This Carlsbad area homeowner came to Specialty Home Improvement looking for a customized design for the accessory dwelling unit they were planning to build on their property. This eco-friendly ADU is self-sufficient, spacious, and move-in ready for short or long-term renters.

When this investor purchased the land that is now Turtle Creek, it was surrounded by multi-family house-like dwellings with great curb appeal. A large city park was adjacent as well. Simplicity was able to maximize the use of the land by building the single family dwellings in our signature “cottage community” style, creating a cozy space for renters that also made best use of the land available for the investor. The result was a 20-home subdivision with tiny homes ranging from 400-880sf that rented at 100% occupancy with a waiting list.

I was hired to buy all the furniture and accessories, bring them in and place them so that the owners who lived abroad could rent this condo out furnished. This included pots and pans, towels, cutlery etc. Everything so that the renter could move right in.

This studio had good bones, height, and potential… but none of it was being used. So we rebuilt the story from the inside out, carving intention into every slope, corner, and sightline.

The living room's wood paneling was treated to a sand and polish, giving it new life. New sconces were added above the stone fireplace. The ceiling was treated with the same rich teal carried in from the entry hall, with an inset of gold leaf paper. An old fan was swapped for a mid-century sputnik, and mod sconces were added to the walls to brighten the room.
While the client retained the original furniture, upholstered storage benches and throw pillows in CS Stockwell's classic Martinique print added a touch of the mid-century Polynesian style so renters can feel those vacation vibes.

In the quite streets of southern Studio city a new, cozy and sub bathed bungalow was designed and built by us.
The white stucco with the blue entrance doors (blue will be a color that resonated throughout the project) work well with the modern sconce lights.
Inside you will find larger than normal kitchen for an ADU due to the smart L-shape design with extra compact appliances.
The roof is vaulted hip roof (4 different slopes rising to the center) with a nice decorative white beam cutting through the space.
The bathroom boasts a large shower and a compact vanity unit.
Everything that a guest or a renter will need in a simple yet well designed and decorated garage conversion.

After – Kitchen Renovation: Open, Timeless, and Move-In Ready
The kitchen was fully remodeled to create a more open and connected layout. The outdated two-level countertop was replaced with a single-level peninsula, enhancing the sense of space and improving the flow between the kitchen, dining, and living areas.
Neutral tones were used throughout, featuring white cabinetry and matte black finishes on hardware and lighting. The same light luxury vinyl flooring runs continuously through the home, creating a cohesive and spacious feel. The cabinet layout was reconfigured to improve functionality, and modern appliances were installed to bring both style and efficiency.
With clean lines, timeless materials, and a versatile design, this kitchen appeals to a wide range of buyers or renters—modern, beautiful, and ready to enjoy.
