Done for a homeowner renting out their house, we brought this kitchen up to date, but kept it flexible to allow for the future renter to show their style!

Step 8: Infusing Personality and Style: A new large round mirror above the sink gave the room some much-needed personality and creates the illusion of more space. To install the new mirror I unscrewed the door of the old medicine cabinet from the wall. With the door gone I hung the mirror right over the recessed part of the cabinet, rendering it inaccessible for daily use, but luckily we’d added storage elsewhere. Next, I switched out the old light for this cool long-arm sconce. I feel pretty comfortable changing out light fixtures, but if you’re not, definitely hire a pro to help. When this investor purchased the land that is now Turtle Creek, it was surrounded by multi-family house-like dwellings with great curb appeal. A large city park was adjacent as well. Simplicity was able to maximize the use of the land by building the single family dwellings in our signature “cottage community” style, creating a cozy space for renters that also made best use of the land available for the investor. The result was a 20-home subdivision with tiny homes ranging from 400-880sf that rented at 100% occupancy with a waiting list.

These particular clients are from San Francisco and hired us to decorate their second home in Mission Beach. The goal of this project was to decorate in such a way that accommodated the family for their uses, and also renters while they are away. In the quite streets of southern Studio city a new, cozy and sub bathed bungalow was designed and built by us. The white stucco with the blue entrance doors (blue will be a color that resonated throughout the project) work well with the modern sconce lights. Inside you will find larger than normal kitchen for an ADU due to the smart L-shape design with extra compact appliances. The roof is vaulted hip roof (4 different slopes rising to the center) with a nice decorative white beam cutting through the space. The bathroom boasts a large shower and a compact vanity unit. Everything that a guest or a renter will need in a simple yet well designed and decorated garage conversion.
