dirt support the contouring and mounding work, and approximately 17 tons of the site's original granite was respread across the finished landscape. Planting Design The plant palette is entirely desert-adapted. Twenty-six five-gallon desert shrubs and ground covers layer the mounded areas. Sixteen five-gallon cacti and succulents — including Mexican Fence Post, Gopher Plant, assorted agaves, Argentine Giants, and Golden Barrels — provide sculptural structure. A six-foot bare root ocotillo serves as a dramatic vertical accent. Irrigation A new two-zone drip irrigation system — including a Febco backflow preventer, pressure regulator, timer, valve box, and poly line with emitters — was installed to maintain separate watering schedules for the plant and cactus zones. Lighting Five commercial-grade antique brass landscape spotlights were integrated throughout the space, wired with 500 feet of cable tied into the home's existing transformer. The result is a fully illuminated evening landscape that highlights boulder groupings, the river run, and key specimen plants.

When we went up to see the attic, we immediately saw the potential: good ceiling height, ample floor space, and those beautiful angled roof lines just waiting to be celebrated. What we created is a stunning additional room that became the family’s favorite gathering place. The transformation demonstrates how thoughtful design can turn a neglected space into something extraordinary. Those dramatic skylights weren’t originally there; we cut into the roof structure and installed them to flood the space with natural light, transforming what could have felt like a cramped attic into a spacious and luminous retreat. The angled roof lines, which could have been a challenge, became architectural features that give the room character and visual interest. The focal point is that modern linear fireplace surrounded by elegant gray tiles and custom-built shelving. We designed the media wall to accommodate a large-screen TV while also providing storage for the family’s massive collection of books and vinyl records. Side cabinets keep clutter hidden, while open shelving showcases items worth displaying. This conversion required significant structural work. We reinforced the floor joists to support varying loads, remember, attics are typically built only to support insulation and the occasional storage box, not furniture or people. We added proper air conditioning ducts extending from the main system, upgraded the electrical system with multiple circuits for media equipment, and installed that stylish white railing system that meets regulations and maintains the feeling of spaciousness. The construction photos tell the real story: what began as an unfinished space with exposed subfloor and construction debris has become this elegant sanctuary. Those casement windows on either side create cross-ventilation, essential for an upper-floor space on the California coast.
