Designed by Cameron Snyder, CKD and Julie Lyons. Removing the former wall between the kitchen and dining room to create an open floor plan meant the former powder room tucked in a corner needed to be relocated. Cameron designed a 7' by 6' space framed with curved wall in the middle of the new space to locate the new powder room and it became an instant focal point perfectly located for guests and easily accessible from the kitchen, living and dining room areas. Both the pedestal lavatory and one piece sanagloss toilet are from TOTO Guinevere collection. Faucet is from the Newport Brass-Bevelle series in Polished Nickel with lever handles.

An original turn-of-the-century Craftsman home had lost it original charm in the kitchen and bathroom, both renovated in the 1980s. The clients desired to restore the original look, while still giving the spaces an updated feel. Both rooms were gutted and new materials, fittings and appliances were installed, creating a strong reference to the history of the home, while still moving the house into the 21st century. The primary bedroom and bathroom are the showstoppers of this phase! Unused and awkwardly located closets in both the bedroom and bathroom were removed to make way for additional square-footage in the bath and replaced with a sizable and functional reach-in closet in the bedroom. A dated and cramped shower stall was removed in favor for an expansive step in shower spanning the width of the bathroom and a new transom window washes the room in natural light. While the previous bathroom was only able to accommodate a single vanity, the new layout allowed us to create double matching vanities mirrored across from each other - a much appreciated addition for a primary bath. Floating walnut vanities boast impressive storage and are capped with tower cabinets with hidden outlets for charging and storing electronic bathroom tools. While the color palette is restrained - black, white, gray, and brown - the result is a timelessly modern and masculine space that is at once striking and warm. Modern geometric patterns play with each other throughout the material selections.

An oversize island in walnut/sap wood holds its own in this large space. Imperial Danby marble is the countertop and backsplash. The stainless Sub Zero Pro fridge brings an exciting industrial note.

Our craftsmen removed an existing wall, doubling the depth of this kitchen. The doorway from kitchen to foyer and the doorway from kitchen to family room were widened and new headers were installed. Now, the remodeled area allowed for TWO islands and more cabinetry. Plug-molds, hidden under the island and under the wall cabinets, maintained a clean look eliminating receptacles. The finishing touch was the brick pattern subway backsplash tile and the accent tile in the niche above the range. The new Red Oak flooring was our final detail.

We understood the customer's dream to remove an existing closet and several walls. We began with the removal of several structural walls and closet. We found that the previous contractor had incorrectly removed structural wood posts. We secured the structural integrity of the building with wood and steel. We proceeded to expand the opening between the Kitchen and Butler Pantry, which included relocating waste and water lines from the second floor. We upgraded the existing electrical and installed a 440-volt electrical system for the entire home. You can enjoy the illumination of the cabinetry and kitchen, by the pendant lights, recessed lights, under cabinet lights, and curio lights in the glass door cabinets, Note the brick pattern Subway tile from the counter top to the ceiling, in the kitchen and the Butler Pantry. Take special notice of the decorative tile area above the range. The chimney style hood was vented to the exterior. The unique sitting area, near the rear entry, was finished with beadboard paneling and wall cabinets up to the ceiling., trimmed with crown molding.
