More than five years after Gallegos first looked at preliminary drawings and provided budgets for a private residence in Vail, Colorado, the project is complete and is a stunning representation of modern architecture and masonry craftsmanship. The owners desired their home to be appointed with hand selected, one-of-a-kind materials that would withstand the test of time. Meant to entertain guests as though they were at a five-star resort, the residence features a spa, massage rooms, glass pool and exquisite views of the Gore Range. The contractor asked Gallegos to provide pricing and expert guidance on material selections and installation methods for the stucco, exterior stone veneer, and interior marbles, granites, and exotic stones. Their work is prevalent in all rooms and decks of this stunning residence. The exterior stone veneer was sourced out of China, something Gallegos has done numerous times without issues. This time was different. About halfway through the exterior stone fabrication and installation, China closed the quarry, declaring that it was in a tourist region. This sent Gallegos scrambling, with forty percent of the exterior cladding installation complete and no budget to remove and replace the installed material. They were extremely lucky to find a similar material in Vietnam that was close enough in color and texture to blend in with the original material and not lose time. The interior stones and other exterior and interior materials were primarily sourced through suppliers in Italy. The natural marbles and granites were installed in either a vein match or a book match pattern.

We remodeled the kitchen of this lovely 1950's Tujunga home. We reconfigured the kitchen with the removal of a large chimney and wall, creating an open concept layout between the kitchen, dining room, and living room. From the foyer of the home, there is now an open view of the kitchen from the living room. We removed 745 sq. of old oakwood flooring and replaced it with brand new oakwood in the kitchen. As a method to add more space, we added 172 sq. to create a nook for space to install stacked laundry units. The kitchen measures 17'5" by 18'5" and the kitchen island measure 8'3" by 5". We installed a brand new set of white shaker cabinets, gray solid surface countertops, and a beautiful white marble countertop on the island. The kitchen island can seat five people, it has a built-in wine cooler, and beautiful modern fixtures that float above the island. We also installed a brand new stovetop, hood range, dishwasher, double sink bowl, and a 3-way light dimmer switch. For lighting upgrades, we installed 12 new recessed lighting cans and an under cabinet light strip.

Weathered and refined. Grey floors have become the hottest design trend, but not all greys are the same. For Nevis, we aim to provide a pattern that errs to the modern side, while still evoking some rustic elements. This isn’t outright reclaimed, but it’s just wild enough to not be monotone either. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. Here is a close-up photo of the new semi-custom DIY fire bowl that was made for the space. A bold blue glazed ceramic clay pot was chosen to fit the Spanish style architecture of the house. The pot was also chosen for its height that could fit a replacement tiki torch canister. Then, rocks were placed around and over the canister so that only the wick was showing. Built in 1955, the house had settled on the downhill side, making the floors slope almost 4” from the front to the back of the house. Using an innovative and inexpensive push-pile method, the foundation was reinforced and the house was jacked back up. It now sits solidly on bedrock and the floor is level to within a half-inch throughout. Inside, the original kitchen was worn and needed replacement. This presented an opportunity to remove the walls separating it from the living and dining area and create a wide-open great room with a peninsula counter for guests to gather and an almost continuous wall of windows to take in views of the hills, trees, and bay. Throughout the rest of the house, most finishes were restored, or replaced when necessary. Wood floors were refinished, and new cork flooring, a slightly less durable but much less expensive alternative to tile and similar materials, was used in all wet areas, with the added benefit of warmth and resiliency. The existing textured walls and ceilings were skim-coated smooth with plaster, dark beams painted white, and existing wood wall paneling in the living room was cleaned and color-matched where new pieces were required. All of the existing frameless, direct-glazed windows were replaced with double pane units, and a new floor-to-ceiling window on the south side of the living room provides a key source of natural light. In the bathrooms, existing tile and vanities were saved, and a strangely colored tub and sinks were re-glazed. Inspiration for a contemporary home design remodel in Charlotte

More than five years after Gallegos first looked at preliminary drawings and provided budgets for a private residence in Vail, Colorado, the project is complete and is a stunning representation of modern architecture and masonry craftsmanship. The owners desired their home to be appointed with hand selected, one-of-a-kind materials that would withstand the test of time. Meant to entertain guests as though they were at a five-star resort, the residence features a spa, massage rooms, glass pool and exquisite views of the Gore Range. The contractor asked Gallegos to provide pricing and expert guidance on material selections and installation methods for the stucco, exterior stone veneer, and interior marbles, granites, and exotic stones. Their work is prevalent in all rooms and decks of this stunning residence. The exterior stone veneer was sourced out of China, something Gallegos has done numerous times without issues. This time was different. About halfway through the exterior stone fabrication and installation, China closed the quarry, declaring that it was in a tourist region. This sent Gallegos scrambling, with forty percent of the exterior cladding installation complete and no budget to remove and replace the installed material. They were extremely lucky to find a similar material in Vietnam that was close enough in color and texture to blend in with the original material and not lose time. The interior stones and other exterior and interior materials were primarily sourced through suppliers in Italy. The natural marbles and granites were installed in either a vein match or a book match pattern.

This new 1,560 square foot, three bedroom, two bath residence replaces a Paradise, CA home destroyed in the 2018 Camp Fire. The owners wanted an attractive and modest house to live in while they built their dream home on an adjacent lot. The house will later be used as rental income and provide much needed housing in Paradise. The back of the house faces west towards an excellent view of a stand of oaks that survived the fire. The large rear porch roof provides protection from unwanted glare and the setting summer sun, so the house does not overheat in the summer. The porch also extends the living space and provides excellent year round indoor/outdoor living. It is open framed with rafters so there is an expansive view to the forest and ample diffused daylight throughout the year. It also protects the home from prevailing weather patterns. The open floor plan provides an outstanding space for entertaining guests with large windows bringing in the outdoors. Even though the house is built on a sloped lot it is fully barrier free and employs universal design principles throughout including a curbless shower in the Primary Bath. Several energy efficient materials and methods were used while staying within a modest construction budget. The roof uses a 12” energy heel to allow a consistent insulation blanket in the attic and blown-in blanket (BIB) insulation was used in the walls to provide an R-23 wall assembly, much better than code requirement and better than standard construction. A cool roof, foil backed roof sheathing, heat pump HVAC system, heat pump water heater, and a whole house fan round out the energy efficiency measures of this house.

This "before" picture shows the small deck/patio with a composite decking that was rotting due to improper installation methods. The customer wanted to replace the deteriorating decking with new Trex decking, and to install new railings with gates on the entry. They also wanted to expand their outdoor area with a screened gazebo that was connected to this deck by a walkway. In addition, they had just had the planter constructed for them a few months earlier and asked if we could work around it. We were happy to do so!
