Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.

The design build team selected Clopay Canyon Ridge Collection Limited Edition Series insulated faux wood carriage house garage doors with built-in WindCode reinforcement for the home’s two-car attached garage. The cladding looks like real wood, but it won’t rot, warp or crack, which is an important benefit for exterior products installed in a damp, four-season coastal environment. This project was quite involved (and lots of fun). We poured an 8" thick concrete wall; filled in the patio area with 50 tons of gravel; poured a cap in a dark gray integral color, and stamped it with seashell impressions. Then we filled in the patio and step areas with Clay Red integral colored concrete stamped in the Roman Slate pattern, and cut it decoratively into 5' squares. We finished things off by overlaying the wall with a stamped modified mortar to replicate stacked stone.

This 1928 Maple Ridge home’s two bathrooms were eighty-three years old when The Buckingham Group was contracted to provide design-build services for their renovation. From a design perspective we were faced with two major constraints, preservation of two custom stained glass windows and the architectural restraints of not being able to relocate existing windows and doors. The Owner’s expectations were; that they retain the period feel of the home while simultaneously providing modern day amenities. Once all elements of the existing bathrooms were removed the infrastructure was completely rebuilt. The layout of the larger bathroom was totally recast by incorporating an existing closet and hall into its floor space enabling a large walk in shower to be added. Custom cabinets, that replicated the original cabinets of the home, were provided adding much needed storage. Custom hexagonal marble floor tiles were installed on the floors and carefully coordinated with custom marble baseboards and shower casing. The floors, granite benches and the shower floor and bench are heated for added comfort. Each bathroom is outfitted with its own Instant Hot water heater for added convenience.

This project is more than meets the eye! In a gorgeous neighborhood in Del Mar, San Diego, California, This unique small custom wine cellar truly acts as a showstopper. Originally within this house, the door which now faces outward used to be around the corner in a small hallway, virtually eliminating any visibility into this contemporary walk in custom wine cellar. Upon seeing the location of this space within the house, Gene Walder and the knowledgeable team at Vintage Cellars knew that to really take advantage of the room provided, (which is actually below the stairs), they needed to get rid of the original door and add a brand new one facing the main living space. Just a small feat in a series of unique custom features within this cellar! Here at Vintage Cellars, before any design takes shape, it is vital to understand what the clients wants and needs are based on their growing collection of wine. With a good idea of bottle sizes, shapes (some pinot noir bottles, for example have a wider bottom than a typical cabernet sauvignon bottle) and unique features desired, the team of wine cellar designers and wine cellar builders at Vintage Cellars are able to create a very special and desirable wine cellar for each client. The owners of this beautiful home collaborated heavily with the Vintage Cellars team in the design process of this rustic custom wine cellar - something that we aim to do with every project. The homeowners wanted to showcase some of their favorite Magnum sized bottles in a high reveal horizontal display row, directly on top of another area highlighting the best 750 ml's in their collection. Family room media cabinet with over 35 drawers and shelves for storage. The decorative columns on either side of the TV pull out to reveal hidden drawers which conceal secret gun racks. The drawers have custom made locks which are also hidden. The cabinet was designed specifically for this space to fit wall-to-wall and floor to ceiling. Speakers for the surround sound system are hidden behind doors with acoustically transparent cloth. The dimensions are 15’ wide, 8’ high with varying depths. It has a white lacquer finish with natural cherry countertop. The entire cabinet was designed and fabricated in the in-house cabinet shop of Media Rooms Inc. The flat panel TV and surround sound system was also installed by Media Rooms.
