The Scott Street renovation is a restoration and contemporary update of a traditional Victorian in San Francisco. The formal layout remained as a gesture to the home's historicity, while the basement level was extended significantly to provide more space to suit the client's needs. Modern fixtures, cabinetry, and finishes complemented the traditional aesthetic.

The bold Kenji Collection stool from Modern Outdoor combines Red Balau and brushed stainless steel with a paper-based composite. The Kenji composite is made from a phenolic resin infused recycled paper product harvested from certified forests in North America. Embarking on a new journey with a client is always an exciting and inspiring time for Moderne Living. Building a relationship and translating our clients' vision calls for trust, collaboration and guidance, and it's a role we take immense pleasure and pride in fulfilling. Moderne Living was recently commissioned to carry out a transitional design project for a North Carolina home, which on the face of it could have presented obvious challenges due to the geographical difference. Not believing that distance should be an issue, we rose to the challenge. Through careful consultation, the client revealed their vision, in turn guiding our choices on their behalf. This led us to select the Euforia range by Montbel, whose design ethos encapsulates tradition, innovation and dynamism. We set out by developing a relationship with the client through telephone conversations, an investment in time that was absolutely crucial in contributing to the success of the project. Using the client's descriptions, ideas and floor plan, along with the talents of our designer, we were able to understand, give shape to and define the vision the client had in mind for their home. We chose Euforia dining chairs, armchairs and stools because their collections offer modern elegance perfectly balanced with supreme comfort. The range takes the best of classical design and reimagines it with character, flair and modern touches. Euforia blends traditional design hallmarks including tufting (buttoned upholstery) with familiar silhouettes, solid wood frames and upholstered seats and backs. Color options are varied with neutral tones or rich, bold shades. Modern details such as chrome footrests reminds us of the harmony that can be achieved when you blend the contemporary and classic. Yes! Modern in Suwanee! Our client cleared a deep, private lot, and with an Arizona architect visioned their new-build, open-plan home. @New Mood Design was contracted in 2015 + 2016 to pull together the fixed interior design elements. We worked with finishes already chosen by the couple - Texas Limestone cladding, kitchen design/finishes + floor tile, and we harmonized these with exterior/interior paint + stain color plans and remaining fixed finishes/fixtures throughout the home: carpeting, bathroom tiles, lighting, window treatments, furnishings + artworks. This homeowner had extensive collections of both high end wines and bourbon. Wine and bourbon require completely different storage solutions, so naturally, two unique and completely separate rooms were created to showcase them both. The homeowners were fantastic in meeting with our team to collaborate on a bourbon room and wine cellar design that worked within their special spaces and budget. The House itself has a rustic, yet refined and modern farmhouse feel throughout. The modern, elegant, yet vintage style look of the small wine cellar, especially, fit seamlessly with the interior design. The Bourbon cellar is not cooled, but resides in a shaded interior section within the house as to maintain a constant temperature. Additionally, with close proximity to the Pacific Ocean, sunny Ladera Ranch, a community in Orange County, California never really sees average temperatures above 80 Degrees. The Bourbon Room showcases a custom wrought iron door, and upon entering features a modular style show cabinet with multiple levels. Custom wine cellar doors, and custom wrought iron doors truly add that special feeling and look to your walk in wine room. A door used for a wine room would be fitted with dual pane glass as to better maintain temperature and humidity within. A room such as this could also double as craft beer storage. Beer storage, requires bottles to stand straight up as to not rust the cap, as well as compress any remaining yeast residues at the bottom of the bottle instead of mixed throughout. Craft beer as a whole has become an incredibly burgeoning industry, especially in places like San Diego, Orange County, Los Angeles, and San Francisco in California, and Portland in Oregon. The small wine cellar / wine closet / wine room is located right off the kitchen, allowing easy access for social gatherings or just to bring out that special wine with dinner. These repeat clients had remodeled almost their entire home with us except this bathroom! They decided they wanted to add a powder bath to increase the value of their home. What is now a powder bath and guest bath/walk-in closet, used to be one second master bathroom. You could access it from either the hallway or through the guest bedroom, so the entries were already there. Structurally, the only major change was closing in a window and changing the size of another. Originally, there was two smaller vertical windows, so we closed off one and increased the size of the other. The remaining window is now 5' wide x 12' high and was placed up above the vanity mirrors. Three sconces were installed on either side and between the two mirrors to add more light. The new shower/tub was placed where the closet used to be and what used to be the water closet, became the new walk-in closet. There is plenty of room in the guest bath with functionality and flow and there is just enough room in the powder bath. The design and finishes chosen in these bathrooms are eclectic, which matches the rest of their house perfectly! They have an entire house "their style" and have now added the luxury of another bathroom to this already amazing home. The centerpiece of the house, into which the new entry leads, and off of which all other entertaining rooms connect, is the Mad-Men-inspired living room, with hideaway bar closet, sassy pop-of-color chairs in sumptuous tangerine velvet, plenty of seating for guests, prominent displays of modern art, and a grand piano upon which to play music of course, as well as against which to lean fabulously, resting one’s elbow, with a drink in one’s other hand. This spacious, multi-level backyard in San Luis Obispo, CA, once completely underutilized and overtaken by weeds, was converted into the ultimate outdoor entertainment space with a custom pool and spa as the centerpiece. A cabana with a built-in storage bench, outdoor TV and wet bar provide a protected place to chill during hot pool days, and a screened outdoor shower nearby is perfect for rinsing off after a dip. A hammock attached to the master deck and the adjacent pool deck are ideal for relaxing and soaking up some rays. The stone veneer-faced water feature wall acts as a backdrop for the pool area, and transitions into a retaining wall dividing the upper and lower levels. An outdoor sectional surrounds a gas fire bowl to create a cozy spot to entertain in the evenings, with string lights overhead for ambiance. A Belgard paver patio connects the lounge area to the outdoor kitchen with a Bull gas grill and cabinetry, polished concrete counter tops, and a wood bar top with seating. The outdoor kitchen is tucked in next to the main deck, one of the only existing elements that remain from the previous space, which now functions as an outdoor dining area overlooking the entire yard. Finishing touches included low-voltage LED landscape lighting, pea gravel mulch, and lush planting areas and outdoor decor.

The focal piece of the room is the new floor to ceiling field stone fireplace, hand honed solid maple mantel, rounded hearth, accentuated by a hand-cut keystone, and flanked by raw cedar columns. The new gas logs can be remotely controlled with programmable heat. A built-in floor to ceiling cherry wood wall unit, with granite serving surface, highlights a side wall and is topped off with a large piece of stained glass from an English pub. The mood lighting behind the stained glass and the antique library ladder really highlights this unique bookcase. Distinctive lighting fixtures and fans provide dining area lighting and circulation from the cool breezes off of Lake Burton. On the bottom, the solid oak 1.5 inch flooring is a remnant of the past on the top, the height of the ceilings is enhanced by double crown moldings throughout and a touch of the outdoors is brought indoors by the three new skylights. Surrounded by rustic cedar window boxes, additional ambient light streams through the four windows facing south, and the new French doors. Knowing that the east wall in the kitchen and study were once on the home’s exterior allowed us to investigate and reveal the true character of these walls by removing the two layers of drywall and 4 inches of plaster exposing a striking addition to both rooms…… beautiful granite rock walls. The hallway flows into the granite breakfast bar which fully complements the newly exposed granite wall. From the Viking SS refrigerator to gas Jenn Air ceramic cooktop and microwave the appliances are a chef’s delight. Except for the remarkable exposed granite rock wall mentioned earlier, the entire room has been paneled with raw cedar boards treated with Australian Tree Oil for true lodge feel. The triple crank out window provides a superb view of the pond and blazing Japanese maple trees in the fall. Outside, the hallway leads to the utility room which has been fully upgraded with all the modern amenities. The distinctive maple stair treads with their grain and raw edge being displayed, were milled locally in Clayton and then installed from underneath so that no screw or nail heads are visible. The staircase was completed with wrought iron spindles, raw cedar handrail and floor to ceiling end post. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. The sleeping loft is also equipped with a kitchenette and a distinctive cedar and rock walled bathroom. The bath features an antique dresser vanity with marble vessel sink, distinctive fixtures and a floor to ceiling polished travertine marble shower with rain head. This bathroom also has an exterior door leading to a secondary upstairs staircase in the back yard. Just envision the great sleepovers the kids or grandkids will have here or how your out of town friends or family will just love this special area designed with their comfort and needs in mind. Originally constructed in 1925 by “off Broadway” star Rose Grant, this property is rich in history. In the early years, this home was one of the first in Rabun County to generate its own electric from the waterfall. Several small cabins were also built on the property and rented out to guests who came for the waterfall, swim in the pond and connect with nature. Other notable residents were Mrs. and Doctor Fowler who was a local pediatrician.
