Condo Update Playa Del Rey, CA. Even the dog (Dundee) loves every room! Space Remodeled: 500 sq ft Style: Transitional The Concept After moving in the homeowner (and his dog) wanted to update almost every room in this condominium. The remodel included the living and family room, fireplace, kitchen sink and countertops, a new barn door to the bath and new flooring FLOW THROUGHOUT While the home had a great patio, perfect for entertaining in southern California, the rest of the space didn’t have the same flow. After the remodel, the new floors tie every room together allowing guests to mingle both inside and out. “Condos tend to be more challenging spaces to remodel because many share walls and floors and have strict regulations. This lower level space was inspired by Film director, write producer, Quentin Tarantino. Starting with the acoustical panels disguised as posters, with films by Tarantino himself. We included a sepia color tone over the original poster art and used this as a color palate them for the entire common area of this lower level. New premium textured carpeting covers most of the floor, and on the ceiling, we added LED lighting, Madagascar ebony beams, and a two-tone ceiling paint by Sherwin Williams. The media stand houses most of the AV equipment and the remaining is integrated into the walls using architectural speakers to comprise this 7.1.4 Dolby Atmos Setup. We included this custom sectional with performance velvet fabric, as well as a new table and leather chairs for family game night. The XL metal prints near the new regulation pool table creates an irresistible ambiance, also to the neighboring reclaimed wood dart board area. The bathroom design include new marble tile flooring and a premium frameless shower glass. The luxury chevron wallpaper gives this space a kiss of sophistication. Finalizing this lounge we included a gym with rubber flooring, fitness rack, row machine as well as custom mural which infuses visual fuel to the owner’s workout. The Everlast speedbag is positioned in the perfect place for those late night or early morning cardio workouts. Lastly, we included Polk Audio architectural ceiling speakers meshed with an SVS micros 3000, 800-Watt subwoofer.

The Las Cruces Public School Soccer Complex was designed to provide multiple regulation size soccer fields for the school district.The LCPS Soccer Complex has a concessions area, a shaded observation patio, restrooms, storage for the four high schools, referee locker rooms, field lighting, and a training/ first aid room. The project also added bleachers (600 seat capacity) to the Championship Field along with an ADA accessible Press Box and Filming Area. A ticket booth, entry gate, and a 10 food wide concrete concourse was also added to enhance access to the fields.The project proved to be a fun exercise in form; the uniquely shaped roof and use of metal paneling throughout created an eye catching structure with a clean, modern aesthetic.

These home owners used Weatherwell Elite aluminum shutters to create privacy in their pool house. The white powder coat complements their transitional design scheme, and bi-fold shutters allow them to regulate the airflow and view.

Rammed earth is a construction technique where multiple natural raw materials are compacted to form walls. Soil is the primary source and can be locally found. The rich soil creates the gradient of colors in the walls, which go from 18-36 inches thick and regulate interior temperatures, keeping the house warm in the winter and cold in the summer. It is an impressive building technique that has been adapted and used worldwide. The design features large glass sliding doors overlooking the mountains and desert vegetation and multiple exterior terraces to enjoy the outdoors. These spaces are covered to create shadows protecting the house from the heat. What keeps the house cool is the sustainable materials made from the earth. A large open kitchen was designed to be part of the living and dining room areas. Features: • Area: 1,800sqft • 4 Bathrooms: two of them includes a bathtub • Kitchen: Eat-in Kitchen with Pantry room • Accommodates 6 to 12 people • Laundry: Laundry closet in the hallway • Heating: Mini-split/ radiant floor heat/ Air sourced heat pump • Foundation: Slab on grade The upstairs attic space includes a small bathroom and a flexible open room that can be figured into a bedroom, studio, or office space. The coolest part! The plan includes a large screen porch, where you can host your favorite outdoor summer dinner without bugs and rain.

This kitchen renovation is a part of a complete renovation project of a 1928 English Tudor home, in the historic district of Springfield, Missouri. The owner of this house worked closely with the local historic board, planning and zoning department, and building regulations department, to obtain a unanimous approval for the project. This space used to consist of a very small galley kitchen and a separate small breakfast nook. The wall separating the two spaces was removed, and a new larger open kitchen was created.
